    Our primary lead generation strategies have been slowing down so wanted to ask you what's working for you to generate quality leads? I hear people are getting leads for less than like $5 cost per lead.

    Cash buyer doesn't want to show proof of fund

    Hey guys, I'm having a situation from one of the online Facebook leads. He reached out to me about high 700k property in Texas and informed me that he pays cash. I agreed to meet him at the house instead of telling him to send me the POF or sign the agreement. I wanted to see the house and build a rapport with him.

    1. I met the whole family there, they dressed very nice and we had a really good conversation, etc. That night, he texted back and wanted to make a super low ball offer. I told him he needed to be reasonable so he went up to a low 600k. I told him to send me a POF so I can submit the offer, he told me he didn't want to submit any bank statement. I tried to talk to see if he can have something to prove that he has the fund so the seller can take his offer seriously but he didn't want to and decided not to offer anymore. Then I was just being nice and told him if he needed any help, let me know.

    2. 2 weeks later, he reaches out to me because of a property that my system emailed him and wants to schedule a showing. I told him that sure but I will need a POF before I can show again. The house is like is 40 mins across town. He told me no again and he will look for another agent.

    I understand that don't afraid to lose what you don't have. But would you drop him? It seems to be a huge potential paycheck and I don't know if I want to take the risk of showing homes to someone who may not be able to purchase the home. I'm thinking about asking him to sign the agreement at least but I was burned before even by the approved buyers. Any advice is appreciated.

    Online con ed sites?

    Since most in-person con ed classes in my area have been canceled I'm wondering about other good options for online con ed. I've only ever done in person con ed where you just sit and listen the whole time.

    Has anyone done the text-based con ed with exams at the end of the sessions? Did it take longer than you expected, how was it?

    Passing out business cards while working..... should I?

    So I just recently got my real estate license in Texas and currently I drive for amazon. I had this idea of leaving my business cards at the door of the houses that deliver to. I know I should be careful and cautious to not do it to houses with ring cameras but I just want y'all approach on this. I'm new to the game and I want to try every way possible to get my name out there. Thank you so much!

    Best courses/books while NOT an active realtor

    Hey all - in short, (check my post history for the why) I won't be looking to reactivate my license in the next 10 or so months - however, I was active for a bit, and do have a very small sprinkling of experience with real estate (just a handful of rentals). I can surely say (as we all can) that the actual education is just the tip of the tip of the iceberg when it comes to what we actually need to know as an agent. I wanted to ask if, while inactive, anybody had any good books to read or courses to take that are especially helpful so I can stay somewhat RE sharp in the mean time. Thank you!

    Being a realtor without a car?

I'm a realtor currently in college - my license is inactive right now, but my brokerage has a branch near my college, and I'd like to work while at college, but I don't have a car. As far as I can think, i can't work - I just figured I'd ask the thread, in case there was potentially something I was missing. Thanks!

    Need Your Advice in Selling a House.

    My parents and I know nothing about selling a house (& especially in these times.)

    We keep hearing that finding a good realtor is crucial to having a successful sale.

    So I would like to ask two main questions:

     

    1. How would we go about finding a "good" realtor that can sell during these times?

    2. What other things (news or info) about selling a house do we need to be aware of?

     

    In finding a good realtor: we think that contacting various realtors in the area

    (including the one from who we originally bought the house from about ten years ago)

    and asking them to write up a proposal on how they plan to sell our home, the price range, and their cut.

    Which brings me to my side questions:

     

    3. Would this (and comparing proposals) be a good way of picking a realtor?

    4. How else would you go about your way of finding a "good" realtor for (e.g.) your house?

    5. What other important aspects (other than plan, price, cut) should we focus on, and why?

     

    For reference, this house is in the ~$1M range in the Northern Virginia area (20 minutes to D.C. by car).

    The housing market is almost bulletproof to recessions here, the housing prices have historically always risen.

    Buyer w/ agent reaching out to Seller’s Agent?

    Can I do this? For example, I make a post on a neighborhood website indicating that I am a potential buyer of an x, y, z home. Seller's Agent (SA) contacts me about a future listing they have and requests more info about my wants (they also say to have my agent reach out if I have one).

