    Have spoken to a couple of teams so far. I liked almost everything about the last one I spoke to except that if you join as a buyer's agent, they do not want you to list property. Instead, you must refer those clients to a listing agent and you'll receive a 25% referral fee.

    I could see this causing issues with clients who really only want to work with me.

    Anyone ever have experience with this?

    Redfin Associate Agent

    Hi guys,

    I'm currently looking for a career change and have been considering real estate. I've always been nervous to make the plunge because of the thought of having little to no income for the first year or two and not a ton of connections which I know is a big source of early business for new realtors, but recently came across the role of associate agent for redfin where you are paid per event and get to do the most enjoyable parts of real estate without having to cold-call, market, close deals, negotiate etc.

    I currently live in the Kansas City area which does have openings for associate agents, but the threads I have read on here and videos on youtube I've seen of people who have been most successful (making $1000+ a week) have been in bigger and faster growing metro areas like Austin, San Diego, Denver and Phoenix. Can anyone who works as an associate agent in a smaller to mid-size city tell me how busy they stay if they are open to work almost every day and if I were to do it full-time what might my expectations be? I'm also not opposed to moving to a new city, in particular phoenix because I have family and friends there, as well as Lincoln, NE (smaller than KC but growing faster, lower crime rate, close to me, and I have family there as well plus I assume the traffic would be much less than in the other cities and since driving is a big part of this job that appeals to me).

    I like the idea of having a flexible schedule but being paid pretty fairly when I do work, and perhaps being a stepping stone into real estate, or perhaps just a fun side-gig on the weekends (also considering going back to school online for CS, have a previous bachelors in an unrelated field). But anyways, don't want to go into too much detail but my main question is if you think someone doing this in a smaller to mid size city can get as much work as the bigger markets? Thanks for any advice!

    New Construction - Substantially Complete Question

    Buyers have had trouble getting appliances delivered/installed. Told other agent, they're going to cancel order with this big box store and get them locally instead. But, they won't be delivered/installed until end of May. Other agent says, "Great. That actually works better with our time frame. We'll plan on the final walk through next week."

    Then we notice that the builder put on the standard thick back splash which buyer opted out of. I let the agent know and she arranges for it to be removed.

    It gets removed, but now there's about a .5 inch to .75 inch between wall and countertop. While I'm speaking to the husband, the wife takes a photo with fingers between gap and sends it to the sellers agent and says "There's a big gap now due to the back splash being removed. We may need new countertops."

    Sellers agent, understandably does not like the fact that my buyers bypassed me and spoke with her directly (and did so without my knowledge.) Sellers agent then calls me saying how rude my buyers are and that we should go our separate ways because "they'll never be happy."

    Then she tells me the home is officially substantially complete and we have 10 days to close if they want to move forward. (Still no appliances, so can't get the final done.) Anything after 10 days, buyers will pay $100 per day until closing.

    My question is, can the townhome be substantially complete when they still don't have the garage door? The day before, she literally told us appliance delivery at a later date worked better for them too. But because of the countertop situation the next day, she got upset and gave the substantial completion notice.

    Anyone else having issues with Loopnet?

    Got a commercial client and I'm trying to search properties on loopnet, but when I run the search the site just freezes. I thought it was my internet, but literally every other site opens and runs just fine when I pull them up. Just wondering if anyone else is experiencing this, or if you have recs for other commercial sites.

    Builder cancelling contract, legal recourse for buyer?

    Back in February my buyer went under contract with a home developer that is building a one Street subdivision with 28-30 other homes. The price was a steal but it's mostly because there are no comparable homes in the surrounding area (there are a couple of mobile home communities all around this street.) The homes were to be completed in September.

    They just notified us today that their title company discovered an existing recorded access easement that runs through the subject property and grants access through the subject property to the adjacent property owner to the southeast of the subject property. They've stated that this easement prevents them from developing the land as envisioned and they want us to submit a cancellation form.

