| Neighbor won't talk to me because I bought "their" house Posted: 04 Jul 2020 07:44 PM PDT Just ranting, bought a house, waved at the neighbor and she just glared at me, I started walking over to introduce myself, and she turned around and walked away. Then the neighbor across the street introduced himself and said the other neighbor is pissed because they wanted to buy this house for decades, they also own a house across the street. They said we paid too much and swiped the house out from under them (they made an offer first, but were nitpicky and lowballed saying it needs this and this and that, etc). We saw it the first day it listed and it already had 1 offer so we went full price + escalation clause $20k+ above. The seller (an estate) liked how excited we were about it and picked our offer. The other thing is we spent 8 months looking........and we thought this house was priced right, it needed work, but it was priced accordingly. Apparently our neighbor thinks otherwise and now has some grudge against us. Said we paid way too much, etc. I think they're just outdated in their prices. We looked at everything waterfront $550k and below, over 8 months, and this one was $400k but needed $50k in work, and was still way nicer than anything we saw for $550k. [link] [comments] |

| Got a home inspection on a brand new build Posted: 05 Jul 2020 06:38 AM PDT I followed this sub's advice and got a home inspection on a new construction. We weren't terribly concerned because of how thorough the builders were (noticing things I didn't notice on final walk-through). The comes with a 30 day everything warranty, including touch-up paint for moving in, so it's in the builder's interests to have it perfect before closing anyway. The home inspector didn't find anything out of line. The only thing he noted was that the outside power outlets weren't GFCI outlets and he recommed they be changed. I've never seen that on any house. At least now I have peace of mind. [link] [comments] |
| Looking for a rental has been a nightmare. Posted: 05 Jul 2020 08:08 AM PDT My partner of four years I moved to a small town to be closer to our parents and my siblings. We are both 20. We were originally renting a bedroom from his sister and her husband. This was, however, an hour's drive from our parents, and we wanted to be closer to them. We got jobs closer to our families and made the move under the impression that we would be staying with his parents for a month or two while we found our own place, either buying with a USDA loan or renting with the intention to save and buy within the next two years. It's been almost three months. This has been an unexpected slap in the face, to be honest. This town is primarily elderly people. When we go to talk to real estate agents in the area about what rentals are available, they kind of just brush us off. One lady told us very condescendingly that we need to make a plan for the future when we went in to talk to her. I understand that we are younger, but we have had a plan for a while now. That's why we moved up here. We have a couple of thousand saved, and just got better jobs. I'm working 25+ hours a week with plenty of room to cover shifts and make more money. He just got a shift lead position with a pay raise and 35+ hours a week. The same real estate agent tried to just tell us straight up that apartments never show up here. But there are always new listings, and she made a point of telling us about all the recent ones she'd rented. Another real estate agent I tried contacting just a moment ago had two numbers listed on her website, an office, and a cell. The office phone didn't pick up, so I tried her cell and figured I could leave a message. She picked up the phone and started chewing me out for calling her on a Sunday morning... When she put her number on the website... Why leave your personal number if you don't want people calling it? And why answer the phone if you're just going to be incredibly condescending to a potential customer? We make sure to dress professionally when we go to meet an agent. We have a positive attitude and do our best to show that we are serious about looking for a place. We have rental history, 700+ credit, and stable income with money in the bank for emergencies. We talked to the real estate agents about this. They still aren't taking us seriously and it's very discouraging. We would like more than anything to find our own place. Staying with his family was a stressful situation because we very much function well when it is just us, but with everything going on and having to have other people involved, we agreed that we need to be staying in separate homes until we find our own place for the sake of everyone involved. I'm living with my parents, and he's living with his. This has been very hard for us because before all of this, we were incredibly close, never did anything alone. Being apart is making the issues worse but neither of us is comfortable staying with the other's family again, we very much want our own place so we can work on repairing the unexpected damage to our relationship that came from the stress of this whole ordeal. How can we, as young people in a primarily elderly community, get grouchy real estate agents to take us seriously? We would be able to handle our finances easily, we've had experience with it before and money stress has never been an issue for us. But trying to find a place has been a real nightmare. I'm running out of reasons to be excited or have hope for us finding our own home... Would pursuing a USDA loan again be easier than trying to rent? Any advice would be greatly appreciated. | Questions for my condo Purchasing Posted: 05 Jul 2020 06:43 AM PDT I found a condo I like but I have some issues worried about: 1) my assigned parking is on the rooftop deck so it's uncovered. Will this be a big issue for resale? 