    We're talking glass garage doors, subway tile backsplash, painted brick, etc.

    I think the jury is still out on translucent garage doors. I can see it as a brilliant innovation that brings light to a traditionally dark portion of a home. On the other hand, if your student driver or dear old grandpa decides to put the family vehicle in drive, when they think it's in reverse... that's going to be a much more expensive repair if it's glass, right?

    Choosing brokerage

    Hello guys I'm in the beginning of my career (taking online course) and I'm curious about the next step months away . And that's deciding which brokerage to choose. I'm in Los Angeles California if anyone has any recommendations for top offices to start at here . Preferably an office with great mentor ship and great training.

    Not able to take my exam (Florida) RANT

    Disclaimer I do not mean this to sound insensitive at all, I am just frustrated.

    I live in Florida and I worked so hard on getting through my online course, passing the final, and studying away almost all my free time. I have had to buy an extension on my course probably twice because I was procrastinating at the beginning.

    It's been a long time coming and Now that I am all ready to take my state exam, all the testing centers I looked at in Florida are not taking appointments. It's frustrating because I have no clue when I will be able to take my test and if the information will still be fresh in my mind or not by that time. Of course I'm going to continue to study and take advantage of the time but it's so frustrating not to know when I can start my career.

    I am quite honestly willing to travel anywhere in the state of Florida to take this damn test, so if anyone knows of a testing site that is taking appointments, please let me know.

    Getting ready to sell my house

    What are the best things I can do to to prepare it for being sold? What kind of budget friendly upgrades will best appeal to a buyer? I do not have money for a full remodel but what are people most looking for style wise at first. Also, do people prefer fully landscaped lawns or a blank slate in your opinion. I have mostly good neighbors but some next door have a lot of trash and weeds will that bother buyers?

    Buying a house for myself

    I'm a new realtor and considering purchasing a new home for myself. It may be in or out of my MLS.

    I'll disclose to the listing agent that I'm a broker, but what else have you done when you were in my situation? Am I able to request my commission come off the sales price so I don't have that bigger number on my taxes? Any other thoughts/tips?

    If I buy outside of my mls , is it acceptable to reach out to the listing agent and request a showing? Then I can just write up any offer I wish to make? I don't want to refer myself to another agent in an outside mls to take advantage of the commission myself .

    What's something easy you can send mass email to prospects every week?

    I was thinking of sending out a market report every week, but I don't really know how. I do a lot of prospecting and collect loads of emails every week, but I want something I can just email to everyone without putting in too much effort.

    Selling my own property fsbo vs through my brokerage

    Advice on how to deal with this

    So I have an investor, a guy I've known for years and who has now raised about $2 million, looking for about 10 houses. The problem is he's low balling everything. I'm sending him market data that shows that we're still averaging 96% of list price and that that will stay that way as long as inventory is tight. But he still tells me to make low offers.

    I feel very frustrated as I'm running numbers for him - analyzing deals to ensure they get to a pre- determined cap rate - and we're going nowhere fast.

    How do you politely deal with investors and their low-ball offers?
