| COVID Related New Construction Purchase / Sale of current home (May closing, Dallas/Fort Worth) Posted: 28 Mar 2020 06:04 PM PDT Greetings all, I am supposed to close on a home in the Dallas/Fort Worth area mid-May. I have $20k earnest money down, sale is NOT contingent on me selling my current home. I signed the contract back in November for a $775k home. I realize that COVID will likely drop home prices based on demand and economic pressures. I also believe that my home, which I could have sold for $475k+ prior to the downturn, will likely lose 10-20% of that value. Short of breaking the contract, is there an opportunity to either ask for mortgage payments to be made on my behalf, a reduction of purchase price, or other potential ways for me not to lose my shirt on this sale? Ultimately I like the house, but if the $775k home is available 6 months from now for $700k, taking that 20k earnest money hit won't hurt nearly as much. [link] [comments] |

| Posted: 28 Mar 2020 02:31 PM PDT Hey peepz. It's goosetavo2013 here, also known as "the ISA guy". Well, I'm here to try and lift your spirits, I come bearing good news. As some of you know, I run and ISA (Inside Sales Agent) company and we set appointment for Real Estate agents and LO's. Mostly off of Facebook leads. Well, when I got in the office on 3/16 I really wasn't sure what to expect. It's right after shit got real and everything started shutting down (sports leagues, events, first quarantine orders, etc). I braced for the worst but to my surprise, we set 114 Appointments that day. Our most of any day, ever (we're a big team ok). Since then, we've pretty much broken every appointment record we had (3 day, 7 day, 10 day, etc). Here are my thoughts on why:
You should too. For the love of all that is holy, don't take a break during this time. If you can't pay for FB ads, call youur Database, sphere, past clients, etc. Be a resource and stay top of mind. Anyways, during the onslaught of leads and appointments, we started to get more COVID19-related objections, so we created some objection handlers to get folks passed the fear and moving forward. Its not as hard as it seems at all. So here goes, this is what my team used to set all those appointments (~1000 since that day), hope this helps! Coronavirus Objection Handlers In these uncertain times, you will see lots of folks concerned about the Coronavirus impact. Here are some objection handlers that we've been using to set 1000+ Appointments since 3/16 (the toughest days of the crisis so far). Hope these help. Let us know if you have any questions. One thing to consider though: the Fed is really trying to push down interest rates and there may be some great deals out there. How about this, let's set up some time to talk to my team so they can show you different options and get the ball rolling. You don't need to make the move until you're ready, but it's definitely worth it to see what's available. Buyers: I don't want to go out right now We have the ability to do virtual tours, so you can view the property without having to leave your home. As well as virtual meetings so you can talk to our team without having to go outside. How does that sound? Buyers: Is it a good time to Buy with everything that's going on? Well, what we do now is the Fed is pulling out all the stops to keep interest rates super low now and buyers are still buying and sellers are still selling. How about this, let set up a time for you to talk to my Agent and have them show you what great deals are out there so you can see for yourself? As long as I am licensed, it does not matter that the other partner is not. Correct? Any advise on setting up the broker? I've read that setting up broker as S-Corp is beneficial. Please advise.
