    I have been at my current agency for a few years but make very little per transaction, even though all my leads are provided for me. Now I feel I am more experienced and will start getting more referrals but will also need lead gen. KW is offering 65/35 split until 21k cap and then 100% commission. EXP is offering 80/20 split with an additional 75/25 to the team for team leads (as I would be joining a team) otherwise it is just the 80/20 split until 16k cap. The things I like about KW is a I feel they offer a lot of training and an actual office in a nice area, I could bring my clients , even though I wouldn't use this very often. EXP is all in the cloud, so no office space but they do provide leads, I am just not sure about the quality of the leads. I also think KW's look and logo are far superior to EXP for marketing and in general KW is more well known to most. The draw to EXP is they help provide some leads and the split is a little bit better with a lower cap for your own leads. Any KW agents who have switched to EXP or Vice Versa? Any input of advice would be appreciated!

    Have a steady nice job, but want to try being a real estate agent

    I'm in my early 20's. I live in a fairly rural area in PA. I currently work in a hospital making an average wage being a medical equipment technician. I like my job and who I work with. I work 40/hr a week mon-fri. I have had thoughts of getting my real estate license and becoming an agent. I have a passion for real estate and feel like I'd like to be a salesman also. But it's hard to leave a good job for the unknown. I have minimal bills and minimal debt. I also save the majority of my money. I'd imagine some of you have been in my situation....what would you advise for my situation? Just looking for some advice and insight. Thanks!

    Content providers

    Any insight or success stories utilizing sites like Keeping Current Matters or Lighter Side of Real Estate? They both provide nice-looking content, seems to me LSoRE may have the upper hand on the social end of things where KCM is stronger on national market stats, but I've just dipped my toe into their products.

    I've jumped into both of their subscriptions but would prefer to stick with one for now. Let me know your thoughts!

    How to learn Yardi?

    I'm a licensed realtor trying to get into property management. I notice a lot of jobs prefer experience with Yardi, one of the premiere property management softwares out there. Yardi does free webinars for registered users to train you on how to use it. What are the community's recommendations for how to get started learning this software?

    Does anyone have login credentials they could share (just to access the webinar), or would anyone be interested in screen sharing a tutorial on how to use Yardi?

    Earnest money

    I'm going to be closing my first transaction this month. My current broker isn't very helpful. Lots of drama so I literally can't even ask him a simple question like this. Reddit has been so helpful for me until I can find somebody else to work with...
    The title company emailed and asked how I'd be handling the earnest money. This was what she asked. "Will you be bringing the earnest money check to closing or do you want it taken out of your commission check?"
    I'm sure this is a ridiculously simple problem... I feel embarrassed to even ask.... I have no idea how this is supposed to work. My buyer gave me the earnest money check. I gave it to my corporate office. I'm assuming they have deposited it... Why would it be taken from my commission check? How do I get that money back if it is taken from my commission check? Is it better to get a check from corporate to take to closing? Would my corporate office write me a check for the earnest money if it is taken from my commission check? So confused... I hope this makes sense...

    Felony Forgery And Misdemeanor Theft

    I passed my GA Real Estate exam this past Tuesday on my first attempt, and now I feel like everything is crashing down.

    Had an amazing interview with a local brokerage today, and left from there to get a copy of my background check to apply for my license. I was stunned to realize that my background check wasn't squeaky clean.

    Background: I'm 33 years old, and as a sixteen year old I got pregnant, was forced to carry the child to term, and then coerced into giving him up for adoption by my extremely religious family.

    The following year of my life was very dark. Before the pregnancy and adoption I hadn't even drunk alcohol - I did every drug short of heroin, and when I ran out of money I stole a check from my mother and tried to cash it.

    My parents pressed charges but assured me that it was 'for my own good' and that because I was a minor, it wouldn't show up on my record. I completed a nine month rehab program and probation. The charges are listed as Nollo Prosequi and Dismissed.

    I have led what I consider an admirable life in the intervening 16 years. I've had background checks run that came back clear, and I stupidly assumed that confirmed the erasure of my charges.

    I understand that people with criminal records have been granted licenses, but to compound my issue, I didn't answer the questions correctly regarding criminal history when I took my test, since I truly believed I had no record to speak of.