2) should I take the current low interest rate and pay off in 15 years? The monthly payment will be 800 more than my current rent, but affordable. Considering the resale, I'm not sure this is a good investment strategy for condo. 3) the condo document shows the financial situation is fairly by the auditing. Posted: 05 Jul 2020 06:22 AM PDT Hi, just bought a condo a few months ago and my downstairs neighbor just said that there was a leak below my unit into their bathroom ceiling. I have not had any leak visible in my unit. It appears they have not done anything to fix the problem in a few days which I think would be making it worse. I'm not quite sure where their bathroom is as the unit is laid out much differently, I believe it is below my living room. My question is if there was no leak in my unit how would I be responsible? I'm not quite sure where the pipes are but if its a leaky pipe, there would be no way for me to know. Any advice on how to proceed? | Unpaid Mortgage and selling home Posted: 05 Jul 2020 12:01 AM PDT Hello. I'm freaking out so I'm asking this question in hopes my anxiety can be somewhat alleviated until Monday! I'm in TX. I do not have control over the mortgage as it's not in my name with the mortgage company when they bought it from Wells Fargo after we refinanced. So I can't call them. Only my husband can. He got mail, I opened it. He has not paid the mortgage in 6 months. He said he would call and find out our choices. I knew our choices, our best bet is to sell. The market value is about 95,000 more than what we owe (with the interest) It's 110,000 over the outstanding principle. He said they told him our only option is to sell and that it won't go into foreclosure while it is on the market and listed with a realtor. Thanks to Covid-19 (thanks to Covid-19 I don't have a job) we have until August 31st to pay the outstanding balance — as I read via google today and foreclosures aren't put into affect until then. I don't trust this lender or anyone really. Not anymore. Is this true? Or can a lender still foreclose if a house is actively listed for sale? Thanks! P.S. We currently live in military housing but are looking to purchase and home. Our lease is up Dec 3 but looking to move sometime in November. We have two small children in daycare and will have to change where they currently go. We'd really like to get a pre approval now and start looking but If we find something we like now I'm not sure of it can be or would be held until November. This would be our first time purchasing a home and we'd be using our VA loan. We really need to find daycares now where we will be living since it takes a while to get slots. | We’ve outgrown our house but love the property Posted: 05 Jul 2020 08:04 AM PDT We live in a four bedroom, two bath house on two wooded acres. It's 2000 square feet. We have 12 years left in our mortgage. (Just refinanced at 2.5%!) We have five kids ages 19, 17, 15, 13, and 7. We also have two dogs . Our eldest daughter is 27 and joked she wants to move back in because she hates living alone. We outgrew this house years ago but stayed because we love the land/neighborhood and figured the kids would eventually move out. We would never throw out kids out but it's possible out kids will be staying at home longer than we thought. We looked into an addition and decided against it. If we ever decided to sell, it would be easier to sell a four bedroom house versus a six bedroom one. Also, my husband wants both of our parents to live with us when and if they get too old to care for themselves. Yeah. The only solution I see is to just suck it up and stay put. We could put a tiny hone on our property but our city is really rigid on what they'll accept. Idk if we want to invest 20k+ in a tiny house dealing with all the red tape. | Question for Appraisers on Here re: Difficult to Comp House Posted: 05 Jul 2020 05:23 AM PDT Hi All, Hoping appraisers on this subreddit can help me alleviate some of my worries as our purchase of a new home is contingent upon finalizing the sale of our current home, which is in the appraisal stage. My home is located in the DC area where it is a definite sellers market. However, we live about 45 minutes outside of downtown, so my zip code, while still hot, is seeing an average time on the market of 70 days, per Redfin. My home is also an oddity in that it is much older than most housing stock in the area - it was built in 1900. It has a lot of unique features including three functional fireplaces and wood floors throughout. While the house was built in 1900 it is fully modernized on the interior with tons of updates including internals like the electric and plumbing. We also recently installed central air, replacing window a/c units and baseboard electric heat. We put our home on the market and after 4 days we received two full price offers at $490K. My goal with this property is to sell it and take the profits to build another and keeping the cycle until i own enough money to start renting them instead of selling so i can build a nice passive income in the future !! But i need some advice since im new to this whole thing ( i have been studying a lot, but nothing is more important than experience) For all the real estate experts out there: how can i predict my home is going to sell for ? i know a lot people say to take a look to other houses in the market in similar areas and similar style , but im struggling with this my, since my area is quite small, plus when i look it up online a lot of the houses have been sitting in the website for ages meaning they could be overpriced. shouldn't i take a look to the houses that already sold instead? if yes , how can i get acess to this information? Another big thing is, I'm a bit confused about the design of the house because a lot of the times i find myself designing what i like it , and thas not the point !! i should be designing what sells!!
