Presenting a picture of the buyers with an offer Posted: 16 Jul 2020 08:13 AM PDT I have mixed, but mildly positive views towards buyers writing personal letters to present with their offer to a seller. Whether they help or not is another story. However, I saw a personal offer letter that included a picture, and my fair housing law sense was alarmed. Here is a picture of no real value, other than it says "We are not in any of the fair housing protected categories." It feels like including the picture could be a facilitating act for discrimination, whether that discrimination is overt or implicit. I feel like the Realtor Associations should, at a minimum, discourage the practice of buyers including a picture with their offer. What do you think? If you think it is fine to include pictures, please elaborate on what benefit the image provides, and why that is greater than the risk of the image facilitating discrimination against protected classes. Posted: 16 Jul 2020 09:52 AM PDT Forgive me, as I am not a realtor... but I thought I would turn to this group (as you are realtors) on how to find one of you. I'm looking for land in Oklahoma and I've contacted fours realtors via realtor.com, all of which have good reviews but all of which have provided terrible service - one did not respond, two of which initially responded but were terrible on follow-up to the point that I lost a deal, and one of which told me to do the searching/research on my own and then come to them for help once I found something. Soooo.... 1) As realtors, where do you suggest I look to find a genuinely good realtor that is going to be an advocate/partner for me as a buyer? 2) What warning signs should I be on the lookout for? 3) Is the rural real estate market (and agent) less attentive than other markets or is this something that was just an unfortunate chain of events? I'm about to make a large decision here and I need someone on my side but I just don't know how to go about this since my experience has been less than pleasant. Are we fucked? (Earnest Money) Posted: 16 Jul 2020 09:49 AM PDT My wife and I are in the process of buying a home. We were preapproved through a lender, and had to close that I had been temporarily furloughed for a month. We both work in food and beverage as managers. Now, 20 days into escrow, our lender is telling us that they may not be able to pass final approval due to no guarantee that we won't be furloughed again. At this point we are both really stressed out, we put $12,000 down in earnest deposit. Will we be able to get it back? Our realtor has been unresponsive after we told him this. And we are now panicking. I looked over our contract again and can't see anything that says anything about the sellers keeping the deposit. There is just one box that is nit checked that says they would be able to. That means we should be OK, right? Sorry if this is the wrong sub. [link] [comments] |

I'm curious to learn from the community how you would spend some of this money towards generating new business & etc (mls & brokerage fees). I'm saving a sizable chunk, between $3,000 to $4,000 for personal but am wondering how experienced agents would leverage this extra $2,500 to $3,500 to generating new businesses. Current ideas are using a service like mojosells for expired's, FSBO's, & FRBO. Farming to 500 people each month in my desired neighborhood and leveraging social media. Curious to hear from the community on how you would spend this cash in an smart and efficient way? Thanks :) [link] [comments] |
Posted: 16 Jul 2020 11:59 AM PDT I'm currently prepping to take the licensing test in the next coming week or so, currently going back over the material after 4 months of Covid lock down with no child care. There are endless pages of just text about common sense items, the website that I'm getting all my required hours from is asking some really bizarre questions (IMO). Things like fill in the missing words from some random rule here or there. As far as I know Oregon has the most required hours for the test which means more material to cover. Is this all fluff and the test will ask serious questions or am I going to fail because I didn't memorize 400 slides of material word for word? Any insight into the test would be amazing. Thanks! Has any listing agents ever have a seller refuse to leave the house? Posted: 16 Jul 2020 10:27 AM PDT I represent an investor in the deal. The closing is tomorrow morning. The LA calls crying saying that the seller wants to cancel the contract and stay in the house. What are the buyer's options here?
The LA said that the seller said that she was dealing with a death in the family. When I told the investor, he backed away from suggestions 2 and 3 and just said, I don't want to throw someone out of their home. Just get my EMD back. Grrrrr. I also have an opportunity to rep prospective buyers. What is my legal risk if I don't inform the buyers of disparity between actual and claimed square footage? New home sales vs general brokerage Posted: 15 Jul 2020 07:56 PM PDT I've been licensed and joined a brokerage since last October but quit full time work for real estate in January. Things were going well for a couple months where I completed firm training, hosted lots of open houses and met a couple promising buyers. Then Covid...since then I've had one sale, a few rental closings, and have another buyer client that has been offering but nothing accepted yet. I'm starting to think that general brokerage isn't for me mainly because of timing and how slow things are for me. I can't really go network/mingle with friends as much as I'd like with Covid. Also, the driving all around and lack of structure of general brokerage I'm not sure is for me. Agents that have been in traditional real estate and new home sales, what advice can you give me to decide which one is right for me please? [link] [comments] |

So I'm almost finished getting licensed in the Chicagoland area and I work at my current job 3 to 4 days tops. I was wondering if it is at all realistic for me to assume I can do both starting out? I know for the most part it's not the best idea but I figured because the industry I'm currently in is rather flexible and I only work a few days it may be possible.
