Posted: 21 May 2020 08:27 AM PDT Hello, first time poster—I'm a realtor in Michigan, at a big box brokerage, on a team. I was brought into the team as the buyer's agent, the first one, with the option to have listings as they come up. This will be my second year as a realtor. When I joined, I was told I'd be getting ALL the buyer leads. I'm noticing that's not exactly happening. I haven't been given a lead at all this year, and my team is on track for over 100 deals...when I ask about the sellers who need to buy their new house, I'm told they just wanted to use the same agent who sold their house (my team lead). Which I would be fine with, if it were only a deal here and there, not ALL of them. I've closed 4 deals this year, at a volume of 459K. I have to give 60% of my commission back to the team lead, and then split 30% of the remainder with my brokerage. I cap after $9,000 paid into the brokerage, and I'd have to do 2.5 mil in volume before I cap. After all these splits I'm left with like 0.5%, and that's if they're not a referral I have to pay out on. It just doesn't seem like enough to me. I'd have to close 25 deals at 100K each to cap with my brokerage, and I feel like I'm never going to get there. I don't want to make pennies on the dollar forever. I want more for the work I do. What to do when you're ghosted by a listing agent? Posted: 21 May 2020 07:25 AM PDT The listing agent and I talked about the terms of an offer I sent over. She told me what the seller would accept, I relayed it to my buyer and it was accepted. I called the LA back and told her that everything was good and that I would revise the offer, get it signed and send it back for the seller's acceptance. She didn't acknowledge that she received it and stopped responding to my texts and didn't take my call this morning. The offer just now expired and still nothing. I'm thinking to leave it alone for another few hours then follow up again. Any advice? [link] [comments] |

Posted: 21 May 2020 11:11 AM PDT This is my first year in business for myself (great timing huh?), but I had a number of settlements right out of the gate so I was able to qualify for some PPP money. I don't know how to treat this money from an accounting perspective. Here is where I am stuck – Should I be running the 8 weeks of PPP payments through my business account as business income? I know that the money is tax exempt from a federal perspective. Does that mean the loan / grant is tax exempt? I don't think we have guidance yet on how the state and counties are planning to treat this money. It's a potentially forgivable loan. A business wouldn't normally claim a loan as income, but for it to be forgivable I have to use it to pay myself and "protect my paycheck". Is the portion I pay myself then taxable as income? If I wasn't a sole-prop and I was using this money to pay an employee, that employee would have to count the money received as income and pay taxes on it right? I don't have a CPA to bounce this off of. Am I overthinking this? [link] [comments] |

I am almost done with my real estate license prep work and will be taking my exam within the next month. I've been scouting the top agents and teams in my area to get a feel for their vibe and what they do/how they market themselves. I found a team that I would love to work with but I'm unsure how to approach them in a professional yet earnest way. They are all women which I love (although they are all white which I am not--not an issue on my part but hopefully they would love some diversity on their team!) How to explain to seller's that their price is too high? Posted: 20 May 2020 01:30 PM PDT New Realtor. Guilty of taking a listing from a FSBO that I probably can't sell. They "need" to come away with 35k and is priced about 25k too high. I don't want them to be upset with me if the home doesn't sell, but I showed them the comps and they wouldn't budge. I told them it's likely that we'll sit on the market for awhile most likely and that was about it. [link] [comments] |

Here in AZ the Arizona Department of Real Estate announced that open houses can be held again under your broker's consent. I am looking to possibly hold opens again towards mid to late June depending on the Covid numbers. I will only conduct them on vacant properties and sanitize before, during (every 30 minutes), and post open house. Hand sanitizer administered before and after entering the property. As well as enforce a 6 foot minimum between me and the attendees and only 1 group of people inside the property at once. Do you think this is an efficient want to generate leads? Want to know how I prevent from losing my NJ real estate license Posted: 20 May 2020 03:10 PM PDT So I passed my NJ real estate written exam and got my finger prints but I am busy at the moment with other things and I want to know is there a way for me to have an active real estate license with a broker but not working closing deals. Would I still be able to get the apartment without the cosigner? I was told by the leasing office that I and my application were completely cleared to move in after putting down my 3 months rent and deposit after signing lease. Posted: 20 May 2020 01:46 PM PDT Hey guys, I'm a 22 year old Hispanic man living in Dallas, I'm fluent in Spanish and I'm currently working on getting my license. I plan on spending my first year or two mainly as an Apartment Locator, so I can get my feet wet and make connections before going into helping people buy, sell and rent their homes. Just out of curiosity I thought I'd ask any of you guys or gals in this sub about your experience as a Bilingual Agent. I'm sure every city and state is different in terms of the number of Spanish speaking residents living there so I'm interested in hearing different points of view. Dallas has a big Hispanic, Spanish speaking population so I'd imagine being bilingual can give me an advantage over many of my peers in being able to connect with that population.
