| Tax savings on buying/leasing a car as a realtor Posted: 09 May 2021 06:57 AM PDT Hi all, should I lease or buy a car if I plan to declare myself as a Real estate professional in 2021. I'm an agent but also do my own commercial development. I understand I can claim atleast a portion of the price of the car for taxes but I also have folks recommending leasing and then claim all the leasing costs for the year in taxes. I also hear that you can claim mileage along with either of the above two options. It's getting really confusing. Appreciate any help. [link] [comments] |

Posted: 09 May 2021 09:29 AM PDT Reading through articles and statistics I see numbers ranging from 3-13/year which is quite a difference. I know that there is a lot of stats that don't take into account the fact that there is an overwhelming amount of part-time agents, so it ends up muddying the data for people looking to get an idea of what full-time numbers would be like. There are obviously going to be some variables, but I'd love to know how many deals FT Agents are doing in a year and what areas you serve (Downtown, Suburbs, Cottage Country/Vacation homes, Luxury, maybe a few of those!) | Posted: 08 May 2021 07:18 PM PDT I just put together a deal for my buyers at easily 10% under market value because a FSBO seller has no idea what they're doing. They posted horrible photos along with a weird/creepy description complete with "NO REALATORS!!!" (lol) at the end. I knew the house was in a good location so I drove by to scope it out. Turns out it's a great property and if it were listed with even a minimally competent agent there would have been a bidding war day 1 on market. Instead, it's been on Craigslist for nearly 3 months. The seller told me all kinds of stuff they probably shouldn't have despite warning them and giving them my state's required agency disclosures, and I used it against them in the negotiation. They have no idea I took them to the cleaners and they'll never figure it out because they smugly assume I'm just a dumb "realator" and they are extremely smart because they are saving 6%. I even negotiated a 3% commission, haven't seen that in a long time here. Buyers love the house, it's priced under market value, seller is happy because they don't have to pay 6%, and they have no idea what is coming for them at the inspection negotiation and appraisal negotiation. Yep, I got contingencies for everything, low deposit, way under market value. I couldn't dream of getting anything like this accepted on the real market. Thank you FSBO!! [link] [comments] |

I have asked my realtor for fair market values to put offers in and she usually sends me comparators that do not make sense to me. How is a house in really nice part of town a comparator for a blue collar neighborhood for example. Instead of giving me her professional estimate at what she would set the property for selling if she was the sellers realtor, she always says you are buying the property, so you get to value it. How am I as a first time home buyer to assess property value? Isn't this what realtors are supposed to help with??? [link] [comments] |

They're near where I live so it would be pretty easy to do. But they aren't pre approved. Any point in dealing with buyers who aren't pre approved in today's market? | Ways to get your listing on the Internet without using an MLS IDX feed Posted: 09 May 2021 11:29 AM PDT So one of the things that annoys me most about our local real estate board as our inability to put any sort of signage or advertising in our listings or pictures without being fined because they are selling all of our listings out on the IDX feed to third-party sites who are then selling all of their leads to other realtors. I do see all the time however other listings on third-party sites that have agent information because it was not loaded through the MLS IDX feed. So my question is: If I stop my local MLS from sharing my listings is there another website that I can upload a listing and its information to that will feed it to all the other major third-party websites? That way I have more control over the information that I allowed to be shared. [link] [comments] |
| Did the seller's agent do something improper Posted: 09 May 2021 04:21 AM PDT So I saw a friend of mine the other day. He's kinda flaky but he owns a multi use property. He has been telling me how he needs money so he was going to sell the property. I saw him the other day and he was telling me how he got an offer from his agent. I didn't know that he had listed it. He said he didn't list it and signed no listing agreement. I asked him what the offer was and then I told him that I knew someone that would probably pay an additional $30,000, all cash. My friend then told his agent that he found a better offer. The agent went berserk and claimed everyone was unethical. I don't know what she is talking about. But I'm wondering if she did this because she didn't want to split the commission and did her broker even know that she is representing a seller with no agreement? I'm in NJ, btw. I believe that there must be a formal document signed by the seller. I'm new to the game but I feel that there are shady people out there. [link] [comments] |
| Advice for buying a quitclaims deed from an LLC Posted: 09 May 2021 02:57 AM PDT The property needs work, and we know how to do it. It's priced to sell, but the quitclaims deed makes us nervous. They're selling their interest in the property while we don't know if they have any interest in the property. The sellers are an LLC that own more than 60 properties in that area. | What is the opposite of New Construction? Posted: 08 May 2021 12:37 PM PDT Not that it truly matters, but I'm wondering when you're trying to distinguish between new construction and the opposite of it what word do you use? For example, the opposite of a new car is a used car but to me a "used home" sounds awkward. My go to is pre-lived in (still awkward) but I thought I'd see if anyone had anything better. | Hate working with buyers in my market. Switching to sellers. Posted: 08 May 2021 01:02 PM PDT Today I realized that chasing buyers in my market is an absolute waste of time. 2 types of 'buyers' are out there for MY market. Those who window shop and aren't qualified. And those who are qualified from a bank, but isn't anywhere near qualified to compete. After a few months of chasing buyers, and 400 bucks spent on gathering even more buyer leads, I have spoken, followed up and had meetings with a few hundred buyer leads, and I've realized that I definitely want to be a full time seller's agent. I'm taking my money, and going back to cold calling Geo's on a dialer, and will be adding expires as well. I've already started calling FSBOs, and though the inventory of everything is record low, talking to the few FSBOs is VASTLY better than talking to buyers. (If you can believe that). Cold calling FSBOs is more pleasant than warm calling buyer leads. Imagine that. There are no hoops. No qualifications except a clean title and potential leans. Far less common than the unqualified, time wasting, disrespectful buyers. All I have to do is sell myself, my trust and my knowledge. That's easy compared to urgently explaining and telling people to get qualified, have money to write over asking, have all cash, avoid inspections JUST to have a chance at closing something, and have them still not take me seriously. I've cold called Geo's before. And I have an amazing skill set on the phone. I'm confident, knowledged, and simply love to help and share information to people. It makes sense to go back to sellers. And even though inventory is soooooooo low. 98 percent of agents are not cold calling for sellers every single day. Over 200 agents are in my office. We have 14 total listings. 4 are active by one agent who obviously brokers for a developer. The rest are under contract. That's how bad the market is in raleigh area of NC. Quiting is NOT an option for me. I have no idea why I even switched my monthly payments to buyer leads from seller leads via dialer to begin with. Sellers has always been where it's at. You get buyers by the ton with listings anyway. And honestly, this is kinda sinister of me, but it would be nice to metaphorically tell disrespectful unqualified buyers to F off. (Joking).
