    How do y’all cope with losing major deals?

    Been at it for about a year and a half, most deals I can live with if they fall through. But last year I had the biggest deal of my career ($1.8 million) fall through-my client moved back to his home country because of covid.

    I just relived that pain tonight-my client lost their job, and with it their $1.2 million of buying power, and with it my second largest deal of my career.

    As a result, I'm sad and depressed and sad. Wanted to know how others deal with it

    Brokerage photo of me copyrighted?

    I'm leaving my brokerage and opening my own - is it ok to use the picture of me that's currently on their website after it's been removed? They paid a professional to take the photo, but there's no visible branding or anything that would link the photo to them once it's on my separate site.

    Any advice or experience with this would be super helpful!

    Door Knocking Safety

    Just curious what precautions I should be taking when door knocking.. I'm not a realtor yet, just working on my courses. But as a woman, and with how hostile people seem to be in the current climate, I'm a bit intimidated about door knocking. Totally okay with meeting new people, being rejected, having doors slammed in my face - just worried about safety. Should I be taking pepper spray with me? I literally have no clue...

    EDIT: thank you all so much for the quick feedback! Just wanted to clarify a few things about my situation. I live in a suburban/rural area that is very anti-mask, anti-vaccine, etc. which is personally frustrating for me because I'm very pro mask, pro vaccine, and have been extremely cautious during the pandemic. But when I go to certain grocery stores, I would say about half of the people shopping/working there are not masked.

    Also, if anyone had ideas of what I should be doing in lieu of door knocking, I would be so grateful. I'm a little at a loss because all the advice I've gotten has been "if you're not out there door knocking, you have no excuse to be mad about not getting business" That being said, I'm willing to try anything! 🙂

    I plan on getting started in June (fully vaccinated by then, fingers crossed)

    Looking for resources to find information about Real Estate Brokerage firms.

    I just passed my New York State salesperson exam. And am looking for a Real Estate salesperson position.

    I am looking at job boards, and all the firms claim they are doing a lot of deals. How can I get some objective information about the brokerage firms?

    Does anybody have experience with headshots on hanging sign panel?

    New Realtor here. I'm getting ready to order my sign panels and I've been seeing some offered by Deesign that allow you to have your headshot on the panel. Does anybody have experience with this. I'm kind of worried about the photo fading or just looking weird. It seems like a cool way to be more recognizable but what do you think? I'll also take any sign tips in general as well. Thanks!

    how would you approach contractors?

    I feel like a lot of contractors are too busy to take time out of their day to even talk to an agent, let alone an agent that is new and isn't as experienced. how does one go up to a contractor and introduce themself and try to get business ? what's a good way to get their attention?

    Advice for licensing exam

    I've just finished my 90 hour course, and now need to get ready for the state/federal exam. I have no idea how to do this since I didn't find the course very helpful with helping me legitimately understanding the concepts, it really just set me up to pass the quizzes and nothing more. Does anyone have any good recommendations for study materials/programs? I never know what to trust when doing research on google because it all seems like a scam so I need some people who have actually been through it to help me out haha. Plus every agency in my town that has study sessions is practically an MLM trying to get you in their trap if you know what I'm talking about.

    Realtor to PM?

    I am a realtor for only about 1 year and 1 month. Sold about 5 houses my first year. Not all the houses were super expensive, some were 19K others were 125K and the biggest one was 300K. I have since moved to a big city and am trying to get some deals doing rentals, but so far no luck. I think maybe it is time to give the property manager a try and do real estate sales on the side? Has anyone done this in the past?

    I would love to hear your advice.

    Real estate reciprocity?

    I'm currently about to get my real estate license and also am moving to Washington state this May. I've had mixed answers regarding Washington states reciprocity laws but I contacted the office of licensing and they gave me an indirect answer. Does anyone here have any idea who I can contact? Can I get real estate license reciprocity in Washington state?

    Can you hire a contract to close person in New York?

    I live and sell in the city but I used to sell in Nashville. There, we could hire a contract to close person to do all the paperwork once we got a signed contract. It was awesome because you could pay $400 and just move onto the next client. Can you do that in NYC? When you have a 400 page board package looking at you, it sure would be nice to just pay someone to do this for me. I'd rather move on to the next client but I can't afford a full-time employee. Any ideas?

    Real estate opportunities in certain cities?

    I'm moving to Spokane Washington next May and am about to get my real estate license this month. I know that the larger the city the more opportunity, and in effect more competition. I'd like some insight if a smaller city is a good place to begin being a real estate agent, what can I look for? Does anyone have any experience in Spokane?
