    What's up everyone! Four months ago I posted here excited that I'd submitted my first offer for a buyer. Four months, 20 offers, and an appraisal contingency removal later I finally handed the keys to my buyers yesterday, and it felt sooooo good!

    Now I'm currently in escrow with two other buyers and published my very first listing earlier this week. Just wanted to shout everyone out in this community for all the info, knowledge, and general encouragement in this subreddit everyday. I love coming here for the questions and content!

    To the newer realtors like me still getting grounded in this crazy market, don't lose hope! It's tough but even in my first year as a Realtor I've learned so much and am finding new ways daily to improve my business and getting my name out there! Keep working, I promise people around you are paying attention.

    What was the most interesting house you ever listed?

    I once listed a property that was a former speakeasy/brothel. There were six total entrance/exits around the sides and back of the house so people could have gotten in or out without being seen from the street, hidden rooms behind walls and in closets. It was a fun place to show and do opens at.

    Should I go to this Open House?

    I'm meeting with a brokerage for a potential spot at one of the big guys at the end of the week. I'm less than a month out from finalizing my license if I choose a broker soon.

    There's an open house today held by, based on listings online, one of their very active agents. Asking for quick advice if it's good or bad etiquette to show up and indtroduce myself. I plan a quick exit as I don't want to chew into more of their time than necessary to say hello.

    I 300% don't have a customer in mind for this house, but it's a BIG POTATOES listing.

    Opinions on Virtual Assistants

    Hello!! Just wanted to get some advice on hiring a VA and see what you guys have done that works or doesn't. Here's are the options that I've looked into;

    Option 1) for $8 and hour and signing up for a yearly contract they vet through options giving you 3 people to interview that already know the basics of what you need done. You get the option of picking based off resume and interview.

    Option 2) paying 4K upfront and they also do the vetting and give you three options. No contract to sign. They give you three people as well as resume and you get to interview. They add you and the virtual assistant into a mastermind group that has continuous learning. For the first month they help you train and train you on how to train your assistant to do what you need. The assistant costs about $4 an hour and anytime within 12 months if the assistant quits or doesn't work out they redo the process with no charge. You're not paying the company after the $4k so whatever you decide to pay the assistant is there's and nothing goes to company that helped.

    Option 3) going on fiverr and finding and training your own assistant (seems overwhelmingly time consuming for someone looking for someone to help save time with tasks)

    I'd just like to know your opinions and what has worked for you. I know an actual real life assistant would also help, but I'm not looking to guarantee anyone any amount of hours a week and would feel bad during slow times if they're relying on me to be busy all the time.

    For nurses only (Fair housing violation)

    This guy posted he has a 1 bedroom and he was exclusively going to rent to nurses only. I say he can't do it without violating fair housing. His argument is well student housing is not a violation so neither is this. What do you say?

    What's the incentive for buyers to use Redfin and Zillow? And do you have RedFin installed as well?

    So I get they can look for their own listings but since seller pays the commission, what difference does it make to the buyer if they find it or have an agent find it? Even if they find it but ask an agent to just handle the viewing and communications etc. is there any reason why they would use RedFin over an agent?

    From what I understand, Redfin still benefits the listing agent and doesn't affect their commission - it just undercuts selling/buyer's agents right?

    Do all agents pretty much use Redfin anyway just to look up listings?

    I've found that MLS doesn't have any notifications and also doesn't have any mobile apps that work (at least for me) so you can't get real time notifications of new listings that fit your criteria.

    Sometimes I feel like the buyers who use Redfin actually have faster real time access to new listings than I do since they use the RedFin app and it just gives you notifications asap.

    Or am I missing something?

    Realtors, I need help! First time home buyer

    Okay, so my wife and I have been looking out of state to purchase our first home. We found a wonderful realtor who has absolutely gone above and beyond in my opinion. I'm a salesman, I live off commision and have laughed at seeing some realtors pick up their 3% cut on a deal being done before. Not with this girl, she sends us homes in our price range the minute they go up, she went and took video of an area where i was dead set on purchasing a property that completely talked me about of it. From one salesman to another, this girl has earned her commision.

    Now heres where it gets tricky, the market that weve been in is obscenely competitive. Homes are going over asking in cash in a matter of days. We have not found a home and its not from lack of trying, especially on our realtors part. But I was scanning zillow and came across a property, the owner said "no realtors" and put up his number on the zillow. So me being a phone salesman, give him a call and charm him, the guys looking for a special family to sell too, one that will appriciate and love this amazing house hes put all this work into. Me and the owner just clicked. My wife is up there and going to look at the house tomorrow. Im 90% sure its a done deal.

    Now, what the hell do I do about my realtor? Can I include her 3% in the closing of the sale ? How much of the 3% goes right in her pocket after taxes ? Does she split the commision with the company she works for ? If the house is closed for 549k her commission is in the 16k and change area. Do I give her cash as a gift ? How do I make this right ? At the very least I need her guidence to guide me through my first time buying a home.

    If I throw her a cash gift thats not taxable will that do it? How much of that 16k commision does she see after taxes and after splitting it with her real estate office? No idea how this works. Im interested in getting into real estate in the future and would love to work with her.

    What the hell do I do ?

    Hopeful soon-to-be Agent ISO loan officer, preferably in Ohio

    I'm in a serious bind and hoping someone can help me out, quickly!

    I'm taking Real Estate Finance and have a project due tomorrow that involves interviewing a loan officer. I've called several banks to see if someone will talk to me but no one has returned my phone calls (I figured they'd be less likely to waste their time talking to a student so I tried framing it as "I'm a new realtor trying to build my network!"). I know they're obviously really busy right now with everyone refinancing their mortgages but unfortunately I can't use that as an excuse to my teacher.

    If any loan officers are willing to answer my questions, please let me know and I'll PM them to you. Any help would be greatly appreciated!!!
