| Is Covid relief a major F U to landlords or am I missing something? Posted: 13 Jul 2020 09:02 AM PDT Surely people should not be evicted when the whole economy shuts down. But current set up makes the landlord responsible to sponsor this crisis for their tenants. The mortgage forbearance is not any kind of relief. Taxes, utilities and repairs still have to be paid on time whether rent is received or not. When jobs slowly resume, I imagine most tenants will choose to leave instead of having to pay off thousands in arrears accumulated in the last months. Am I wrong? [link] [comments] |

| Any bulk RE deal analyzer out there? Posted: 13 Jul 2020 06:21 PM PDT I've recently started reading about investing in RE. I've spoken to an agent who was referred to me by a friend in the industry. I had a good hour conversation where I clearly explained that I am new to RE investing and would need a lot of guidance. We then talked about hots spots in SoCal, he explained a little bit about why I should get into townhouses/condos instead of SFRs, etc. It was a very high level chat as it was our first but, nonetheless, insightful. Ended the call with "Let me put you on a daily mailing list of RE opportunities." There were no following emails/calls to see if I had questions, etc. I guess he knew I am not a customer who is at the bottom of the funnel (digital marketing speak for "close to buying")? I get these emails with listings that all look similar with info about the property and nothing about ROI. I'm sorry if I offend anyone but how is this going to help any investor, let alone a novice, buy from you if he/she has to go through each property? I'm not asking to be spoonfed but at least shortlist it by some return metric. Anything to help cut your potential customer's time speeds up the deal. I'd like to ask if anyone in this community knows of a site that can analyze properties in bulk? e.g. upload a list of addresses and spits out a cap rate. I've tried searching but none that can do bulk. I think something like this would be useful for beginners. How is everyone finding deals? [link] [comments] |

It's been going well, and I'm thinking of using the profits from that to buy another property. My current market doesn't seem the best to invest in based on price-to-rent ratios. So I'm wondering if I could get advice on the following: -- Is this a good time to invest in an out-of-state rental market, or is there a high risk of a crash? -- If this is a good time, what markets do you recommend? Or at least what are the criteria I should be looking at? -- I currently have about $30k that I could invest as a down payment. | Multifamily Financing options for lower down payment Posted: 13 Jul 2020 10:44 AM PDT I have been looking at duplexes and have an opportunity to purchase 4 duplexes total 8 units. I am 24 years old new to real estate investing and I have made some money in the market this year and want to park it into cash flow generating properties. Is there an option to get a investment loan without putting 25% down? I'm looking to put 15-20% down so I can be able to purchase all 4 duplexes. They generate enough cash flow for the loan payments. It's about 12% cash on cash return. I will not be able to do the house hack and stay in one of the units. I'm trying to figure out the next stage of my financial journey, and right now I've settled on real estate. It's going to be a few years before I've got anything even vaguely resembling seed capital, so I've got time to figure out exactly how I want to focus myself. One of the options I'm interested in (aside from house hacking, which is definitely higher on the list for me) is purchasing land for a tiny home community to rent; if possible, one with utilities already included. As long as your city ordinances allow for it, and the location is good, then it sounds like it might be cheaper and less maintenance than maintaining a full multifamily property of your own. However, I also assume it's more work up front, what with surveying, permits, and other complications. But I'm sure there are facits there I haven't even thought of. Has anyone here been landlord to a tiny home community, or typically buy vacant land over properties? What are the advantages/disadvantages that you've seen over purchasing MFHs? What have you encountered that you haven't seen those who purchase pre-built property encounter? [link] [comments] |

Posted: 13 Jul 2020 08:50 PM PDT If someone invests $10 million into a fund that is for a specific CRE project, with an 8% preferred return... do they usually start making their money back immediately from receiving portions of the yearly operating income... Or is the greatest chance to earn it usually at the point of a future sale? On paper, when there are quarterly profit distributions, does the net operating income go straight to the investors' preferred return first, or their initial $10,000,000? [link] [comments] |

