Looking at 2b/2b and have been looking in the 5-600k range. Posted: 28 Mar 2020 09:17 PM PDT I am in the process of a cashout refi. They want me to pay a quarter point to extend the rate lock, appraisal is not yet done and will need an in house appraisal. The cashout will help weather this and I can keep afloat and should my tenant skip payments, I can handle that was well or a job loss for a few months. my emergency wont cover me past a few months. The question is - could they be stringing me along ? I was told they want me to pay a quarter point to extend rate lock for 15 days and then they can ask for delaying again ? This might not be a fannie freddie lender. Does that matter ? [link] [comments] |

I have been looking to invest in my first rental for some time now, and with the recent stock market drop it made me realize just how much more important cash flow is than appreciation. Being said, what markets are you guys investing in for cash flow? I was leaning towards Cleveland, but really believe I want to focus on a market in the sunbelt. Understanding Mortgage Forbearance and/or Deferment Affect on Credit Posted: 28 Mar 2020 06:35 AM PDT This is in light of the C19 disaster help that some banks are offering: Could any REI folks that have or have had a day job on the mortgage lending side provide guidance on any effects (short or long term) that mortgage forbearance has on credit? When reading about what my bank and other banks are offering they are calling it 'deferment' on their websites but when you speak with them directly it is technically a forbearance. How does forbearance affect someone's ability to get mortgages in the future assuming one comes out of the forbearance and continues paying the mortgage as agreed? This would be for SFH or 2-4 unit conventional mortgage type properties. Is sucking up any short-term financial squeeze from lack of rent better than requesting forbearance if forbearance will make an investor appear like a bad credit risk on future mortgage applications? (Edit) Additional question thanks to a commenter: What is the actual process at the end of the 3-6 month forbearance? Does the loan have to go through a formal modification (and how onerous is that process) or can the bank easily just tack the payments at the end of the loan? We're okay right now but really feeling out all possible options and worst case scenarios. [link] [comments] |

Considering a flip, need some advice! Posted: 28 Mar 2020 01:36 PM PDT My wife and I are considering the purchase of a currently condemned home in our town. The list price is $25k. Our estimates are around $50k for rehab, with a final resale value of $170k. We can come up with the $25k to buy it outright, but we would need to obtain a rehab loan. We're just unsure if that's the best way to handle it. Nor do we know the process of getting a rehab loan for an investment property. Any advice? [link] [comments] |
How to account for increasing equity in return calculations? Posted: 28 Mar 2020 06:51 AM PDT So I understand the calculation of cash on cash return in terms of net yearly cash flow divided by down payment plus closing costs, but shouldn't you factor in your increasing equity in the property as an additional source of return?
