The classes don't seem too pricey, but as I've read here you need to have some money saved up for things. What kinds of expenses are there to consider? When I was much younger and livelier I was an assistant with a license. The plan was to build up a clientele and eventually break off on my own. Unfortunately the 2008 housing market crashed and burned in my area, so I found a different job and then found myself pregnant. I'm getting back out there now, but with 3 kids and a partner who works all the time, I'm finding myself stretched to the max. Daily schedule consists of getting kids off to school or online learning, then answering emails, showings, inspections, leads, blogs, all little things that I really truly love. I keep telling myself that I'm just going to turn my phone off for the afternoon or evening and relax, but I can't seem to quit working. It's always in the back of my head of what needs to get done next. So how do you all do it? How do you manage your time and your every day life/household/chores without getting burnt out? Is it possible to compartmentalize your work and personal life while in this field? [link] [comments] |

| Can you use your first and middle name as a real estate agent? Posted: 24 Feb 2021 06:56 AM PST If you create and LLC and issue yourself a DBA that is your first and middle name, can you use that rather than your first and last name when marketing yourself? Between quarterly and annual fees, I've lost money as I've only sold one home.... I'm about to lose my mind as I know my state is one of the best for real estate right now and I just don't know what I'm doing wrong. However, it's a high intensity sales job that my clients (I'm sure/know) judge me for my age. Even though I feel like I look older than my age I just don't think it's worth it to commit full time as I'm graduating college in a few months here. I know I'm not leaving the real estate industry anytime soon as I'm planning on "househacking" and investment 2-4plex in the next 2 years, and (hopefully) rapidly expanding afterwards. In my 8 months of working mostly part time I've had a ton of serious clients and sold 1 home. However, I just have a gut feeling some of my clients who "loved me" and I got along with really well ghosted me completely due to my age and then later realizing I must be new to the industry. Thinking of grabbing a $40-50k 9-5 for a few years, build up equity in RE properties and try round 2 if I hate the corporate life like I think I will? [link] [comments] |

| Opinions on virtual tours for real estate properties Posted: 23 Feb 2021 01:23 PM PST Hi everyone, I have a few properties that I am trying to get leased, and I was wondering how important are virtual tours for online marketing purposes. In particular, I was wondering if investing in these virtual tours will actually be worth the money. Should I get my own 360 degree camera and create the tours myself? If not, how much should I be paying a company to make the tours for me? (ex: cost per square feet). I've already looked at a couple of web services that can host the tour online for me. | My phone number keeps getting attached to properties that I don't own. Posted: 23 Feb 2021 02:04 PM PST Hi, hoping that someone in this sub can help explain what's going on. My personal cell phone number keeps getting attached to properties that I don't own. This happens about every 2-6 weeks. I will get calls from realtors in a specific region looking for the owner of the property at "address". Several calls a day when whatever listing goes up. The calls die down after about a week. Then a few weeks later it's a different property in a different market. My number has been attached to properties all across the country. Right now calls are coming from the Charlotte NC area. I have never been able to get any of these callers to tell me why these listings have my contact information. I'm at the point now where I either ignore the call or tell them "wrong number" if I do answer. Is someone using my personal information for some kind of scam? Is there some kind of national registry I can reach out to to block the use of my contact information? This has been going on for quite a while now. Thanks for any advice or guidance! | Local Listing Lists 5 Bedrooms When 5th Bedroom is Illegal - Would Like Opinions Posted: 23 Feb 2021 12:59 PM PST Howdy fellow agents! I was hoping to get a few opinions here. I sell a lot of homes in my neighborhood and recently a home listed (not by me) and it's being called a 5 bedroom house when it is definitely a 4 bedroom house with a room in the basement that could be used a 5th bedroom but not legally called so (ie it doesn't have a window which our local code requires). I know this with certainty because I interviewed for the listing and was not chosen as the realtor. I am definitely not salty about this but I am concerned if the listing agent doesn't update this in our MLS then for comp purposes this will cause inaccuracies when I list future homes for the next several months.
