    I'm not per say "seasoned" but have been an agent for 5 years.

    How do you cope with losing a listing?

    I listed the home in MLS 2 days ago. As soon as I sent the link she called screaming about taxes being wrong. I said they were not but I would double check. I checked and they were right but she said no so I send her the tax bills showing she was wrong. No apology. . She then later called saying her zestimate was wrong and needs to be adjusted immediately. I explained I have 0 control over Zillow. She still didn't understand as I got another email yesterday saying it was still wrong and then something else she saw was wrong. It was the Zillow mortgage estimate calculator. I explained this is a plug in info tool and she said I needed to update it as it was wrong. She eventually dropped it clearly not understanding.

    Today I had the first showing and it was raining a bit hard. We chatted two hours before and she had no problem. Then an hour prior calls me to cancel it saying it's too much rain. Then I get a text they need a more experienced realtor and that she shouldn't have had to cancel the showing I should have known.

    I'll admit I made two listings mistakes. I forgot to add association hot tub in the drop down and in the comments.

    Creating a Virtual Tour photography service company?

    Hi all,

    A family friend is starting a real estate franchise and he mentioned they are going to be buying a Matterport camera for 3D walk throughs. Since I'm more technical than they are and do enjoy photography, they asked me if I had any interest in running the camera for them for a fee per house (we haven't talked yet so there isn't a number out there, though I'd love advice on what to ask for!).

    I said that I definitely was as I've always been interested in real estate and would love to see tons of houses. I also love technology and firmly believe Virtual Tours are extremely important for people browsing listings (they certainly were for my wife and I).

    It got me thinking though about potentially buying the device ourselves and creating a virtual tour company. If we could get something like $2-500 per house, it would pay itself off relatively quickly and then it would just be a fun side hustle on our off days (we work for ourselves already so are very flexible and look through houses on Redfin when we're bored). I have no idea if that's realistic since I found those numbers from a forum that's 5 years old.

    The rest of my searching didn't turn up much about these types of companies (specifically virtual tour focused). Is this a feasible business in 2020? I could see myself working backwards from 3D scans to drone shots and getting more into traditional photos again but I like the angle of having the 3D scan specialty to start with.

    Looking for help - The Top 10 Things You Can Do To Save Money Buying A Home

    I trying to write down this article (The Top 10 Things You Can Do To Save Money Buying A Home), and I am trying to complete the list, what would you add? This is what I have so far:

    1. Use an agent that will refund your part of their commission (huge saver!)
    2. Talk to at least 3 different lenders to shop for the cheapest mortgage interest rate
    3. Talk to at least 3 different insurance agents to shop for the best and cheapest home insurance
    4. Try to put down at least 20% to avoid paying private mortgage insurance
    5. ...

    What else would you recommend?

    Young mom/in home daycare owner looking to get Realtor License

    So i'm a 21 year old mom in Ohio, started my own private in home daycare but I know there is not much room to grow. I'm looking into going to school to get my license. I literally have not acted upon my urge to go to school and am clueless as to where to start. If anybody has stories on how they started out, recommendations on how to start with confidence, or any other tips and tricks, please let me know!

    Best Video App for Real Estate Marketing

    It seems like Physician Loans are so diverse from lender to lender, is that just in TN? Also I know they have tightened up government backed loans with everything that's going on, will that be the case with Physician loans too?

    Question about phone time

    Hi, I'm a relatively new realtor in the north Texas area. How have people found success and brought in more business, besides phone time? I hate it. It's not what I thought real estate would be, and that's my bad. Talking to people who aren't interested, have bad credit, give me the runaround, etc. is what it has been for me so far. I've been told it's essential to a being good realtor so pease share any tips you have to help me not hate phone dialing so much or how you've grown your business in other ways.

    Expired Call Scrips During Covid

    I am a new agent, one month in, I would like to begin calling on expired listings but the thought of a cold call in a time of uncertainty for so many people seems in poor taste. But at the same time this is exactly the time a seller or potential seller needs a trusted advisor. Does anyone have and tips or ideas for scrips in the Covid era?

    Should I purchase mls access??

    Hi guys, long story but ill try to keep things short. I got my real estate license in December (im 18) and joined a brokerage in January. I live in Orlando, but i go to college 4 hours south in Ft Lauderdale. As a result, i opted not to get my membership with the local board of realtors or pay for the mls until summer break. My company is not charging me any fees by the way.

    When coronavirus hit and school got cancelled, i came back home and decided to try and use this time to jumpstart my career. I really want to start generating leads, calling expired, etc, however I cant do much until i have mls access, which is included with board of realtors membership.

    With all thats going on right now and the steep decrease in real estate activity, should i pay for the membership and mls access? If not, what can i do to set myself up for success?

    Land deal, advice?

    Client interested in a tract of land. Chatted up LA, took extra pictures, obtained deed, surveys, etc. What are my next steps as their Realtor if they proceed with the purchase? Is it part of my duties to assist them with locating a planner, architect, inspector (what kind of inspection is done?) and the town and HOA requirements for building? If not, would it be okay to charge them a fee for these services?
