    I posted something similar to this in a reply to another post in this sub, but decided to make a new post and expand on it.

    If you've tried using Google ads before and had poor results, maybe this will help you. I've been running the Google ads for a real estate team, and here's what I've found works/doesn't work:

    First, what doesn't work: don't bid on keywords like "homes for sale <cityname>" to generate leads. With this strategy, you essentially force people to "register" (aka enter their name/email/phone) if they want to view the homes for sale, and then you have to follow up with them - but these people aren't expecting to be contacted by a realtor, and it's basically one step above cold calling IMO. You may have gotten their contact info (technically a lead?) but they don't even know who you are, and these types of leads just don't convert well.

    Here's what I've found that does work: ONLY target people that are actually searching for a realtor/real estate agent in the cities you work in. It makes sense if you think about it. Someone that's actually searching Google for a realtor, sees your ad, and decides to call you, is a much more qualified lead than someone just browsing homes for sale on the internet. So if you're in Seattle, target keywords like: "real estate agent in seattle", "best seattle real estate agent", "realtor in seattle", "realtor near me", etc.

    When you target these types of keywords, about 90% of the leads will be in the form of inbound calls (we use CallRail to track incoming calls), so you'll get people calling you that are looking for an agent to buy/sell a home.

    These leads are more expensive - you'll probably spend around $50-$150 in Google Ads per inbound call you get - but if you answer your phone when they call, and you're good at what you do, you should be able to convert 10-20% of the calls you get into clients.

    Here's some keywords I recommend targeting (leave the brackets around the keywords, it tells Google to make them exact match):

    Bonus tip: If you're with a well known brokerage like Keller Williams, Coldwell Banker, Century 21, etc. - bid on your brokerage's brand name! For example: [keller williams seattle]. You'll end up getting leads from people that already want to work with your brand, and the clicks are really cheap.

    ... call up all the people in your database that are 55+ and chat with them for 20-30 minutes. Don't even talk about real estate, just give them some company, ask how things are going etc.

    My wife has had a lot of older clients come in this week for services, simply because they've been locked down in their homes, have nobody to talk to, and feel like they're alone. Be somebody's friend this week.

    CRM free software to save customers and properties

    We are a small real estate business and looking for a CRM software. What we actually need are the following features:

    - Store properties/listings and their details (Number of bedrooms etc.)

    -Store customers. For each customer, it would be good to have a description of what they are looking for to buy

    - Search customers by id

    Is there any free software that would cover the above?

    Lead Generation Through Cooperation

    So first step is to talk to a successful Insurance Agent in your area they have a list of everyone they are currently working with for Renters insurance and they have a whole lot of information on them and if they could possible become home owners. They also have the emails for all these people which is what you're going to use to generate these leads. The insurance agent would be happy to do it because homeowners insurance is more profitable than renters insurance. So the insurance agent is going to send a weekly email blast with information on Buying vs Renting with you being the Area Expert on first time home buying and for bonus points bring a lender along to explain the lending process. This will all be in video form. So any of the interested people will have a name to a face for a Realtor and Lender. I personally have loved this campaign because the Realtor Lender and Insurance Agent all get good leads and it helps people who are renting when they should be owning.

    What is everyone's favorite net sheet calculator?

    I like to use the one in ZipForms from TAR, but it requires an internet connection, which I often don't have and people are often uncomfortable about letting me on their wifi. I have a hotspot but it's super spotty (hehe) and very slow. Also if I put it together beforehand, sometimes the value is too high when I get to the property and then I have to explain why I'm coming down on my value projections after seeing the home.

    I'd like something that works offline, preferably on a desktop.

    Maybe you have a spreadsheet?

