I'm looking to make the switch over to a well know brokerage. I contacted a local KW branch, their initial fee is $400. Is this common? Any other brokerages I should look into? Buyers want unrealistic amount of credit after inspection? Posted: 29 Jul 2020 08:51 PM PDT I have a home that is around 16 years old, in very good condition in a very desirable area (sellers market for sure). We accepted list price and negotiated half of the closing costs (buyer asked us to pay all of them). Cut to inspection, very minor things arose. The inspector for some reason noted that our HVAC is too small for our home (it is the original system for our home and works perfectly) and their realtor had a contractor come out to give quotes on all of these repairs. Well he came up with 13k. And the buyers are asking for a 13k credit. My husband and I are baffled that they would be this bold. We're wondering if it is because the buyers agent caught wind from our realtor out of state that we are moving and she's trying to take advantage. They want a Brand new HVAC installed which pisses me off to no end. We countered with 3500 credit for any repairs and I'm even annoyed we did that now. Haven't heard back from the realtor and I'm just ready to walk away from these people. When we bought our home the only thing that was noted was that our water heater may not support our home (valid, the owners before us installed it) so we got a 1500 credit. I'm super curious to see if the buyers are willing to walk away at this point and secretly hoping they do. What would you think in this situation? Are they taking advantage? [link] [comments] |
Taking ownership of Grandparents home Posted: 30 Jul 2020 11:27 AM PDT Once my grandfather passed away, the home (that he and I were both raised in) will go to a trust split amongst 4 daughters. None of them have any desire to keep the house. It's in a running down area and they have no emotional ties to it unlike I do. It sits on 12 acres with a creek in the back and feels like a genuine part of my heart and who I am. Anyways, what steps would go in to taking possession as a granddaughter if they would agree to work with me and allow me to have it? Does the total of the house get split four ways? What if the house is completely paid off? Any insight is helpful as I'm having a deep internal struggle on this "decision". [link] [comments] |
What to look for in a sponsoring broker/real estate group, etc.? Posted: 29 Jul 2020 08:30 PM PDT First of all, please forgive me if I'm not using all of the correct terminology--I'm still studying for the final of this course. I'm working toward taking the licensing exam to become a leasing agent (Illinois, specifically) and I was wondering what you would recommend looking for in a sponsoring broker/real estate group as well as any tips for the interview process. I've been researching various businesses in my free time, but I realized that no part of the course really covered this aspect. As far as I know, in Illinois leasing agents are only legally allowed to involve themselves in residential real estate. I spent a small bit of time as a client of an apartment-finder service a number of months ago and, that being my only experience with real estate up to this point, I'm not totally versed in how leasing agents function with a firm, either (everything I've read and of which I've heard has led me to believe they work like that apartment-finding service did--matching clients with apartments, showing them, etc.--which is what first peaked my interest). I'd also love to know the benefits/downsides of working with smaller or larger firms and any advice or further information would be so appreciated! [link] [comments] |

MLS vs Property Records on sale price Posted: 29 Jul 2020 11:59 PM PDT which one is more accurate? There was a new construction home sold. The mls has it sold for 30k less than propert records are showing. Looking at it to compare the same model house. 274k vs 297k. The deed in the records seems to be in line with the property records. Also i am wondering for Florida how accurate the estimated monthly payments are? Seems like no good way to figu it out ahea of time with insuranc and taxes. thanks [link] [comments] |

Been using my online course Real Estate Express practice exams for state and national tests. I also bought a subscription to PrepAgent for their National exam practice tests. I am learning a lot from these practice tests and my scores have gradually gotten a bit better. But other than these practice tests I still have a gut feeling that I'm unprepared. Buyer etiquette question - realtor vs. realtor Posted: 29 Jul 2020 06:47 PM PDT So my dad's interested in buying a house. He hasn't signed an exclusivity agreement with his current realtor as she helped us sell our house in 2013, and he told her then that she would be the person to get him to buy his next house. She's great, love her, but she hasn't been as responsive as he'd like which has resulted in him missing out on some houses he was interested in. Fast forward to a few days ago, I ask my husband to get in contact with his friend who's a realtor to go see a house that I thought would be a great opportunity for my dad. She gets back to us that day, gets us a viewing for that evening. I get my dad to go and he loves the house, immediately saying he needs to put down an offer. Of course it's more complicated than that, but his current dilemma is which realtor to go with. I understand his realtor has been with us for a long time, but I don't feel comfortable with him going with her because she didn't put in the effort to see the house, and hasnt been super responsive. I feel like the person who shows the house should get the sale. Is this something that's come up before? [link] [comments] |
Best way to go about buying land with my sisters? Posted: 29 Jul 2020 07:50 PM PDT Me and my two sisters want to live rurally and be neighbors. We have been looking for land or country homes with land for a few years now. Is it best to buy land together (property share loan) then split the land into lots vs. have one of us buy the property then split it up and sell to the other sisters? Question about sales price increase Posted: 29 Jul 2020 01:10 PM PDT Not a realtor but have seen the following happen twice now in our neighborhood (currently hot market). A flipper comes purchase a house, fixes it up and puts it on the market just prior to the weekend. The weekend sees a lot of traffic at the house and I am assuming gets some bids for the house. On Tuesday, increases the sale price of the house by 20K. He lists the house with a pay per day listing company. Just doesn't seem ethical to me to list the sales price and wait until bids come in to see competitive they are and then increase the sales price. I have seen this flipper do it twice already in our neighborhood. It also hurts the buyers because then the county can adjust the tax value based on the new amount. Just doesn't seem ethical to me. Posted: 29 Jul 2020 05:04 PM PDT A week ago, a seller called me, asking me if he could switch agents from his current agent to me. I of course took the opportunity and this agent paid for professional photographs that I currently am re-using for my listing. I know this is "dirty". but what would the law on this be? I will be calling my MLS tomorrow to make sure, because I'm fairly sure photos just become property of the MLS after uploading, but I'm a new agent. My broker tells me to keep them until we call BrightMLS tomorrow to make absolutely sure we cannot keep them. [link] [comments] |
