    I've been with REMAX for about 6 months, haven't closed any deals, I'm also very young. Thinking about joining Redfin for a more consistent income. I'm available everyday all day, could I expect to make 35k+? My area is pretty busy with real estate in general, it's population quickly expanding and one of the biggest in the state. I know it's pay per gig and I'm honestly just looking for something stable for the next 2 years so I can qualify for a loan. Thanks

    Potential client asking about wholesale properties. Don’t have experience with this and advice is appreciated.

    Someone reached out through Facebook messenger saying they are on the market for a flip and if I come across wholesale properties.

    As a newer agent, I've never done a wholesale nor know how it works.

    Is the —wholesale— term just semantics?

    My assumption is that I should go about this like any other client...lender, home search, offer, done deal.

    RealEstateExpress.com question

    Hi guys, so far so good with this program. Just "finished" Course 1, however I have some questions that can't seem to be answered anywhere on Reddit or online.

    I am on the last page of Course 1 where it technically says 99% completed, and says I can't/shouldn't go on until it is proctored. Before taking this, I was not aware that there were Course Final exams for each Course 1, 2, and 3? And each one I guess needs to be proctored, and then you can take the license exam at a separate location? Is this true? Am I supposed to take 4 exams in the end once this is all done?

    Also, I can't find anywhere if I need a certain score to pass the Course 1 final exam? Or if that applies to course 2 and 3 final exam as well?

    Should I study for these course final exams?

    Ohio driving record

    Just curious if anybody applied for there Ohio license while on probation. I went to court for a dui and it was dropped to wet reckless but I had to take probation as part of the deal. I have a suspended license but with unlimited privileges.

    My cold calling process takes a long time (i.e. dialing unverified numbers one by one)... how to improve?

    So I am a newer agent who will focus on 2-4 multifamily and then expand further into small commercial property (i.e. 10 units) when I get more experience.

    I am currently cold calling expired listings (150 properties) and have a list of out of county property owners (800 properties) I can also start cold calling. I intend to send direct mail as well.

    My workflow consists of pulling the property data, putting it into my CRM (Airtable for now) and then using public websites (truepeoplesearch) to call phone numbers. It seems like I reach 5-10% of the phone numbers I dial. In a 30 minute period I can get a hold of one or two people, maybe. I end up spending something like 5 minutes trying the phone numbers, editing my CRM with notes if I come across bad phone numbers. I feel like I'm doing this is an less efficient manner.

    I've only been doing this for a few days but am noticing when I do reach people, I'm getting a lot of objections to selling now (Covid-19 is most common) but they're okay with me following up, which sounds like a good sign.

    Do you all have any suggestions?

    Any advice about possible conflict of interest?

    As a new buyer, I'm concerned about conflict of interest when my buyer's agent simultaneously is working with the home seller, who does not have a listing agent in his current property, to locate a new property for them to move?

    Would this remove the bulldog tenacity from the agent for me as a buyer?

    Lead Purchase Vendors

    Hello!

    tl;dr: Best place you've found to purchase mortgage leads? LendingTree/Zillow I find to be quite expensive and hyper sensitive on rate (because they aren't exclusive leads). Best places you've found?

    I'm a Mortgage Broker that's re-entering the business. My existing networking approach has been to assist with marketing for my agent partners (flyers, landing pages, listing videos, etc), but I feel awkward cold pitching agents with things as weird as they are with everything going on. (I know a lot of people are in a different headspace, and I don't want to be a thorn so much right now.) So I'm looking to get some leads myself, and use those to come to local agents with a deal, and grow that way.

    What's the best place you've found to purchase leads? LendingTree and Zillow are okay, but expensive and not exclusive. Have you found a better option for leads?

    Finding a reliable realtor in far North Dallas, Texas

    Firstly, I apologize in advance as this doesn't seem to be the right place for this kind of question, however I haven't found a better place and there doesn't seem to be a rule against it.

    I currently own a home in the far north Dallas metro area (McKinney). This is my first home and for various reasons I didn't like the realtor that helped me buy this home, so that leaves me with no idea how to find a reliable realtor. In fact, my first experience has made me more cautious / paranoid than ever about finding my next one. I also don't really know anyone that I could ask for a referral. I feel like everyone's needs are different as well.

    I want to sell my home and buy a new construction. I have read horror stories about new construction and I definitely want a broker there to help me with it since they'd have far more experience working with builders. There's also the issue of selling my home, which I have never had to do before so it's a new experience for me. I'm also not sure if you use one realtor for selling & buying or two separate ones. There's just a lot I don't know.

    Where does one even find a reliable realtor for new construction in my area, selling and buying? Google searching really doesn't help because there's no indication of who I can trust, who is bad, who is good. There's also way too many choices. It's just a bit overwhelming, so any straightforward advice is greatly appreciated.

    Settlement agent - faulty title search

    First, I understand this is a realtor page, but I'm interested in hearing your take on it because you all deal with settlement agents all the time. I realize you aren't lawyers and can't provide legal advice... Just an option...

    I had a settlement agent complete an bad title search, which has resulted in financial loss of land and in legal costs fighting a neighbor over a boundary issue.

    The settlement agent had the incorrect legal description of the property in the deed and title insurance.... No biggie, mistakes happen.

    ... But the settlement agent had a property survey in his possession that showed the correct legal description and it didn't match what was on the deed and title insurance.

    ... AND, the settlement agent never made me aware of encroachments on the property, which were clearly shown on the survey that he possessed prior to closing.

    .. I don't think he actually looked at the survey because of him missing the encroachments, as well as the legal descriptions not matching between the survey and deed.

    ... The settlement agent also wrote my title insurance as if I never had a survey done, so I have exceptions in my policy that say the policy won't cover boundary issues... Which should've been removed when the policy was initially written because I checked the box of completing a property survey prior to closing and this is standard practice.

    I don't want to have to spend EVEN MORE MONEY filing a lawsuit against him. My losses total to $6,000.

    Is there a chance he'd settle without an E&O claim, considering his E&O policy deductible is probably higher than $6,000?

    What are my options here?

    Also, if he doesnt agree to fix things and make me financially whole again without an E&O Claim, do I have the option of going to the state bar?

    Is this negligence that the bar would have an issue with?

    Value of a realtor for buying land in cottage country?

    I'm looking to purchase lakefront land in cottage country, with the plan to put up a small bunkie cottage now (for recreational use over the next 10-15 summers) and then build a home on the land for my wife and I to retire into (keeping the bunkie for when the kids visit) and pass down to the kids when we die.

    I consider this land purchase to be one of the most important decisions of my life. It's where my family is going to make memories and the place I plan to live out my days.

    So it needs to be absolutely perfect. I'm willing to put in the homework and do what I need to in order to make sure I nail this and avoid any crucial pitfalls or nasty surprises. Right now, I'm looking for advice on how to get started with my research.

    If this was your dream, how would you research this decision? How much value does a realtor bring in these scenarios? Other than realtors, what kind of people would you seek out for help?

    What will happen to property values in Minneapolis?

    So now that Minneapolis is planning on defunding/disbanding the police, I've seen a lot of online chatter that this will collapse property values.

    I'm not interested in a political discussion, but I'm curious if anyone has any theories on this. I'd especially like to hear from local Realtors in that area and if they have seen any changes in the market since these events.
