Know about homes in area before they hit the market? Posted: 29 Jun 2020 12:06 AM PDT Hi All, Is there any way to know of any homes that may hit the market before they actually hit the market? Have clients interested in very specific areas so apart from just keeping notifications on for homes that get listed in that area on the MLS is there any way to know about them? How long to wait for my top brokerage choice to get back to me? Posted: 29 Jun 2020 10:59 AM PDT I'm a new agent so usually choosing and switching brokerages is not a huge deal, but finding the RIGHT one to train me is important. I met with 10 brokerages. I think they all went well. I really liked 4, had a 5th that I'm lukewarm on, and 5 that I'm throwing out of the hat. There was one, a smaller brokerage, that stuck out to me. I think it went well. Free training and she's always available to help me out. Free signs ect. Only expense would $50/transaction to cover E&O's. Open, bright, office floor layout, no micro-managing. I called her and no answer so I left a voicemail this morning in hopes to connecting and stating that I'd be ecstatic to work for her brokerage. When I met with her last week, she had told me she'd be out of town on travel from 6/25-6/28 so there's a possibility she's catching up on the time off, maybe? How long should I wait this out? I've had 4 brokerages reach back out to me already since my interviews last week asking for me to join their brokerage. There's no hurry but I'd like to finalize this process soon, I won't be starting real estate until mid August as that is when I am moving to this state. [link] [comments] |

Currently 26 and looking to buy my first property in Dallas as a personal residence. Found a beautiful condo in Dallas listed for 200k that has been on the market for almost two months. I'd love to purchase it, but comps value the property at ~180-185k net of realtor commissions. Am I allowed to contact the seller directly to avoid paying a realtor commission? I would be offering 185,00 cash with a quick close and no stipulations. Looking to circumvent the listing agent and offer the seller a quick close deal. Posted: 28 Jun 2020 02:00 PM PDT Hi all, I wonder if the crowd can help us out. We are an insurance brokerage. So I have a plan to add value to current realtors we work with and to network with new realtors (experienced or not) by helping with their branding. So items like provide a closing gift at settlement to the now mutual clients, provide one of those big Sold key sign with their tagline and social media handle, maybe provide a green screen area/room in our office for video and marketing purpose is the 3 things I am working on. What other ways would you be receptive if an insurance agency who approaches you to see if we can be one if not the main insurance referral for your clients? How can insurance agents make your lives easier? We already have the customer service, quick turn around and competitive home insurance down. Always looking to kick it up to the next level.
