    How Do I Get Expired Listings Phone Numbers?

    How do I pull up old expired listings phone numbers, etc.? Say I want to grab the phone number of all cancelled, expired, withdrawn listings from the past year in an area, how would I do that?

    Shall i quit my job now?

    New agent. 4 months into the business. Got 1st client who is buyer and seller. Our offer got accepted and i am in a process of listing his house. I might have another listing in a day or two and 1-2 serious buyer. Its already too hard for me to juggle full time job and realestate. I make really good money with my job and i also work from home everyday. I am definitely earning my daily bread and butter with my job. Do you think i should quit My job at this point? Oh by the way, i am very under performing at my job.

    After buying, my property line is 4-5 feet off

    I'm irked, but I'm not sure if there's anyone but me who is responsible.

    1. Bought a house in St. Pete Florida - everything seemed fine
    2. 2 months later, a neighbor suggested one of my fence lines was off
    3. Asked my realtor, who said to check the survey information in my closing packet.
    4. There was nothing in my closing packet. I never signed off or approved any survey results.
    5. Asked the title company to email me a copy of the survey.
    6. It showed that one side of my property was on the wrong side of the fence by 4.5 ft in depth, times 120 LF in length.. In other words, hundreds of square feet were being used by the neighboring property.
    7. Had I known this I would have asked for it to be corrected before closing.
    8. Title company says its not on them.. they don't deal with fences. The adjacent property also built an illegal addition that ran up to the propert line, violating encroachment laws. Title company says the Survey company didn't point this out. Survey company says it didn't see anything in terms of encroachment.
    9. I'm now looking at a $1-2K bill to move the fenceline 4 ft over. And that's the minimum. The adjacent property - a hotel - has installed concrete patios, BBQ pits and other features that are on my land but they'll likely not want to move without a fight.

    I'm super annoyed not only at the situation, but that nobody seemed to have my back... my realtor, lender, the title company, etc. Pre-close, everyone was happy to debate how to fix the broken doorbell. Post-close, I'm having to research legal documents and procedures are needed to take back my property, deal with the city regarding codes/permits, get quotes, etc. It's going to cost thousands and I'm curious if there's something I should have done different so this doesn't happen again to me or anyone else reading this?

    Are social media ads effective anymore?

    With the increasing rules to what you can and cannot say in an ad, as well as super limited targeting options on Facebook/Instagram, are social media ads still effective?

    Is Craigslist any better?

    Needing advice

    Hello, so I'd like to go full time im thinking now. I mean who wouldn't right? My current full time is very flexible. I am feeling lost though. I've been at the same brokerage for about 3 years and I feel alot of the good agents have left for bigger opportunities elsewhere, not that it bothers me much. But I just don't know who I am supposed to learn off of or what my next move needs to be.. I just need a routine or something to get going. Any tips?

    Workflow for new leads

    So I have plenty of leads but want to know how you all handle a lead. For example you get a lead and have a phone number and email. What is your workflow if they don't answer?

    So for example you call a lead, give your pitch and either show or set them up on a drip campaign.

    How quickly are you following up with them? 2 days later, a week?

    What if they don't answer your initial call , text and email? Do you try again in a 2 days, a week?

    What about clients that have started to ghost you. Once a month and then every few months?

    What have you found success with?

    Connecticut Real Estate question

    This is kind of complicated but if anyone can help me I would greatly appreciate it. I got my license in Connecticut last year and just renewed my license. My broker called me yesterday and emailed me a bill for 630 dollars saying I need to pay it to join a board and the MLS. Which is understandable and fine. The payment is due tomorrow, and I asked why this was never brought to my attention sooner, and why I was never asked by either my broker or the state to join it last year. My broker told me that the payment due is for 2019 and is in arrears. Being that my experience with my broker is that he is dishonest (I will be terminating the relationship but there is a little more to that), I called the board myself. He told me that it is not a payment for 2019, but a payment for 2020. From 2019-2020, I had no listings, never even tried to access the MLS and was just an administrative assistant for my broker who also has a property management company. I have had to take an hourly job to support myself and do not have time to pursue real estate, and will not be using the MLS or for all intents and purposes my license. I would rather be a referral agent. But now my broker said if I don't pay, the amount comes out of his pocket, and the head of the board told me it actually comes out of his pocket. The guy from the board also told me it is because I was an active real estate agent for more than half of this year, so regardless of if I become a referral agent or not, I have to pay. If someone had told me in January-May 31st that I owe 630 dollars, I would have declined and become a referral agent. On principle, I owe the money which I can accept, but it seems like I slipped through the cracks of the state, the board and my broker and in some way I'm getting the short end of the stick because with my current finances and due to the current state of affairs, 630 dollars isn't a small amount of money.

    If I'm totally crazy here, also feel free to tell me. I'm just confused as to how all of this happened and if I have any recourse at all that could at least buy me more time than a day, July 1st at most.

    Should the seller offer home warranty?

    Just got my first listing under contract. I'm filling out all the documentation but I need either buy or waive the home warranty part of the deal. I don't really understand what it does or if it's worth it for my seller. Can anyone explain this for me?
