    Just a heads up, I'm with a team and have been with the same team since I started two years ago. My splits are shit where even on my personal leads I only get about 65% of the total commission.

    My wife and I decided to buy a house and I figured I would be representing myself and my wife as written into notes of the contract that I hold an active license in my state. I noticed that there was also a buyer broker agreement inserted into the offer from my transaction manager who prepared the paperwork. Yes, there always is but instead of seeing that I'm representing myself and my wife, I saw my team leads name representing us... Is this pretty standard practice? I already pay him a certain split on every deal but I did not expect to see this.

    -The real reason I ask because I currently have one foot out the door and I'm about to change brokerages, I just have not told him yet. We ended up pulling our offer and decided to wait a little longer.

    -So, if I change brokerages and put in an offer on a completely different house, would he have the ability to hold that buyer broker over me and my wife saying he's owed commission? If so, Before I leave his team, do I need to make sure that buyer broker agreement that my wife and I signed is voided?

    Closing docs

    Newbie: I am working on getting my RE license (Fall 2020 class) and I would like to gain experience with closing docs. Almost all positions list a mandatory experience level of 1 yr and the offices are M-F. How do I get this experience without cold calling everyone? Suggestions?

    Meeting with my first title company tomorrow, what are some good questions to ask him?

    New agent here. I'm meeting with my first title rep tomorrow, and since I've never done this I'm trying to get a feel for what to expect from the meeting, and what I should ask and talk about during this meeting. I've talked to one title company already over the phone, and he sent me resources to use (breakthrough broker for example). But what questions should I ask him and should I dress formally or does it even matter?

    Been stuck in a rut lately and need to establish a plan for the future

    Been practicing coming up on 7 months. 7 leases and currently have 1 listing under contract (appraisal is next week). I also found my current seller another home to move into once his sells so I'm getting double checks from those transactions. After all the leases and this listing, I will make 11k after split. All of my clients came from referrals except for my listing. My listing was a result of pure luck.

    Referrals are starting to dry up. My broker signed me up with Opcity but the leads are fucking terrible. All I get is people thinking they can get 100k lakehouses and then act all pissed when I say that budget won't even get them a livable house in this market. I used to be a social butterfly but now since COVID I can't do a lot of the things I used to do where I could put myself into positions to pickup potential clients. So this leads me with client sources being referrals and internet leads.

    I need to start making more money, so I need to start getting more solid leads. I have a business FB page and an instagram page. Both about 100 followers (mostly military buddies who don't live near me). I'm willing to try pretty much anything within reason. I guess I just need a kick in the ass. I don't know where or how to start but I need to be doing something that will generate long term business.

    edit: I should also add I'm a full time student on the GI Bill. I pay my bills with my monthly stipend. This stipend ends at the end of 2021. So I have a year and a half to start making at least 24k a year.

    Cold Calling

    Working on my license and transitioning my career path, I'm selling a business and so planning to dive into the representation side but also doing some conservative flips parallel. My question is, how much of being a new agent involves cold calling? Does it depend on the brokerage? I hate the idea of cold calling, I'd rather have the role of guiding motivated buyers and sellers, the idea of calling someone on the phone who may of just been browsing a listing to look at pictures is not something I'm thrilled about. I'm in a very hot market, cosmopolitan city, if that helps?

    — The reason I came to this thread is because I work with 100s of agents, as the majority of my business is with purchase transactions. I often find that many real estate agents are not super familiar with the financing side of things, understandably so - as I am not super familiar with an agents side of things, but this often can lead to confused consumers hearing different things and improper guidance. Once a week I spend 3 hours on conference calls with agents that I worked with that week where they ask me anything and I can help educate them to the best of my abilities to help them with all future transactions whether that includes me or another lender.

    I'm 19 and working manual labor in the sun all day. I hate it and I'm not meant for this.

    I have a lot saved in the bank and still live with my parents. I've always been interested in things like real estate - I was also the best credit card salesman (yuck) when I worked as a cashier so if there's any translation I might be okay.

    I'm in rural Alabama but I think my county has potential.
