    I, the seller, have submitted Counter #7. My listing agent told me in his 36 years of realtor career, this broke the record for him. I'm proud!

    What's the biggest number of counters have you ever experienced or witnessed first hand? Let's ignore the rumors. What are their reasons?

    In our case, the buyer is emboldened by the market crash and lowered the low ball offer, but I am not desperate to sell; hence the seesaw.

    What to do when buyer wants to back out of a purchase?

    Hi all,

    I am working with buyers that suddenly asked to terminate a purchase contract bc the financial burden was too much, wanted to stop the process all together. 2 days before inspection. I know them personally and they have a wishy washy history, so more pissed than shocked. But we have been looking for months, loan process, expectations squared away.

    Notice and release signed and sent to listing agent hours later. Next afternoon they say it was bc they got into an argument over $ and impulsively backed out. Now want back in.

    I think I rushed and should have given them a day to think about it. I was quick to accept the reasoning bc they are maxing out budget so it was understandable.

    What would you have done? Do you have a process of digging deeper as to why people want to back out?

    If you are showing a tenanted property as a buyer agent for a property that is not your listing/brokerages listing and the tenants dog bites you who is liable?

    Listing sites and marketing

    To start this off, I am a contractor who does exterior home cleaning and small renovations. I come to this corner of reddit seeking some advice from you all on best practices and would love some feedback on 2 ideas I have.

    My first idea was to find homes in my area that have been on the market for over 45 days and to contact the seller/agent and see if they're interested in having the exterior cleaned. Some listing sites like Zillow and Realtors have this ability to look up older listings but Trulia and others dont.

    My question is,

    1. Do all listings go through Zillow so I can just use that, or is there any other sites I should perform this search on?
    2. How common is it to give new homeowners a 'welcome to the neighborhood' packet with coupons and stuff? I was thinking of asking to have my company included in this folder if this is a common practice?
    3. Is the best way to pitch my services, is to set up a time to come in during a monthly staff meeting and physically give a quick presentation rather than the cold email/cold-call...or just show up at an office?

    I greatly appreciate any advice or feedback you can provide as the services I offer are top-notch and really can help improve the appearance of the home. I mainly just want to connect with you guys in the best way possible for everyone involved.

    Original offer vs. Requests after inspection results- question for realtors

    Saw a home and loved it, sellers had a "to-do" list the agent provided as a visual. Signed written offer then at inspection, inspector pointed out some items from the "to-do" list, I realized at this point that these items weren't in writing & signed by sellers in the purchase agreement, asked agent if this could happen. He provided an addendum to purchase agreement, which I signed but now waiting on the sellers.

    If this annoys the sellers, can our original purchase agreement still stand?

    Reputable Marketing Company out there?

    I've been an agent for 4 years and have been struggling most of that time. I'm seriously considering going back to corporate America for the steady paycheck. I love working with (reasonable) clients but I'm more introverted and have a very small sphere. Although I do it, it's very difficult for me to cold call and door knock and I'm not very successful at it. I have picked up a few clients at open houses but inventory sells so quickly in my market open houses are tough to get. I'm going to make one last ditch effort. Is there a reputable marketing company that will do google ads and facebook ads for me? With drip campaigns? Any other ideas? I tried one guy for Facebook ads. He was from a different part of the country so the ads didn't work. I learned an expensive lesson. I sincerely appreciate the help!
