    How would you say lead generation and just the overall business is different, if at all, between the two? What would you need to do to be successful in each place?

    In your opinion, is one easier to prosper than the other?

    Any tips on how to shop a weaker buyer in a sellers market?

    Currently shopping with a client who has max 5% down on an FHA in what is a pretty hot sellers market. They're getting frustrated and I'm pulling out every stop to help them (calling expireds in the area, going to homes the second they fall out of AR or UC, etc).

    They've submitted two offers, both over asking (one was $10k over, the other $12,500) and they are still losing out on best and final.

    It probably doesn't help that they are looking at fresh flips, no updates needed, move-right-in homes. Like most people, they don't so much as want to pick up a screwdriver, but these homes are in best and final mode in less than a week.

    Curious to see if there are any recommended strategies on how to play this one. I'm not showing them my frustration, but it's certainly mounting.

    Found this cool list about the Cities with the Most Historical Homes. St. Augustine, FL is ranked No. 1. I wonder how this affects the property value of surrounding modern-day houses.

    I'm looking for a realtor to list my property that is located in the Inverrary section of Lauderhill.

    The property is a 2 bedroom/2 bathroom condo in a gated community.

    I'm looking for a realtor that is willing to do a month by month contract or is willing to list the unit without any early termination fee.

    I've had the property on the market (on and off) since 2015. My most recent realtor found a buyer who offered full price but the deal fell through because they buyers were not willing to wait 30 days for the association to clear them.

    I want a realtor who is not only able to list the property, but will bring their own clients to view the property. In the past, I've had realtors represent me where the only time I ever saw them was when they gave their pitch. If you don't have your own clients that are willing to see the property, then I'm not interested.

    How are you guys getting traffic to your listings in a Covid world?

    I just listed my first home in a suburb of Seattle, WA. Definitely a sellers market right now, but I am getting anxious because I thought that my phone would be ringing by now. I reverse prospected my listing and so far about 50 buyers agents have sent it to their clients. I had one scheduled showing get cancelled due to "running out of time". I guess I'm just getting a little antsy because its my first deal and I want to do a good job. I'm pretty sure its priced correctly, my client is a mortgage lender so I'd imagine he'd know if we went too high. My listing photos look great imo.

    How are you guys getting more traffic to your listings? Do you guys do broker email blasts?

    Personality tests on agent applications now?

    I was mentoring my buddy's daughter the other day on becoming a realtor, and helped her apply for an apprenticeship near them. However, nowadays they have all these (in my opinion bs) personality tests to even be able to apply for them/interview. One question in specific that I truly did not know how to answer was she had to rank in order from most like him to least like him.

    (In no particular order) Accurate, Confident, Considerate, Decisive

    As an agent for a few years now, I honestly cannot tell you what the ordering of these should be, or what the brokerage is looking for? Kinda stupid in my opinion, but just thought I'd throw this out there to see what others think, even if it's too late for my friend's daughter. I honestly think you need a high value of all of these traits to be a good agent.

    If I had to rank myself in the thought of what a perfect agent would be I'd say

    Confident, considerate, accurate, decisive?

    It's hard for me to say decisive as last but am I right?

    Obviously in her case I told her to put down what she thought she was herself, but I'm really confused what it's asking here haha.