    My first course of action will be to contact the GREC and correct my error, but I guess I'm just wondering if anyone has any experience with a similar situation. I've searched and found a couple other threads but they didn't deal with crimes of this nature.

    Thank you for any words of advice. I'm devastated right now.

    Incorporating as an agent

    I recently got my FL sales associates license and want to get info about incorporating myself before getting started in this career. From my understanding opening an LLC or PA as an agent is a wise thing to do mainly for tax purposes, however I'm not sure when is the right time.

    I spoke to an accountant who says this is definitely a good idea to eventually do and recommends opening an LLC, or PA when I get to $30K in commissions. Also said it didn't really matter if I chose one over the other (LLC,PA) because they would virtually be the same. And until then I would still be able to deduct expenses. I'm currently going around brokerages and spoke to one of the recruiters their who recommended doing it right away even before any income.

    Looking for agents who have experience with this. How would you recommend going about this?

    3 Years in, may take a 6 month Sabbatical next year. Join a Team or Continue Solo?

    Hi, so I've been a realtor since beginning of 2017. First Year did about 25k GCI, Second Year did 85k GCI, Third Year did about $60k GCI. My efforts have not been that great, I really only worked hard my second year, and that was for about half the year and I started coasting after that. I am looking to spend about 6 months abroad in September 2021, or possibly January 2022. After I return I intend on continuing with real estate, unless I find something I'm super "passionate" about.

    My dilemma is that, knowing that I am going to be be going abroad for 6 months, would it be more worth it to join a team or continue building my own business. The thing that is pushing me to join a team is that I don't want to put a lot of hard work into following up etc. only to go away for 6 months, and realistically miss out on a lot of deals during those 6 months, since I have know that the effort that I put in today doesn't get rewarded until much later.

    Would love to hear your guys opinions and advice.

    PS going away for 6 months is something that I have wanted to do for a long time now, and as I am getting older I'm realizing that it will get tougher and tougher to do something like that further down the line, that is why I am planning for it next year.

    Asking for previous inspections

    I have a buyer very interested in a house, but one room on the second floor seems to be crooked. Obviously an inspection would dictate if this was an issue or not, but I feel strange advising my buyer to make an offer with, what seems like, a possible obvious defect in the floor. The house has been on the market for over a month. I asked the listing agent about it and she said she never noticed. Would it be appropriate to ask her if there was ever a previous inspection done?

    Have any of you experienced this before (cross post)

    Context:

    We are a real estate brokerage firm that has been open since Jan 2020. Over the last few months, our brand has grown at a steady pace, however, over the last two months, our traffic and engagement have skyrocketed. I have begun to refine my PPC, social, and SEO strategies. That being said I am a sales and operations expert and I am trying to do my best with the marketing and this situation is over my head, My boss is freaking out and I could really use some insight on possible solutions.

    Situation:

    My Boss (CEO) used to work for another firm in town, he left them back in November 2019 to open up our firm. This week it was identified that they still had his active agent site that had my bosses name as still representing the firm in question - in addition to several pictures of him still posted on their Google business page (not a big deal). My boss sent the owner of the other firm an email requesting the site to be taken down. He gave some smart ass remark and a "haha" and agreed.

    It should also be noted that one of the pictures that were posted was my boss's Signature! just a fucking picture of his signature.

    Problem:

    Since that email was sent (two days ago), leads are coming in for services we do not even provide such as apt rentals, rent to own, vacation rentals, etc. But the site is taken down.

    What's more and the most sickening part is that whenever you search my boss's name (with several long-tail keywords) and none of our site, content, social platforms, or anything shows up, not even his Linkedin. 4th or 5th down you can see his Realtor.com and Zillow.com links that is it.

    I have run a domain comparison on SEMRush and we rank 5th against the other firms 17th. The only thing that shows up is obituaries (not him), and the firm he left to start ours.

    I am aware that they are working with a top-dollar SEO team.

    So what are my options? Legal action? Throw more money at it than they do? That is really all I have. I know this post makes me seem naive but Id rather look dumb for a minute than for a lifetime.

    Unused Tennessee study material
