    In my 3 years as a realtor I've had 6 complaints against me. All of these required multiple broker involvement, mediation and outright litigation. I've "won" all 6. Now another agent has accused me of misconduct and she screen shot a text I sent to her, and sent that to my broker. I've had the proof debunking the other agents BS, but I'm pissed that I even have to deal with this shit again. I was told not to "burn a bridge" because the other agent might deny me showings, or steer their clients away from my listings??? WTF? The other agent has wronged a lot of realtors and they just let it go. At this point I'm ready to walk away from my brokerage. I went to four different brokers about her and they advised me to let my client walk. She calls my broker and they immediately call me to ask what I'm doing wrong. A broker has taken over the deal now that I have a clear to close on the 22nd. Talking about saving my commission and shit. Then I get a message this morning asking of I'll have a sit down with my brokers next week. Turns out she was caught in multiple lies. I don't care and I'm walking once my last listing closes. Sick of my word being doubted.

    Listing agent MIA

    Hey all, hoping to get any insight anyone may have. My client is trying to buy a house listed 3 days ago, went to check it out, loved it, and submitted an offer same day (Wed). We have them 2 days to think it over and get back to us (end of day Friday). Thursday comes, no response, cool all good they've got another day. Friday comes, I've been calling the agent every 2 hours from noon until 8. Phone rings, no pick up, left voicemails and texts. Now it's Saturday and my client still wants to keep their offer and not pull it. Listing agent is MIA and will not return calls/text or anything. I'm thinking about calling their broker Monday morning and starting to raise a fuss because the listing agent can't even give us so much as a "not interested" or no. I haven't heard anything from them in 3 days now. The offer was for full asking price on a 15% conventional so it's not even like we offered something so stupid we deserved to be ignored. Any insight? Any advice?

    Relocating a business

    I've been thinking of starting my career in real estate over the past few months but one thing bothers me. I currently live in PA and finically can not afford to move yet. I'm 21 years old, just graduated college, and I want to move to a new state when I have the financial backing to do so (probably South Carolina, Georgia, or Florida). My question is, have any of you started and maintained a steady real estate career and moved to a new location only to have to rebuild your client base all over again? How hard was it and did it happen a lot faster than the first time you had to? Does being "new" to the area make people trust you less, or does you experience in the market triumph that doubt your client may have? Thanks, any advice would be appreciated.

    Best guide to setting up social media

    Hey folks,

    I'm a long in the tooth agent who's always done alright using old school methods and referrals. As you know things are getting a little tight out there, so I thought I'd step things up with social media. What I am looking for is the most effective guide I can find to facilitate this process.

    What have you read/watched/ listened to that really worked in growing your business through social media? Thanks!

    Area code for my phone number

    Do you think it would be wise to change my number to be one that reflects my city's area code? I know for myself when I see numbers from out of my city or state I usually assume spam and don't answer. But when it's local I'll answer more often than not. My current area code is from my hometown which is an hour away. Just curious if anybody has advice or suggestions? Do y'all have a separate cell for business or use your personal phone for both? Thanks!

    Brokerage License

    Can a unlicensed person open a real estate brokerage, then hire someone with a broker license for the buying and selling of properties. While taking a percentage of the commission from the licensed brokers sale. Would it be legal for the business owner?
