    In light of Covid-19 I decided to get a 3D virtual tour created for one of my rental properties.

    I found Matterport, only downside is that you have to host with them. They have a free plan with "1 active model" so I thought I would go that route. The tour turned out great.

    I asked the photographer to transfer the "model" to me so I can control it - take it on and off line as I have vacancy.

    Suddenly, the tour no longer works. I contact support - they tell me :

    The free account is for house owner to keep sake purpose

    Wow, that's totally useless. A 3D tour that nobody but me can see?

    That's like Gmail saying, at the free level, you can write an email you just can't send it. What other service behaves like this?

    So now I'm super unhappy with matterport for having deceptive information on their pricing page - no mention at all that it is absolutely not possible to share on the free plan. Instead they say it does not have "easy sharing" (which one could interpret as "you can share it, but it takes more work.")

    I don't mind paying, but I really dislike the deception. It was clear from talking with support that this happens often. I don't see why they don't correct their pricing page to eliminate the confusion. I can't think of a single service where the free level is utterly and completely useless for the intended purpose of the service. ¯\_(ツ)_/¯

    I don't mind paying for a service, but I can't give money to a business that is deceptive.

    Do you have a good 3D tour provider you can recommend?

    Would you take this deal? (there’s a catch..)

    I'm about to make THIS deal

    As you can see I bought it for $60K and according to this website, ARV can get up to $207K in season. So I thought I'd rent it for about 6 months at $2500/month + utilities. Obviously not a great return for the amount I was into it, but enough to cover expenses for those 6 months and make a small profit. Pay close attention to the numbers in projections.

    As soon as the tenant will move out, I will fix it up, clean, and stage (something I didn't do in the fall).

    What do you think about the plan?

    Tax advantage of house being owned by LLC/Corp/Partnership

    Hi,

    I am a real estate salesperson wanting to buy a house for myself to live in. Since I'm in the business of buying and selling houses I figured my future house is not only a residence, but it's also a place of business.

    I have heard of houses that are owned by an LLC/Corp/Partnership instead of being owned by the individual behind that LLC/Corp/Partnership. I'm guessing there are tax advantages. I'm not sure if such arrangements are valid when the individual also resides in the home - or if it's only valid if the individual rents it out.

    Can anyone point me in the right direction?

    List or flowchart of NAR/CAR forms

    Hi,

    I'm a new RE Salesperson. For my educational benefit, I'm looking for a list or flowchart that describes all the NAR/CAR forms used from beginning to end of a residential real estate transaction. I say "flowchart" because I assume some forms are used all the time, and some are only used in special circumstances. It will just help me see the big picture.

    I know the forms themselves are only available to NAR/CAR members but am only looking for just the titles.

    Can anyone help?
