    Heya! Realtor here. Just a quick question.

    A customer wants to see a listing here listed with another brokerage. Long and short, my current broker formerly worked for the brokerage in question many years ago before they opted to leave due to concerns about integrity.

    The brokerage has rejected all our showing requests on this property with the note "your brokerage is excluded from showing this property." As a note, I believe the property is owned by one of their family members/themselves.

    Is this potentially wrong in any way? It seems like it could border on anticompetitive practice. More or less just curious what yall think!

    So Something I Learned Today

    Apparently, thanks to me seeing a Keller Williams article on here from months ago, my Uncle (very popular realtor) was accused of sexual harassment big big time. So if anyone here was a victim, just know that I truly regret his actions, and I hope you get proper Justice for this cruelty of power he displayed. Much love to Maryland.

    How did you find your go to title company and lender?

    How did you contact them in the first place? Did you just call title companies/lenders that have good ratings and tell them that you are a real estate agent and looking for a go to lender/title company?

    What happens if paperwork is not finalized by the possession date?

    I am purchasing a house and the condition removal and possession date are close together and approaching. The appraiser wanted to appraise it yesterday but couldn't due to the sellers schedule. It now won't be done till next Tuesday due to the long weekend. I am worried that although the conditions will be removed on time, that by the time my mortgage is finalized and the lawyer completes the paperwork and land titles that the possession date may be passed.

    Can I use other agents’ listings for FB ads?

    Hi friends. I keep hearing how great FB ads are for lead gen and I'd like to give it a try. However, I'm a newer agent so I don't have my own listings to advertise. Does anyone know if I'm allowed to make an ad that says something like "best open houses to check out this weekend" that then links to a landing page with other agents' listings? I'm not directly advertising someone else's listings and passing it off as my own, so I feel like it's a grey area.

    Ps my brokerage is as low tech as they come so while I could ask my managing broker, I feel like they'd just give me a blank stare and tell me to go cold call.

    Working with builders

    I work in an area that is growing by leaps and bounds with new construction. How do you go about getting connected with a builder to be the agent for their new homes/subdivision? I have a lot of background in construction and think this would be a good area for me to get into.

    Switching careers from Social Work to Real Estate

    Hey all!

    Just found this sub and hope it's okay to ask, but recently I've been contemplating a change of career.

    Currently have about 7 years experience as a Social Worker and suffered some major burnout and issues at work that are making me consider a change.

    Just wondering if anyone here has experience moving from the Social Work/Community Services sector into real estate and can maybe share some insight? What it was like, what the challenges were, etc.

    I think my experience in Community Services, particular my ability to engage with people would be a useful transferable skill I would be able to use.

    A Question About Realtor-Business Partnerships

    Hi everyone! I am not selling anything here, I would just love your opinions/advice on something.

    Do realtors ever partner with local services or business to offer perks to their clients in exchange for a referral fee of some sort? Do these sort of partnerships exist? I have never bought a house or dealt directly with a realtor, so I have no clue.

    I'm interested in partnering with local realtors for my small poop scooping business. Something along the lines of offering new home owners (who also have a pet) a month of our service (to make their move in easier) and if they continue with the service after the month, we would kick back like $20 to the referring realtor. Or having realtors give me a call when they get a disgusting foreclosure that let their backyard go to shit.

    If these partnerships do exist, do you have any best practices or tips for how I could go about forming them? Thanks in advance!

    ELI5: Why Are Many Studio Apartments "Almost" a 1BR? Why Don't They Just Add the Extra Wall?

    I've seen a lot of studio apartment floorplans where it's very close to being a true 1-bedroom. There's either a very well-defined bedroom that has walls on three sides, or even an "80%-tall" wall that goes almost all the way to the ceiling, making it really feel like a 1BR.

    Are there tax benefits or zoning requirements that make studios advantageous to build, instead of real 1BRs? Or is it just worth saving a tiny bit of money by not building that last wall and door?

    Which online school should I use for Washington state?

    I am ready to begin my online courses to become a real estate agent in Washington state. I have a distant relative that was an agent and recommended Rockwell Institute and I was wondering if that is a reputable place or should I go with something simple like Real Estate Express? Should I go to classes in person instead even though I work full time? I am looking for a good direction to head and google searches are only taking me so far. Any thoughts?

    Dave Ramsey ELP

    Has anyone signed up for this and can confirm whether or not it is a good investment for your business? How solid are the leads? There seems to be a lot of hoops to jump through just to join, and on top of that the fees and start up seem pretty high...Just looking for any other lead source than zillow.

    Agent without MLS

    Hey all, curious if other people have experience as an agent with a brokerage that doesn't have MLS access. I have done 5 buy and 5 rent transactions in the last year but selling agents are always annoyed because I can't setup showings with ShowingTime. I'd pay for MLS access but it's 1k+ per year and doesn't seem to add much value to me.

    Does anyone else do a good amount of transactions per year without the MLS? Any tips for how to make the process easier?

    PA testing

    There is soooooooooo much stuff within the course im taking and a lot of it seems like "fluff" im understanding most topics well but the course is taking me FOREVER. Do i have to go slide by slide? or should i write the importants, start to skim and buck up on studies for the test? what is important on the PA exam? any help is appreciated :)
