Need to get a job to sustain paying for bills Posted: 20 Apr 2020 08:43 PM PDT If I work at a leasing office for property management, or anything real estate related, even if it's a 9-5, I can call from 8-9 and on my (30) lunch break (no excuses.) That equates to 1.5 hrs plus 4 hours 5pm-9pm legal limits.. so 5.5 hours a day 5 days a week is 27.5 hours, plus 12 hours on Saturday Sunday, equals to 51.5 hours. Essentially, that'll be 91.5 hours a week of work, which I'm willing to do. Anyone have any positive thoughts, words, or similar stories? Wear a suit and take a resume to all leasing offices. Maybe just a standard brokerage sign (not actually planning to sell my residence), but may be an interesting way to get inbound buyer leads, and also maybe some neighborhood folks that may want to know their home worth to potentially sell?? Additionally, I have a few other AirBnB properties where I can put front yard signs... Trying to think of any creative way to continue to boost inbound leads. Thanks in advance for your input! As realtors what would you think if you got an email offering limited time offer of $200-$300 per video (I would usually charge $600)? Or I can say $200 voucher on any service on my site? Do you think that could work? I feel like now is a good time for video and I can get my way into the industry. She's currently with ReMax, paid $1,500 ReMax fee (yuck!) and they give her a hard time letting her loose: they say she signed off for a year while she recalls it was 6 months. She has no trace of her ICA (I know, I know, she should have it...) 1) Does ReMax typically have 1 year contracts? 2) Has she no way out besides sitting out the 12 months should she indeed have signed for this long? I have noticed that most of their pricing is just not realistic at all. I'm a newer agent and am good at bringing the FSBO to list through followup, but getting them to change some of their bogus prices is like pulling teeth. Comps just don't seem to be enough. Tips? Pros / Cons / Things to look at when buying OLD homes in the U.S? Posted: 20 Apr 2020 06:30 AM PDT Hi all, My fiance and I have been Zillow window shopping for a couple years now and we're finally getting serious and looking at buying homes. We live in New England and many of the homes that meet our checklist are on the... older... side. We are looking at a new listing of a house that was built in 1840 that's been remodeled internally which is something we both really like. I know of things to look out for from the mid 1900s like asbestos and lead paint, but almost nothing from the 1800s outside of stuff like out of date electric and thin windows. We've even seen some from before 1776 which I think is really cool. Anybody have any resources or knowledge to share on these kinds of houses? [link] [comments] |
Posted: 20 Apr 2020 05:16 AM PDT We put an offer of 310K on a home that is overpriced and listed at 339K. Our realtor also wanted the seller to include a 3K credit for closing costs. We told our realtor that 310 is a firm offer and that we will not accept anything over, 1) because we don't want to and 2) this is the max that we are pre-approved for. The sellers countered at 315K and I told our realtor thanks for his work, but we will have to walk. He responded with, "but remember with the 3K in closing credit this is actually only 312K!" This makes no sense to me. Would we still not have to buy the house at 315K? Closing costs are a separate charge, aren't they? Presumably we would be getting the closing costs at 315 or at 310, wouldn't we? We are also concerned that our realtor did not communicate to the sellers rep that we were firm at 310, or else why would they counter? He also mentioned wanting to wait a day to tell the sellers that we decline in fear of offending them, but why would we offend them if he had properly communicated that we were firm at 310 to begin with? Then of course, all the COVID-19 Stuff hit. We're both employed, she's "essential" so our primary source of income is safe (I'm self employed). I would assume this incoming "recession" would mean the price of homes would take a significant hit eventually, my question as a prospective home buyer is when would it be a good idea to buy a home? Any realtors want to chime in about maybe... how long I should wait or what I should look for? is it just a matter of offering significantly less than someone's asking price expecting property value to fall? Maybe I'm way off base here, so, go easy on me. Of course I don't want to buy a home for X price only to have it lose a significant amount of value a few months later because the economy isn't recovering or something like that, but I also HATE the idea of continuing to rent for another year. Switching careers from IT to Realestate agent Posted: 19 Apr 2020 01:16 PM PDT Just curious to see if anyone here switched their careers from another successful field to being a Real Estate agent. During this covid 19 pandemic, I am laid off and cannot currently clear extremely technical interviews at technical level due to less number of jobs and very competitive and personally starting to think as I am getting older that IT field may not be for me anymore. Hard work and dedication has never been an issue for me and I am people's person. I am just very confused if I should make this jump from my 15 years of career in IT into Read estate. My thoughts are if you lower the home price does it hurt your home value in the long run, on the other hand if you get the commission your broker takes a piece and might pay taxes unless you cover it with write off. During a course of providing Real Estate services you employed a photographer/ videographer company . The work was done, a link was provided . Everything works to the point the video/photo company stop operations . In the domino effect the host/ server stop hosting the above work too. Problem was beyond your controlling options. What's you advise? How do you protect yourself from a glitch like that to happens again? Is There an open source company/ application which will server/host the data and provide a link to the video/pictures for potential client around the word for free with no time limit ? I would like to be able to establish an active like, an open source access/link without all the twist, wiggles to log in to particular company for a limited time etc. It would be like an add on , parallel backup option to prevent the present hiccups I must attend to.
