How much would you pay for a real estate IGTV? Posted: 13 Mar 2020 11:40 AM PDT Hi! I made a collaboration real estate video for my YouTube channel but thought to do an IGTV to show my video work. https://www.instagram.com/p/B9qatPfHKsE/ I modified it to be vertical so it fits the format I just had a realtor reach out to want to have a similar IGTV which is great. It took me around 2 hours to film and 1 hour to edit but I probably would have filmed some parts differently if it's just IGTV (vertical footage of the property). I guess I can put it as an additional thing on my rate sheet but if she just wanted the video. Some real estate photographers told me to charge $1000-$2000 but would you guys pay that much? Or how about like $500-$850? I guess I can also do a bunch of clips they can use for social media/IG stories. It's my first time charging for something like this so I'm not that comfortable with overcharging. I can also do a smaller rate if it's just voice over since the mic up and the interview took a lot of time. Thanks! [link] [comments] |
Does anyone have experience with a purchase-money mortgage transaction? Posted: 12 Mar 2020 09:48 PM PDT I recently learned about this type of financing option when I was trying to find way to get creative with my client. My client wants to buy an investment property but only has about $20k saved up. Lenders won't work with him obviously. So I'm wondering if we were to do seller financing, would I still be within the legal parameters of being able to represent my client? The only downside I imagine would be getting it accepted. Posted: 12 Mar 2020 12:33 PM PDT Does anyone use any types of CMA templates? I have seen ones that are just simple spreadsheets but I was wondering if anyone has created any formulas for them. I am pretty new to being a realtor but in my previous role I tried to make quite a few spreadsheets that would automate calculations. Was hoping to not have to reinvent the wheel. Business casual or business formal for closings? Posted: 12 Mar 2020 09:58 PM PDT Does anybody have a good rule of thumb for how to dress for the closing table? I see agents go all out flexing at the closing table with their nicest suit and I see some agents go as casual as jeans and a polo, maybe a jacket maybe not. Successful agents in both camps too. Do you go with what your clients see you most in? Do you just gussy up in excitement for the commission? I lean towards suit and tie but I would like opinions. [link] [comments] |

I'm a broker / owner and do mostly rentals. I was wondering what everyone uses for electronic checks? Any recommendations on programs or services like Quickbooks etc? Any idea of extra costs involved? I only need the electronic check function, no need for any property management or accounting to go with it. I would welcome any & all advice. Thank you! Door knocking during the pandemic? Posted: 12 Mar 2020 07:49 PM PDT I'm hosting an open house 6 doors down from me on Sunday. This weekend is supposed to be the beginning of me farming my neighborhood which is a pretty hot up and coming area that doesn't have an alpha agent yet. I was preparing to circle prospect for the open house and give out goodie bags with home made treats and neighborhood info but it just seems like a bad idea now? I can't imagine anybody wants goodies from a stranger right now. What do y'all think? [link] [comments] |

Thoughts on the future of our industry? Posted: 12 Mar 2020 03:11 PM PDT 22 years old, I'm on my second year as an agent and I love my job. Initially, I was looking to buy time while I figured out what I wanted to go to school for but I quickly realized that this was my calling and I wanted to do this for the rest of my life. Even after two years no one in my family has supported my decision. Initially I didn't care because I knew I could prove them wrong but now with the impending threat of Zillow/Redfin/Realtor.com/Amazon, I'm starting to second guess myself. I'm confused why there doesn't seem to be a lot of talk about the future of the industry and most of the agents I know are middle aged and older so the idea that there may no longer be a need for real estate agents in 20 years doesn't concern them. As much as I try to focus on 'here and now', I know that my uncertainty is holding me back. I'm scared of putting my all into this to no longer have a career in 10 years. Is anyone else having similar feelings? Advice?? I'm with Keller Williams and a believer in the Law of Attraction so I understand the power of mindset but I'm looking for more analytical/evidence based insight [link] [comments] |
