New Buyer Client Scheduled with Listing Agent Posted: 10 Jun 2020 10:01 AM PDT Hi All, looking for some takes on the following situation: Zillow provided me a Buyer yesterday. Buyer and I had phone consultation and I am showing them their first property tomorrow. Buyer reaches out this morning at 8:45 via email and asks me to schedule 2 more properties. One of these properties, the listing agent tells me my client already reached out to her this morning (but wouldn't answer me when I asked what time) and she said she already scheduled her. I politely said she's my client and I'll need to speak with her and the agent said "Well, she said she had no agent. Sorry!" I informed her my client was a bit of a rookie and she said "Oh well I mean you haven't met with her yet?" I said we consulted on the phone yesterday and we are scheduled for tomorrow elsewhere and that I have emails from this morning requesting appointment at her property. Bottom line: is there anything I can do to strongarm this listing agent and get her to play nice? I'm already bringing Agency Agreement forms tomorrow to our first tour together—if she signs those Thursday, could I show them to the listing agent regarding Saturday's appointment to force her to co-broke and loop me in? Posted: 10 Jun 2020 11:30 AM PDT Been in real estate almost two years. I see plenty of activity out there, but my hottest leads have all dried up. One decided to move to another state where they already had an agent (so not even a referral). I have a handful of other buyers who just seem to be permanently sitting on the fence. I've been doing a lot of marketing, but that will take time to work. I've started cold-calling FSBOs with zero success (it's a victory for someone to talk for more than a minute). I'm just desperate for a single transaction and feel like I'm clueless how to find one. TLDR: Super frustrated agent. Closed 3 this year before COVID. Posted: 10 Jun 2020 12:17 PM PDT Fiancé and I are moving to the area next year (so excited, I miss my home state of MD) but I'm curious about licensing. My dad is a realtor in DC and said it's easy to get licensed in all 3 areas however when I look it up, it seems that you can get a VA license and have it reciprocated for MD but not the other way around? Any suggestions on where I should get my license first? Which has better options for a new realtor? I'm open to MD or VA just not sure what is the best for long term. TYIA! [link] [comments] |
Posted: 10 Jun 2020 11:38 AM PDT Hi everyone, I am a realtor in Canada and in my 2nd year. Last year I was contacted by some one at Google ads express US. In my naivety, I thought it was google proper. Any ways, they promised top google search in my area. It worked. Then they up sold me landing pages. This was around Mid Nov of last year. It was taking longer than promised, as with the promotion they were offering created more business than expected they told me. Promise after promise, extended deadlines etc. I asked for an actual update to send me what they have completed so far and they sent me generic screen shots of landing pages that had no personalization of any kind this was in February. I then stated that they have done almost nothing in 3 months and I wish to cancel and request a refund. No further contact, they will not answer any emails or phone calls. Has any one used or heard of their company? I was in contact with a Keith Adams, Samantha Lime, Louise Gibbons, Lucie Simmons. Google ads express US 1-650-332-8369 emails used I am assuming I am going to just eat the thousands of dollars and chalk it up to a $h1tty learning experience. Florida Fair Housing related demand letters Posted: 09 Jun 2020 09:31 PM PDT Below is an excerpt of an email sent out to all Florida Realtors. "We have learned that a very large number of members and at least one local association have received demand letters and complaints from a law firm alleging violations of the federal and Florida Fair Housing Acts. The firm alleges that the members' and the association's websites fail to provide accessibility options for the disabled. These notices have been received by members statewide. Though it does not appear that the actual complaints have been filed in federal court at this point, the demand letters threaten litigation. If an association receives such a letter, the association should contact the local board attorney and the National Association of Realtors® immediately. If a member receives such a letter, the member should contact their broker and attorney. Deciding whether to fight a demand or settle a claim is a legal decision." [link] [comments] |

How to RE Developers Live when they are working on their First Deal? Posted: 10 Jun 2020 07:46 AM PDT This may be a dumb question, while I plan to work for someone before being a developer, I'm just curious how developers make a living and/or pay bills while working on a project before the construction phase? It's seems to me that the money only comes after the property or units are sold/rented out, so before all that is there a source of income that developers get even before the construction phase? I did my research and the owners seem to be elderly. My plan is to write a letter, including my contact info. I don't want to be offensive in regards to the property's condition, so I'm unsure of how to address it and as this is my potential first listing, I'm pretty nervous. What's the best way to procced to avoid lots of paperwork? Can we file a deed for transfer of ownship? How do we change the loan to be on only my name?