    Realtor Facebook page

    Hey guys,

    I have just reached my first month in my real estate career and trying to get the hang of things, my office encourages me to make a Realtor Facebook page to try and make connections online in addition to face to face connections IRL. The only problem I having trouble with is figuring out what to put on there, I know Ive seen people put information on the market but I'm not sure where to get credible information on this. Anything else I should be doing with this Facebook page on a daily basis? Any response is greatly appreciated! Thanks

    Advice during coronavirus

    Well shit on a stick. I may have joined the real estate industry at the worst time in history. I got myself licensed with a brokerage March 1st, helping myself survive with a part-time customer service job that has shutdown for the rest of the month, if not longer. I'm very nervous about my financials. I cant door knock, I held an open house that had 2 people show the entire weekend, everyone in my sphere is 'social distancing' and not interested even with the low (*edited) interest rates. Am I fucked? Should I really just quit now, and maybe try again later when things settle down? I'm now hearing rumors this is going to go on until July/August and yeah, I cant be paying office/mls/board fees if no one wants to leave their home and my current source of income is closed. Any advice?

    Question regarding a lease commission

    I had a client that I was working with on a lease for a home and one of the listings that I took them to they really liked. They property is managed through First Key Homes. So there was no directions for agents on the MLS as far as claiming commission or putting in an offer, but one of the listing agents was helpful and told us how long they would have to take possession and that my clients had to fill out the online application themselves at which point hey had 21 days to either take possession or they could continue looking at other properties and the application would be good for another home at the same or less rent.

    I told my clients all of this and on Monday called and got the average utility bill price for that home and another that we looked at on Saturday. So the client messages me and and says they were approved and had signed the lease. I called the listing agent and she said that once they took possession someone would contact me about the commission but when I check on the MLS at the pending lease the listing agent is also on as the buyer agent.

    Is this all normal or am I about to get fucked? Newer agent and this was my first time dealing with leasing clients. Thanks!

    Any tips, tricks or advice?

    Hey guys, I'm a 22 year old who is buying the course to get my license to sell real estate this week. As far as sales go, I believe I have always been good at sales. Talking with customers, personal charisma, being able to listen and acknowledge have always been qualities I express. I want this to possibly be my future career (only possible if I become successfull). What would you guys recommend when starting out? Any advice on the paperwork part of it? How do I get listings to start building confidence in potential buyers? What is a decent rate that brokers should charge per property sold to work under them? Am I legally able to do both commercial and residential at the same time? Is it worth it to do both? What is a good course to purchase for the state of Florida? I've heard Burt Rogers from a highly respected source in my area.

    Signed expired listing and old agent came back with an offer to seller that day.

    I signed a listing with agreement with a seller that day after the old listing agreement expired. "miraculously" somehow the old agent came out of the wood work the day after with an all cash as-is offer the seller told me he had negotiated with sometime before.

    I warned the seller I thought this was extremely strange, and in his best interest I would be willing to look the contract over for him and be on hand for any questions he had. With that said, I told him if he wanted to accept the offer and go with it I would not pursue him for additional commission.

    Had I spent money on photographs, got it into the MLS etc, I probably would have worked hard to say listen I'll be negotiating this deal for you now, but sometimes I feel like this is just something you have to deal with, maybe the deal will fall through and he will continue with me. He also says he has another property next door he would have me be the exclusive agent for.

    Any one's thought on doing the right thing here? I mean technically when she heard he was signed with a new agent she should have backed off, just like I did not pursue her client until he was fully expired.

    I’ve been receiving phishing texts from realtors about being “behind on my mortgage,” but I’m not - and these realtors are in a different city. How can I figure out how and why my number is available to them?

    I've responded to the texts but haven't been able to get any of them to disclose where they found my number, even though they're usually responsive. The most they will say is some version of "they must have incorrect contact information for the owner."

    I get a LOT of these texts and would love to figure out why, and correct it!

    Edit: as has been pointed out, this is a scam. What I needed to know was whether the whole premise was faulty, or just my number being part of it.

    I'm a buyer. Any advice on Contracts to work with realtors?

    My realtor that I connected with wants me to sign a contract in order to take me to houses and showings.

    The fine print essentially is so I don't work with other realtors. It also states that the contract can be terminated. Whats the point then?

    This doesnt seem necessary. Why the contract? Is this normal procedure. Any advice? Any heads up?