    The Realtor representing the builder said they're going to redesign the development and still plan to build and they will contact all the buyers that already signed a contract and give them an opportunity to purchase. I asked if they would be the same price and he didn't know.

    The market has gone crazy since these homes were listed for sale. They could more than likely go for $40-50,000 more if they listed today. Maybe I'm biased knowing this but it feels like a win-win for the builder. Shouldn't the land have already been surveyed before they tried to sell lots? Is there any legal recourse for my buyer to purchase at the original agreed upon price?

    Edited to add: This is a new builder to the area, they're not established here and they're using a local agent to facilitate everything. They didn't want us to use a new construction contract when we submitted the offer and asked us to use a standard Purchase and Sale Agreement.

    I was hired as a Director of Operations for a team a few months ago. I came with no real estate experience, and jobs that offered multiple weeks of training - basically just an entirely different environment, which I knew it would be and wanted.

    Since I started, I've learned multiple CRMs (the team was in the process of switching when I started but I didn't know it, I was responsible for learning the new one and training the team on it, understandably), a document signing program to transition the team to, and switched brokerages (which brought another CRM and the document signing platform the team was already using that I now need to learn) where my TLs new position is to focus is now on building up the office and new offices, not the team.

    There's not really been any guidance or training on anything; I've had to figure out what I think I should know, and where to go to learn it. I'm starting to feel extreme guilt for not knowing what I'm doing, or should be doing. I know I should talk to my team leader about this, but I'm also starting to feel ashamed I haven't figured anything that really pertains to real estate out since I started. There's only one agent on the team (other than the TL) that sells full time, but from discussions I've had with my TL they're not who I should be going to for advice, and the TC has been very cold to me since I started. Everyone else has full time jobs so I never see them.

    I've tried Googling and searching on YouTube for answers, and I know this is a fairly broad position, but I just can't seem to figure out the purpose of my role.

    Had a realtor thieve a client that I had an agreement with.

    I had this client, wrote one offer for them. We lost to multiple. Before writing the offer they signed an agency agreement.

    3 days later they call me wanting to drop the agency agreement, they're no longer moving to my state. I tell them it will just disappear on its own with time, they insisted they don't want to be tied to anything. Seems fishy but under the advise of my broker I gave into their request.

    Funny thing is, i set them up with a lender who happens to be a good friend. Lender told me yesterday they're still looking and are about to write an offer.

    My suspicion is, because the husband contacted me, the wife got mad that the husband didn't realize her seat buddy in middle school choir is now a realtor and they should use her.

    Do I have any recourse? Or because I gave up our agreement in writing, it's just my loss?

    Taking the Real Estate Exam Tomorrow in WA

    I'm taking my exam tomorrow, and I'm nervous. I hoping it's not like when I was in college and I would study for an exam but then take the test to find out that everything I studied were not topics covered on the exam 🤷🏽‍♀️

    Social Media Courses

    Hi Guys,

    I'm an agent in Melbourne Australia currently writing around $380,000 - $400,000 GCI a year and wanting to step it up. I've been floundering around with Social Media and want to invest in getting good at it.

    While Ryan has a big brand and that's nice I feel Mike's seems to be a larger course. I sat through a 90 minute sales pitch with Mikes course which had a chat system that was 361 bots and me which was SUPER discouraging. It started out as an interesting experience then turned into frustration very quickly. I was wondering if anyone has actually done the course and sees value in it or if it's just a well oiled scam.

    If anyone has any other social media courses they'd recommend I'd love to know!

    What tax strategy can one use to avoid taxes on a 1099 commission if you are buying investment property for yourself to rent out. Can one somehow deduct it off the sales sales price in the contract.

    If so, do you do it in an amendment or how do you word it in a contract.

    Today I had about ten random guys try to friend and message me on Facebook. When I asked them if they were interested in renting, selling, or purchasing real estate in my neighborhood, they got pushy about being friends or asking for pics.

    For context, I am on the wrong side of 30, my photos are limited to my head shot and local points of interest, and my posts are all professional.

    Any one else running into this? Any wanker avoidance strategies?