Currently own five investment units (3 BR condos) and were considering selling to one of our tenants in a seller financed deal structure. The condo is under litigation with the developers which makes it hard to sell more traditionally and our current tenant is interested in buying, but has less than stellar credit. I know alot of people do this with airbnbs with wifi door locks but an empty rental unit doesnt ever usually have wifi setup. How do you see this impacting the real estate market as a whole over the next 5 years? Who do you see benefitting and where do you see opportunities arising? I think REITs that do sale leasebacks in the manufacturing space are poised to benefit, as an example. They provide liquidity to firms that may be needing cash in the short term as they are undergoing several changes and restructuring during this transition. I think this is going to be a trend that happens slowly, but will bring tangible changes to the market, driven by COVID revealing too much dependence on other countries and significant supply chain disruption. | My Paid Off SFH Rental: Should I Keep It? Posted: 13 Jul 2020 06:53 PM PDT Hi all, First I want to say thank you. This is a great forum to read. Lots of friendly people here and tons of knowledge being passed around... hence why I'm asking you all, complete strangers, for advice. Here's my situation: My rental property is a SFH in the Phoenix area. Based on similar comps in the area, I would value the property at 240k. My tenants pay $1250 in rent. And as the title says, the property is paid off. I would estimate that the property would need $3-5k in work to make it market ready. If I sell it now, I would stand to gain a substantial profit as I bought it for under $100k many years ago. I would also avoid capital gains. Phoenix currently has a shortage of inventory which is substantially raising some of the prices in our market. Houses in this neighborhood are selling way out of their true value. Here's my question: Should I sell it, hold onto it (make no moves), or hold onto it and take the equity out of it? It's hard to consider taking on a new loan for the property (HELOC) when I've been enjoying a $0 mortgage on the property. My long term goal is to own many properties, so I think having cash on hand for a recessed market would be advantageous. Thanks in advance for the advice. [link] [comments] |

My wife is from Turkey and the exchange rate is at an all time low. We're looking at brand new 2BR/1BA apartments in a major city for $40K that we'd pay in cash. Obviously the exchange rate could cut either way, but don't expect it to keep going down. Rents are basically double what they were 7 years ago. We live in the main house, we've got another 2bed/1bath in the backyard and 2 singles in the duplex across the driveway. We remodeled our place before we moved in and we've been able to remodel the two singles after normal tenant rotation, but the backhouse needs the most attention. Of course, LA has pretty rigid rent control so our only option of updating that unit and maximizing rents is to make a cash for keys offer. [link] [comments] |
| New construction townhome, good for rentals? Posted: 13 Jul 2020 07:40 AM PDT New to real estate investing. I currently own (mortgage) a single family home in a suburban town in Dallas-Fort Worth. Over the past 3 years, I have seen this area grow with new retail and houses popping up. The area has seen an influx of financial/brokerage companies moving in, with a Fortune 500 company setting up their HQ right across the town I live in. The HQ construction will complete by September 2020, and employees were supposed to move it then, but I am sure that will be delayed because of Covid-19. The town that I live in is using up the last parcel of their free land on a project that is a mix of retail, restaurants, high end apartments and townhouses. I am looking at newly constructed townhouses in the $420k range as an investment property that I can rent out. Right across the freeway, they are building Venetian styled townhomes that list at $1.3m+. This would be my first rental, so I wanted to make sure that I have my base covered. From what I understand, since this will be an investment property, the lender will give me the rate higher than a primary residence mortgage. I will also probably need to pay 25% down. HOA is $310/month, covers all exteriors and roof, which is pricey, but home insurance drops to $500/yr. All in, the monthly expense is $2500. I don't know what it would rent for, but I expect no less than $3k. The newly constructed apartments in the same complex with 500 fewer sqft than the townhome have rates of $3500 on their website, but have just started leasing them out. I am wondering if the numbers make sense? I dont expect a ton of repairs the first 4-5 years, so budgeting $150/month for repairs, $2500 mortgage, and $3k rent, I have a positive cash flow of $350 per month, $4200 per year. Assuming the property sits vacant on the market for a month, I still stay cash positive for the year. Thoughts? Feel free to poke holes in what I have laid out -- I would rather hear that now than after I buy the property. Edit--> $2500 mortgage includes Principal+Interest, property tax, insurance and HOA.
