Fellow Realtors, how would you handle this? Posted: 29 Apr 2020 01:48 PM PDT My neighbor moved out of town a few years ago and rented his house. That lease cannot be renewed because of HOA limitations so he decided that it's time to sell. Now, he knows I'm a Broker but he went with a family friend to list it. I spoke with the friend and offered to hold open houses for her thinking I'd grab a walk in buyer. The house almost immediately went UC but fell out because the buyer lost his job. So it's back on the market and today the LA calls and asks me to help another agent's buyer see the house. I said no. Even though I'm next door I think we have two lazy agents who don't want to work. The buyer's agent "can't make it" and the listing agent can't make it. So the neighbor is expected to help out? I said no. What would you have done in a case like this? [link] [comments] |

Real Estate Photographer Looking for Advice! Posted: 29 Apr 2020 02:54 PM PDT Hey guys, so as the title says- I'm a real estate photographer looking for some advise. I'm trying to run a photography business specializing in high quality photography, video walkthroughs, and aerial media in the general Sudbury Ontario area, but I can't seem to land any clients... My pricing is very attractive and competitive, my service is excellent, I offer more services than my competitors, I have a solid portfolio, and yet I still can't get clients. A general breakdown of what I offer: -Free blue sky editing (for cloudy days) -24 hour turnaround -Free agent on screen intros -Shoot times ranging from 30m to 2h (size & packages will vary times) -Different packages ranging from $100-$400 No matter what I do (call, email, IG messages), I either get ignored or told they use someone already (with higher prices than me). Posted: 29 Apr 2020 12:21 PM PDT [ONTARIO] Recently entered into a commercial lease. Office space is on the second level of a retail mail. The usable square footage of the office space is approx 450 sq. ft. and the gross-up is 15% which equals the rentable square footage (approx 500 sq. ft.). The landlord stated that the rentable square footage is equal to the GLA. Currently paying minimum rent + additional rent based on the GLA.

Posted: 29 Apr 2020 12:11 PM PDT I'm an expert in paid advertising and am looking to start onboarding new clients to my agency. Do realtors frequently do paid advertising? (Faccebook, Twitter, Google Search Ads, etc) It seems most of the companies that realtors are signed up with have a digital marketing division that handles it for them. But, do real estate agents put their own money behind an advertising budget for...say a house that has sat on the market for way too long? [link] [comments] |

Her mother does not know the area and although we are just starting it doesn't seem like she will be able to offer much help. Without horribly offending my fiancé or my future mother in law...can someone help me out with the benefits of a local realtor ? We can customize the build and fixtures and everything. Is there any benefit to hiring a realtor for this, or should I be fine working with the builder? I got my license for property management, and I sold one home that was an all cash deal. So I don't have any experience buying a home as an agent. For new construction homes I know it differs quite a bit on what's needed. So I wanted to ask which documents I need to present on my end and have signed. Other than like a 30 to 45 minute circle around a north west suburb. How do I narrow down where to search for a realtor? Is it a lot to expect someone to travel around a bit? We have some specific wants and need help guiding us. I have done some google searching but there are 100s of listings for realtors and they seem so skewed to helping people sell rather than buy. Any tips on how to narrow down an expert in helping us find a dream home? Maybe enlighten us on good places to live or options we don't know about? Thanks in advance! [link] [comments] |
