| Using HOA Specific Community Signs For Neighborhood. Posted: 06 Jun 2020 09:35 AM PDT I have heard different opinions on this issue. I was wondering what the thoughts of it were on here. Some areas (particularly the more fussy HOA's in nicer areas) require a specific type of sign that fit community guidelines. You can't use your own signs and generally the HOA will provide you with a vendor to make and install them specifically how they want. From what I've seen in many areas, the agents don't use them. Especially if the area is gated, nobody often sees them but the neighbors and people who already have an appointment to see the home. Another concern is people spending a lot of money on a sign only for it to list and sell quickly and then they are stuck with a sign they can't really use anymore when it wasn't needed to sell the home. Others are of the opinion that it's good to have because it could be a way to get potential sales within the community and it makes you look more professional if other agents aren't doing it. They feel it is a marketing piece however small. What are your thoughts on this? Thanks for reading. :) [link] [comments] |
| My parents needed my help to buy a house, now what? Posted: 06 Jun 2020 11:37 AM PDT First time posting on Reddit. I'm in a weird situation and don't know where to go, a friend recommended here. So here we go. I am 26 yo and have been living with my parents and younger sibling. Sibling goes to college, so they are in and out of our housing situation. My parents and I work consistently paying jobs. We have had financial troubles before because I did not make as much, and my dad would lose his job often. We also used to live in CA, but moved to PA. Things are much more affordable for us here thankfully. In CA we rented and never saw that money again. So my mother convinced us all that purchasing a home in PA would be financially beneficial for us. Less chance of being evicted, making an investment, and we are closer to my sibling to goes to college out here. According to my mother's logic. My dad doesn't have much of a say because at the time he is jobless, therefore, he can't really provide us with any help in regards to our living situation. He is also not in the best financial situation himself. Too many credit cards, too much debt, no savings, and my mom has been handling everything financially. With some help from me. Because she is married to him, their credit together as a married couple is not good. I was asked by my parents to use my good credit and my name to qualify for a loan to purchase a home. All of that went through and now we moved across the country with mortgage payment that is cheaper than any rent we had to pay in CA. And my dad found a good paying job where he holds a good position in a company that won't be going away anytime soon. As a result of all this, I have my credit on the line. Considering my dad's history of not managing his money well and my mother wondering where it all goes and why she has to make ends meet on her own every month... I no longer feel comfortable with my credit and name on this house/loan. I am also 26 yo and want to move out under other circumstances considering my relationship with my parents. I no longer feel like I can stay with them and continue to be their escape goat for financial situations. I no longer feel like I can be their financial cushion. My sibling has been supportive in understanding that being with our parents is no longer healthy or beneficial to us as young adults trying to live our own lives. My question I am trying to share is this: I have already got the house and the loan, my parents have been handling the payments for the last 6 months. They both have jobs now. Am I able to transfer the house and the loan to them? If so how? Where do I start? The reason I am concerned about not being able to do so is because their credit was not good enough to even get the loan in the first place. Which is why I needed to use mine. | Concerned about a few short showings today Posted: 06 Jun 2020 09:49 AM PDT We just listed our house 3 days ago and have had 4 showings so far. The 3 we've had today have been exceptionally short, one group didn't even bother entering. I know it's still early, but our main concern is selling a house with a very small backyard. It's a .25 acre lot, and the backyard is cut in half by a hill that we've had mulched/landscaped. The usable yard space is pretty minimal. We have it competitively prices, and it's a 2 year old house that is quite honestly immaculate. It photographed very well, has a cool layout, great neighborhood, etc. We're just outside of Raleigh, and it's a total buyers market at the moment. Lots of new developments in the surrounding area. We have a phenomenal realtor, and the price she suggested is under what we would have estimated, but we went with her suggestion, so it should be priced at an appealing number. Is there anything we can do to be more appealing outside of the obvious price drop? It's probably too early to speculate, just thought I'd ask those a bit more experienced. [link] [comments] |

| Previous Owner hasn’t forwarded mail, it’s been 3 months... Posted: 06 Jun 2020 05:16 AM PDT Hoping someone here can assist....we purchased a home and closed in March. The seller was a nightmare to work with and we have now discovered lied about the severity of several issues we asked about prior to close which is costing us a lot now. She has not changed her address so we still get most of her mail, and more recently we got a package that looks pretty important (it appears to be some sleep apnea equipment). She hasn't reached out at all, we have no way to contact her. I really don't feel that this is my responsibility in any way, she is a grown ass adult. In your expert opinions how would you tell your clients to handle this situation? Do we contact her realtor and let them deal with it? Thank you in advance for any advice [link] [comments] |
