    I'm in an very frustrating situation. I have had a client who expressed wanting to sell since earlier this year. We met up in March and he told me he was interested but he had some family issues ( parents are in their 90's with some bronchial illness). He also wanted to tell his realtor friend (who screwed him over in the past) that he won't use him since he promised to. This home is vacant and he lives about 90 minutes away from it. I'm over there way more often than he is because he's a client in my other business.

    Anyways fast forward now and I finally got him to sign on the Thursday before last. He had been hard to reach because he's been going back and forth to visit his parents ( in Mississippi). He won't answer his phone at all during this period (which is generally around 3-5 days). We were supposed to get it painted and cleaned, and he also needs to turn on his utilities. He hasn't had them on for a very long time and this increases the chances of mold, plus the home needs lights for the photographer and people seeing it anyways.

    He told me this Tuesday that he was going to get the utilities on and the cleaning people there and I haven't been able to reach him. The painting has been done (by people I referred) but I need to get this step out of the way or I simply cannot list it. I have already purchased a very expensive sign for this job and sank a lot of time in money into this. I sympathize with him having things going on but it's frustrating having no communication on his end. I can take care of the day to day stuff and keep an eye on the home, but he needs to still make a few phone calls to make this home ready.

    The home is beautiful. 5 beds and baths, finished basement and right on the lake. He wants to sell it asap as he is tired of it and I told him this was the perfect market to do it because of the low inventory. However the home still needs to be ready to put on the market as well. The home was listed very poorly in the past (horrible photos, no sign, nobody answered the phone) so it's no surprise he had no offers on it last time.

    At this point I'm waiting and hoping to hear from him soon so I can get the rest of this finished. What do you normally do in this situation?

    I'm probably gonna get "the talk" from my wife about my work/life balance. Any solution ideas I could pitch before then?

    It isn't as bad as the title sounds. I just feel that "talk" is about to happen with my wife in the next few days, and I know she's not wrong at all. It's absolutely nothing serious wise as far as our relationship goes, but more something that needs a solution pretty soon here.

    I've been a realtor now for almost 3 years, and it just kinda stinks with this profession, and honestly I just really want some advice from others in how they juggle it, because I know for most it's not an issue at all.

    My problems usually occur because of course my clients have jobs during the day and don't need to be taken care of from 9-5pm, but do need help from 5-10pm and weekends. Wife/kids come home around 5, and that's the time of day that I actually feel like I can be doing things to make money, and not just marketing/lead generating. Real money making things like phone calls with clients and last minute showings etc. In my 3 years of being an agent between the hours of 5-9pm I've only not answered the phone a handful of times because of timing, and everytime I just feel my ear burning, and need to call them back.

    I feel like I have two completely different jobs during the day, and I definitely am not as productive from 9-5 on marketing crap than I am from 5-10 helping clients. This mostly has to do with me liking to human contact part of the job rather than the marketing aspect. But it sucks because I want a home life real bad too.

    Personally I don't think I'm a bad father, but from the hours of 5-10pm weekdays I'm probably "working" 2-3 of those hours on the phone/out and about, and I know my wife is going to want me to stop, but I have no ideas how. Anyone have any successful advice to not lose clients yet still have a designated time for home life?

    TLDR: I know I'm getting "the talk" soon on being more present when I'm at home in the evenings/weekends due to needy clients/work in general from 5-10pm/weekends. Any ideas/help or strategies that have been successful for you? Thanks!

    In PA, is it normal for home inspector to book the inspection himself on Showing Time?

    Does the home inspector usually book the inspection himself on Showing Time, or does the buyer's realtor do it?

    First time home buyer

    I'm starting to wonder about my realtor/broker. He's currently my landlord and a very nice guy but What things should he be providing me? I'm already pre approved, but I'm not sure who I talk to about down payment assistant,etc.

    Question for North Carolina testing ( provisional license )

    Trying to figure out if the PSI testing center will allow me to sit for the exam outside the country in one of their other testing centers. Of course they don't answer phone calls or emails. Would anyone in this sub have any idea?

    Transfer vs Reciprocity

    All,

    I do not have a real estate license, yet which is why I am asking this question.

    I currently work in VA but plan to move up to WI at the end of the year/early next year. I've read through the dozens of posts of part time vs full time so I'm not here to dispute that but I was hoping to do real estate part time as I spend most nights and weekends just twiddling my thumbs anyway (family is in WI) and real estate has always been an interest of mine. I just want to develop that capital to put toward marketing before I go full time.

    WI does not have reciprocity with VA; however, from what I understand, VA has reciprocity with nearly every state to include WI. Is it better to just get my real estate license through WI, do real estate in VA, then head back to WI when I move to full time? Or should I just get my VA license then re-do the WI one when I move?

    Quarantine Realty Questions

    I am first time home buyer. With no pre-covid 19 experience, I'm not exactly sure what kind of relationship we should expect with our realtor. We live in an area where houses are getting snapped up on the blink of an eye. So I was wondering if some of you could speak to what kind of responsiveness I should be realistically expecting from a realtor. I appreciate any feedback any of you could give! Thank you.

    Tattoos and Real Estate

    Interested in a career in real estate, I'm also interested in getting a bunch of tattoos. I am curious to know your opinions on/experiences with tattooed real estate agents or having tattoos. Do you find there are many or do most not have any or conceal them?

    Are agents with tattoos judged/seen as unprofessional? I know public opinion has changed on tattoos over the years but there are still plenty of more conservative clients. Do any of you agents with tattoos cover up or is it more of a matter of knowing your clients?

    I believe it is usually described using an acronym PMS or something like that (haha bad example)

    But it allows you to collect ownership information, perhaps even for commercial properties, (phone numbers, I believe info that's not available on the mls, in a given customizable area.

    My broker doesn't use it but I'd like him to take a look at it.

    It's a webpage. I actually think it might be offered by NAR?? You need agent number to login, and if you go to their homepage, they have a live chat.

    What tools do you use?

    Berkshire Hathaway

    Hey everyone soon to be agent go for my state test Saturday. I've done a tour of brokerages around the area and have a couple options but learning to Berkshire Hathaway because it a independent person who owns that branch and after reading more on KW it seems like a place not for me. What else should I know about this company.

    What questions should I ask the Pros?

    I've been wanting to be a Real Estate Agent for a while now. I want to go to different brokers and/or open houses, and ask agents questions about the job. Mostly to learn about my market (NJ), as well as see if I can do the job with my current situation (Broke - but able to finesse and get my license). Any advice?
