    Hi everyone I need advice. I have my license and wanted to start Real Estate in May. I have some money saved, not a ton, but something. I'm extremely worried about the market right now and not being able to get any deals for a good while. I know the inventory is low and there are multiple offers on homes. I heard it's hard working with buyers. I do plan to join a team instead of going solo. Should I wait and save more money or go for it anyway? Is it a bad time for a new agent?

    Are any teams using VOIP in their business to better communicate?

    We just hit 8 members and are about to be 9. We use group email addresses to handle email and it works great (one email will go to the buyer's team, another to the listing team, another to administrative staff, etc.). I'd like to do something similar with phone call/text messages (ring multiple phones, route people under contract to the transaction coordinator, etc.). Is anyone using VOIP to manage phone calls and/or text messages? How's it going for you? Which provider do you use? One thing I worry about with VOIP is call quality.

    Want to start cold calling using REDX, Not sure what lead types to go after.

    What lead source would be best to cold call? I was thinking about geoleads and just circle prospecting but im not sure if expireds would better since they already expressed interest on selling their home and working with an agent.

    I felt like I had done everything right. I put up with their shenanigans, hours long showings, their know-it-all attitude, not listening to my advice for negotiations, phone calls and text in the middle of the night. And after all of that I GOT THEM AN ACCEPTED OFFER!!! But they decided I "Wouldn't fight" for them.

    They dropped me, voided the contract, and ended up with the listing agent for the house we put an offer on.

    I love my job but sometimes it's just not worth the effort.

    Help me out please re: fixture - elec breaker box

    Hot tub on deck, taking it with us.

    Electric breaker box on deck only for the tub - my agent suspects (but isn't sure) that I can't take it, since it's a fixture. I say I can because it's only purpose is for a "portable" hot tub.

    My items to convey states the hot tub does not convey. Had I known this damn box would be an issue, I'd have included it as specifically not conveying.

    Looking up re fixtures: "The item is a fixture if the intent was to make the item a permanent attachment when the installation took place." Hot tubs are, obv PORTABLE, as opposed to say... an inground pool.

    Anyone know? Thx (due for disconnect/removal tomorrow morning).

    Question about inheriting a house?

    Hi all,

    So the situation is that my grandma, mom and her brother have a house under their names, split in 3 ways. My grandma would like to give her share to me, my mom would do the same, but her brother is kind of an ass.

    What would be the best way to approach the situation ? Would my grandma need to sell her share to me, would i need to somehow buy out the "brothers" share?

    What should I be learning right now ?

    There's a 4 month gap before I can start my real estate course / liscence due to my immigration circumstances, and during that time I really want to take a few courses on subjects that may benefit me longterm in my real estate career. I've got a lot, I mean ALOT of time to spare as of now so please please hit me with your most useful / best courses for an aspiring realtor.

    HELP! Need Ideas on Buying dads house with bad credit

    Hey guys I have a question. I live in my fathers house ($700/mo rent). He retired 2 years ago and moved upstate. He now wants to sell the house. It is valued at around $450k. He said he would sell it to me for $350k. If I want to continue living here or not, that's a No Brainer right?. Except I have horrible credit (figure the worst) and would never get a mortgage loan. Looking for any creative ideas? I have about 30k in savings and $140k 10 12 year job. Thanks

    CRM

    I'm a new agent. 2months old in the business! I love it. Business is really picking up. But I'm having trouble staying on top of my follow ups, I've considered using a CRM. All of them advertise different things but I'm wondering what works for you, why you love it and price range? I tried an excel sheet but it's just not practical for what I'm looking for, which is the follow up and adding details and notes about clients and more. SOS before the leads get out of control. Also appreciate any tips that you wish you did or knew as a new agent. (Located in NY)

    I'm currently in real estate school online, getting ready to take the course exam within a couple weeks and then my state test to be licensed.

    I've been thinking about becoming an assistant for a while before I jump into being an agent. I live in a huge market, Atlanta, and there are an endless number of established agents in the metro area. So first, would it be a good idea to become an assistant for say 6-12 months before becoming an actual agent?

    If I did go through with being an assistant, how does that even work? Do I look for jobs online or just call up established agents and ask if they need an assistant? What's the pay like? What hours should I expect? Basically just looking for advice here. Thanks :)

    Driving a new buyer for a showing

    I just got a Zillow call yesterday with a buyer that's flying into my town for a few days. They asked me to setup some showings for them while they are in town doe the day (Sunday) tomorrow which I have set up for them

    He then asked if I could pick up him and his wife from the hotel to bring him to his first showing. I don't not know this buyer nor have I ever met him (only by phone for about 20min) and I didn't want to say no because he seemed like a serious buyer so I offered to give them a ride to their first showing. I live in a pretty touristy town (I.e think Miami, Las Vegas, Denver)

    I'm just wondering if anyone realtors/agents have had to drive their buyers around for showings?

    EDIT - thanks everyone, they decided to cancel the appointment which is actually a relief but wants to continue working with me. I'm not going to be making the same mistake next time and won't be offering rides unless it's someone I know well.

    Hi! I was wondering to everyone that is a licensed agent in Texas, how important is it to remember everything in the 180 hour courses? I've finished about 60 hours of it so far and it is very in depth but honestly, it kind of seems repetitive. A bit boring and hard to concentrate a bit considering that. I almost just want to go through it quickly and just pay more attention to the practice exams. I have seen many people say a lot of things you learn in the courses is not really applied to real life experience. I have also seen some say just get through it as quickly as possible. I don't want to spend a lot of time writing down notes if many people believe it is not necessary. Any advice or opinions is welcome! Thanks!

    What to look for a realtor

    Hi guys, looking to buy a house for the first time and zillow didn't have what I was looking for. Was thinking of getting a real estate agent involved for suggestions on what to buy. Googled and found some people with various metrics. What are things I should be looking for in a real estate agent that I can measure with online metrics (i.e. houses sold, number of years on the job, etc.) Thanks.

    Resource for local market data

    Does anyone here have a resource for local market data that includes infographics? I can access some of this from the MLS/MATRIX, however the graphs and stats look outdated and I want to take screenshots for use in marketing material. Photoshopping the stuff takes too much time, so I was wondering if there was some online resource that streamlines the process for real estate agents.

    Print License? Wallet Card?

    Hello, I tried searching and couldn't find this answer. I just got my license and they sent me a digital copy of it, instead of a hard copy (I'm guessing that's the new thing)

    My question, does it matter what type of paper I print it on? Do I need multiple copies? I passed my exam on Thursday, so I still haven't signed with a brokerage yet, but do I need one to hang up in the brokerage? in color? or does printing it out only benefit me, and hanging it on MY wall?

    Also with the wallet card, they sent me what looked like a 2 part PDF, with a dotted line in between them, one about the size of a wallet (card) and one that is on the bottom that is a little bigger, and won't fit in a wallet, again does the quality of print matter when it comes to those? The wallet one needs my signature, and the bigger one looks like... idk where that would would go.
