| Posted: 04 May 2020 09:14 AM PDT What's your guy's lead generation methods during COVID-19 ? I've been cold calling Monday through Friday on expired's on RedX. I try to hit 50 to 75 calls a day. I was assuming I would get more people answering due to the stay at home order but it seems to be about the same amount as before this all happened, which is about 1 answer per every 10-15 dials... Even when I do get an answer most of the time I've been getting the same objection of not wanting to do anything during COVID-19. I totally understand on keeping them in my back pocket and following up but I'm just wondering if I'm spinning my wheels here or if there are any other successful lead generation strategies during these strange times we're all in. | Posted: 04 May 2020 10:24 AM PDT Hi All, Curious to see if any Realtors who file as an S-Corp or LLC have filed and received their PPP loan from their corporate lender? If so how are you documenting your self pay? I primarily work on a draw system from my business account to my personal and wasn't sure if it might be a time to pay myself a salary in order to document self pay properly to qualify for the loan forgiveness. | Lennar increasing price each month? Posted: 03 May 2020 06:15 PM PDT Hi! Was hoping to see people's thoughts on if this or experienced this with Lennar Homes. We saw new development on Saturday and it looks like a good fit for our needs. Because we are buying next to and at the same time as our friends our lot is further down the street that they are starting and lennar isn't going to start building our lots until October which is fine with us. But that means they won't "open" the lots until July August where we could secure pricing. Today we went back to do another walk through of the model and a different lennar consultant tells us that the prices go up each month the farther down the line the construction completion is expected. She said we could estimate the quote we got yesterday to be 9-15k higher in 3 months? At that point it pushes out of our comfortable budget. Do you think lennar would really increase prices like that during this economic environment ? Because we are building from dirt we don't really have any leverage vs a home they have sitting around so not sure if there is anything we can do. Posted: 03 May 2020 05:52 PM PDT I apologize if this is the wrong place to post this, but my wife and I have a question that we are hoping to get answered by the pros. We have been house hunting for a month now with pre approval. We ended up deciding that she would be the only one on the actual mortgage since her credit is far above mine and will work with fha despite my income being 3X higher. She just got temporarily laid off due to Covid and she just received first unemployment payment. We just made an offer on a home, and our question is will we get knocked off if the offer goes through once the bank finds out that she is technically unemployed right now.. Please help! As buyers/sellers, do you use the search functions from your local realtor's site to conduct housing search? If not, what do you use your local realtor's site for? Getting buyer/seller guides? Check out testimonials, blogs? Just to see if said realtor has a site? I'm new to the business of creating virtual tours and I want offer my best foot forward and really delight future clients during these times. In your opinion, what can a "virtual-tourist" do to make you want to do business with them again? What do you look for in someone to do this work for you? What would be a reasonable price? What delightful add-ons could they provide that would be life-changing? What makes a virtual tour good to you? I'm nervous to go out there and start selling virtual tours without doing some thorough research because I would hate to leave a bad taste in a client's mouth so any and all (you can be brutally honest) input is ABSOLUTELY appreciated.
