    So… 1. I'm a long time lurker on this sub, but I'm using a fresh handle for this event. Please don't hold that against me.

    1. I mention the family angle because I've been living and breathing this stuff my whole life and I can feel your pain as a realtor (as I gave that a shot right before the Great Recession)

    2. I've been in lending for 20 years and the latest "situation" has been a doozy.

    Unless you want to roast the beard in picture below, I would love to answer your questions or sum up what the hell happened in the last two months. What's up with rates? Why is forbearance is the number one concern for lenders? why does every lender have different guidelines right now? wait, lenders aren't all the same? what social distancing measures are there for appraisal and closings? what is the new normal? what am i gonna tell my clients and prospects?

    I'm posting this on a Wednesday and hope you'll leave some questions. I'll answer Friday night and a wrap up Saturday

    Anyone take FL license exam online?

    I'm 19 yo and plan on becoming Real Estate Investor, but I want to get a license for some type of credibility. Because of my work schedule, I'd only have 2 days off for free time. Because of this, I'll have to take the course online. How is it compared to in-person, what should I expect?

    Would you trust a young real estate agent?

    So I am going through my Senior year (17F) and my family has been in the real estate sector for about 20 years now. They have a small, relatively new agency and I am considering joining for the few years to come. Of course, I will get a proper education in the branch, I will even be running their website since I'm good at that, but what I am afraid of is that even after I get a license, people just wouldn't trust me or wouldn't prefer me because I look young and thus they would think I am inexperienced. So I know all beginnings are hard but what I'm asking is, would you personally change an agent only because they seem young? Also, do you have any tips for a beginner?

    Becoming a HUD or REO Local Listing Broker

    I would love any tips on creating a successful proposal to become a HUD LLB. I need to create a proposal to be approved by the regional asset manager.

    Who out there has gone through this process and been successful. I would love to see a good example of a marketing plan that was approved or any advice you are willing to share. TIA!

    small town- > big city

    Right now I am in a small town and plan to move to chicago in the next year. I need to build my pipeline there, but how would I do that? My MLS doesn't cover that area in chicago because of that I cannot see the market up there.

    Any comments or suggestions that would be great!
