I always imagined real estate agents would be wearing suits but in my town I see all the real estate agents on the bill boards just wearing nice clothes. I am female, I prefer suits but it looks like a lot of the female agents just wear pretty blouses and I'm not sure what the bottoms they wear are. Sorry if this is a stupid question! Not sure why this would be reversed but I'm also curious how this affects us directly. I ended up joining a top notch kw office, then after I signed the papers I felt like I was just another statistic. No calls answered. Txts not answered. I joined another kw office and it seems the same mentorship wise. I mean I understand with the pandemic classes are virtual. But I need something more hands on. Posted: 31 Jul 2020 04:33 AM PDT I've been in the industry for 8 years and prior to that I was a financial advisor for one of the big 5 financial institutions for 10 years. The market at the moment is extremely busy and I feel myself hitting a wall and feeling burnt out. I was about to take a few days of much needed R & R with family. My communication with clients has been slower than normal and the needy ones I just don't have the patience for at the moment. It seems that in this industry that everyone you work with is nothing but cutthroat. This is not the way we worked in the banking industry. My lack of communication and it's only been within the last week has resulted in 2 agents contacting my broker and providing lengthy complaints. While I'm not denying the fact that I can sharpen up and address my own faults. The fact that 1 of those agents because I didn't return his call sighing 1 hour called my manager and gave his 2 cents worth. The trouble with this is that this 1 agent in particular works for the same broker! Someone please tell me.... everything that I do for my career, clients and broker is never meant to maliciously hurt or upset anyone. I've never cheated, lied or stolen from anyone and the thought would never have crossed my mind. The lengthy complaints from 1 agent had mentioned issues over a year ago and the story is only 1 sided. The issues are completely blown out of proportion and make me look like I'm a terrible agent to management. The trouble is that this isn't the first time an agent has sent in complaints about me and something trivial that's blown up into a catastrophe it seems. This situation keeps happening to me in some sort of manner. When I was in banking , I worked with 15 other sales reps and if we had an issue with one another then we dealt with it one on one without involving a manager at all costs. In 10 years I've never had complaints and issues with management and now it seems like I'm forever defending myself in this cutthroat industry. I'm starting to feel like this industry is changing the person that I am because of this. My wholesome personality and customer service has been built through heavy training in the banking industry but yet it feels like I'm doing such a terrible job to my mangers currently at my brokers office. What do I do in this situation ? I'm at such a lost and terribly upset about this situation that I feel so broken down . I've tried pushing to the top and yet it seems I have to watch my back at every turn because of someone trying to sabotage me?!?! Gsuite is a great way to have all the integrations you need for real estate sales as well as a robust and secure email system. Since first setting up GSuite, I've come across some tricks and integrations that my clients have found to better help their clients and make the sales process more professional. Many realtors shy away from tech stuff, especially when DNS and domain setup starts being discussed, so I was thinking of creating an easy to follow video course on the setup process and some tips and tricks I've learned. Would you pay $50 for a course like this? If not, why? Edit: As if it wasn't obvious enough that I'm not in sales, I didn't even include the benefits. Mainly two integrations make a big difference for realtors I've worked with: DocuSign & MailTrack for tracking email opening stats. During the COVID-19 peak there were some occasions where a Zoom integration came in handy for easier conferencing. The main benefit of GSuite as opposed to using a personal Gmail account is the ability to leverage Google's marketplace and integrations with a custom domain to remain professional. GSuite still offers all of Gmail's tools like Calendar, but now you can schedule open houses and showings directly from your domain email, and send clients custom maps with routes for planned showings. Discussion About Comparable Sales Posted: 31 Jul 2020 10:06 AM PDT Hi all, hoping to have a discussion about comparable sales and how much weight we give them. I work for a small brokerage that works great for me, but it doesn't provide many opportunities to have conversations like this, so I enjoy this sub for that very reason. I've been thinking about comparable sales. I know that they are one of the few true data points that we have when determining value, but they also make me nervous because they are transactions between humans with infinite variables. I would argue that the data is better than something that is "actively for sale," because you can put whatever price you want on your home and ultimately what matters is what someone will pay for it. And it's definitely better than Zillow-type estimates which are algorithms. But how do we account for the fact that humans make emotional decisions more than logical ones? Is it actually good data if a comparable sale was sold cheap because of a distressed family member that inherited it, or a divorce, or someone on a 1031 time crunch, or any other number of reasons that we usually can't account for? My typical process is to look at comparable sales (tight radius, sold recently, similar sq footage/condition/etc) and then also look at the same report for all the homes in that same radius and time frame to get a good idea of the area as a whole. I also rely on knowing my market and knowledge gained having lived in the city for 30 years. I'll also typically loosen up the area radius and time since sale and see if there is anything that stands out. I guess I don't really have a specific question, but would love to hear thoughts or opinions on my half-formed thoughts I just rattled off. [link] [comments] |

An agent in my office is getting close to retiring and transitioning out of the business. Said agent has reached out to me about starting to take over her client base. What would be a fair split of commissions in this situation? My knee jerk reaction is to start at 50/50 split for the clients that she is already working with that I'll be taking over for, then veering more towards a 25% referral fee to her as time goes on. I live in Colorado Springs which is a huge military town which is what actually brought me here as well. I don't really know a lot of people here other than who I currently work with as admin/biller for a medical office. I'm trying to build relationships with new people since I'm not from here. I've been looking for how I could do that but all the articles I read are pre covid so a lot of them just aren't possible at the moment. Does anyone know ways of meeting new people in this new norm?