    I respond that I do have an agent, but in the interests of saving her client some time, I tell SA our price parameters and other info I believe the seller may want to know (e.g., conventional loan, we having nothing to sell, flexible on dates/schedule, etc.) and ask SA to let me know that if this price window works for her client, I will have my agent reach out to her.

    Have not heard from SA since. Did I run afoul of any ethics rules? Is SA not allowed to contact me if SA knows I have an agent? My intention was to streamline the process and save everyone some time...

    Helping mom sell her house FSBO, can I leave my brokerage out of the deal?

    New agent here, I am in the process of helping my mom sell her house. We originally wanted to list it on the MLS but last weekend a family got in touch with us about wanting to buy it off market. They're preapproved and are serious buyers. I don't have an agreement with her yet to sell the house. Is this something I can do? I'm wondering about handling the transaction and documents without my broker being a part of it. Or just tell me that is this a dumb/ illegal idea haha.

    How do you guys celebrate your victories

    Or do you at all? In victories, I mean successful closing days.

    I'm a pretty healthy, active guy but after every home closing, I crack open either a Woodford's or Crown Royal Whiskey on the rocks and light up a Tatiana Classic Cigar to relax/reflect.

    For me personally, I sometimes get too caught up in the future and big picture sort of things, that I try to ground myself and really enjoy that moment. I feel like it's really helped my psyche. After, that next morning, I'm back on the grind, however, just for that 45 minutes, time stands still for me and I really enjoy that.

    Security Deposit with building mulling a deconversion

    Question:

    We just pulled a listing of mine off the market due to the building being approached about deconverting into rental units. In that, we are now listing for rent as it would line up with the deconversion. In these cases do landlords still collect a security deposit or not?

    My question lies with how does a security deposit usually get transferred if the property is sold during the lease term?

    Direct Marketers: how do you respond to calls?

    Im a camper van and tiny house builder who wants to flip houses on the side. I sent out my first 50 letters to potentially motivated sellers on Friday and got my first two calls today. I really didn't know what to say, it was kinda awkward. Luckily the first was an older lady who was really kind and wanted to work with me.

    Honestly, with my grades and good 4 year college degree, I'm pretty confident I could land a 9-5 sales job for like 50 maybe 60k/year pretty easily. However all of a sudden I really do think I'd enjoy being a RE agent, and would probably do sales in some capacity anyways at some business. However, sometimes posts on this subreddit make this job seem like hell.

    Actual question for RE agent:

    If you went back in time and you had the option between a

    A). 9-5 sales jobs with like a solar panel company for 50k/year that you have the credentials for

    or

    B). Become a RE agent

    What would you choose?

    Wait to get my license or just get it now? And why real estate?

    I'm a 20-year-old looking to become a real estate agent. I know the general process from lurking in this thread and I've read through the "New Agent Megathread", but the question I have for you now is a little different from anything I've seen thus far.

    Basically, in the coming months, I have ample time to take the required coursework to become a real estate agent in California (135 hours of coursework and then taking the test). However, even though I have enough time to take these online lessons and then hopefully pass the test, I know I will not have enough time to act on receiving my license (i.e. I won't be able to immediately follow through with finding a broker/sponsor and dedicating the necessary time). The reason I don't have enough time is because I'm a student and my main objective is to finish my education with my planned degree in the sciences. Once I graduate in 2022, I know for sure that I will be taking a gap year and this is when I will be following through with becoming an agent after taking the test and getting licensed.

    My question is: Should I just take the lessons/class and exam now? Or wait until later? If my research is correct and I pass the test, my license is valid for 4 years. My gap year (2022-2023) is within that range. Am I better off waiting or should I just go through with getting my license? Will this (the two-year gap) have any implications later when I look for a broker/sponsor or anything?

    And then my next question is: Why did you get into real estate and become a realtor? I've been thinking about this myself and the idea of being able to work for myself is very appealing, but this seems to be a pretty common sentiment for many realtors. Does anyone have any other reasons that stand out?

    Edit: One more question that popped into my head. I am planning to take the required coursework through RealEstateExpress. Is this an ok source to get the required learning done? Or do you guys have any other/better recommendations?

    I hear people talking about the Math section on the RE exam. I just finished the 3 courses required online for the MN exam. Don't remember really learning any math section? Does MN not have a math section?