    I am a new buyer. Never bought before. This is all new to me.

    Realtor All in one tool?

    I am looking for an all encompassing system that does as much as possible to support a real-estate business. Being a new realtor I am pretty overwhelmed by all the Individual companies I need to run an effective business. I would like something that will help me almost outsource as much as possible. This is probably an unrealistic request but there has to be something. Is it possible for an all in one solution to help me with marketing content, marketing automation, CRM etc. I want to be able to push a button and essentially send out a co-branded document that is professional and tailored to my client/prospect's needs. When I add someone into a CRM system I want to be able to automatically sign them up for email drip campaign, newsletters, direct mailers, etc. I feel like there is a lot of content and infrastructure I need in place to run an effective business. What specific software, marketing, and lead management tools do you recommend?

    Looking for advice when you’ve hit a slump? How do you conduct your Listing appointments/Buyer Appointments?

    Aloha to you all, I hope you are all healthy & well!

    I hope you guys give this a read & give me some feedback.

    To give you all some insight I practice Real Estate in Hawaii & have been since I was 18, I am 22 now. Last year was my best year in the business conducting about 9 transactions working mainly with buyers & I thought the ball would continue to roll based off referrals & such. I took the "Pathway To Mastery" from Brian Buffini because I wanted to invest in myself & learn from the greats & I believe it really helped kick start my career however we are entering the 2nd quarter of this year & I've just had no luck on receiving buyers or sellers. My past clientele I keep in touch with majority of them & haven't gotten a referral. I worked extremely hard on each transaction for the referral to no avail. I know it's a process & I am more than patient.

    I am trying to re-evaluate my approach on how I generate leads, I feel like everything I've done before isn't working anymore. I sit open houses for my fellow colleagues whenever a home is available & haven't had much luck. I am not as frequent on social media as I once was & I plan on getting back on it, I'm just not sure what to post when I have no clientele whatsoever so I tend to just distance myself from it. Many people tell me it's because im very young in this business which makes sense if you consider my closest friends/acquaintances are between 20-25 so they're not quite ready to purchase. However be that as it may, I have been doing this since my freshman year of college & I don't believe that just because you're not 25+ years old you can't make it in this business. 2019 proved that to me.

    Anyways, I digress. I am wondering how some of you veterans run your listing appointments/buyers appointments, I am considering creating a PowerPoint for both sides to bring with me to my appointments. Typically I just had a printed sheet of paper with the steps to each process & would break it down for the clients, but maybe that's not enough ? I had an idea to door knock & approach people in my neighborhood & provide them with items of value including an "Annual Residential sales data sheet," put it in a folder branded by my brokerage w/ my contact info & also let them know that I am willing to set up an appointment to educate them about the process which is why I wanted to get started on creating a neat presentation to blow them away. Have any of you done something similar when you were in my position? I know real estate is far from easy & I knew that getting in, but I'm young & im hungry & I just need some direction. I'd love to brainstorm with some of you.

    Another thread about your thoughts on ExP Realty....

    I'm a new agent, started in December. I'm currently with a brokerage that offers a 70/30 with a mentor for 6 deals, then after its 100%. We pay $100 for transaction fees. Real simple model, can't complain. The brokers are great and the environment is fun.

    I recently came in contact with an old acquaintance who became a realtor with exp Realty. 6 months in and he already has 10 deals done. Impressive.

    Naturally I set up a meeting to catch up and ask what's working for him. He gives me tips and eventually He shows me his crm that is filled with hundreds of leads.

    He then shows me the exp Realty video. The model looks pretty sweet and I'm impressed with the benefits. But I hate t he hard sell that comes with it.

    Idk man. I'm heavily considering it for the sake of having a huge network but the realistic part of me is asking myself why would I need to switch?

    I don't have to. I'm barely starting. But it does look sweet with the lead gen, offices everywhere, and referral program.

    Thoughts or experience with exp?

    Edit: screw them. I'm already getting the hard sell even though I said I don't intend on switching anytime soon. I just learned about it today! Ugh
