| Posted: 13 Jul 2020 07:10 PM PDT So this notice just popped up on our MLS who has partnered with Dotloop: WHAT TO KNOW: Effective July 17, 2020, dotloop will be permitted to share aggregated transaction information with Zillow and other affiliated companies, going back to January 1, 2016. This means that if you currently use dotloop, your transaction information will be shared with Zillow unless you notify dotloop by this coming Thursday, July 16 that you do not want your information shared with its affiliates. The complete dotloop's information sharing policy can be found here. For your convenience, provisions of the policy are stated below: Dotloop may share information provided to them on or after January 1, 2016 with Zillow Group and its subsidiaries ("Affiliate Sharing"). Dotloop or these affiliates may use the information dotloop collects for their internal purposes, for example, to understand and gain insight into trends in the real estate market and to improve their home valuation models. These insights are applied at an aggregate level; neither dotloop nor their affiliates will use data from individual transactions or properties to obtain leverage regarding specific transactions or inform decisions about individual properties. If you have registered for a user account (a "Registered User"), you can opt out of Affiliate Sharing by emailing dotloop at support@dotloop.com. As a Registered User, you control the sharing permissions applicable to your view of your loop(s); other participants in the same loop(s) may make different choices regarding whether to share their loop views, which may contain similar or duplicative information. I got my license at end of 2019 but COVID affected my level of activity and leads as I was picking up momentum. I have a full time job outside of being an agent so it's been tough so far, but after focusing on building my Instagram account and talking more with friends I've been able to gather a few leads lately. So I just submitted an offer hoping it gets picked up, and working with a few others to get them preapproved! I'm 24 yo and I'm currently working from home from 9-5PM, but I've been considering getting my salesperson license by taking online evening classes. If all goes well, I'm hoping to do real estate part time. I plan on getting an NJ license, then possibly doing a dual license for NYC. I know part time isn't necessarily ideal, but it's something I've been interested in for awhile. I'd just like to keep my current position while I can. As for some concerns, while I am a people person, I don't know about my ability to sell. I love big projects and honestly consider myself a people pleaser. I understand I can't meet everyone's expectations, and I don't want to end up becoming a pushover for potential clients. I also know it's a big hustle when you first start. | Need help with my very first buyer Posted: 14 Jul 2020 09:11 AM PDT Hi all. I'm 6 months in the business, but haven't close a single deal. I'm renting and I've never been exposed to any home purchasing/selling process. I choose a firm that mailed me saying how they'd trained me and all, and I joined them believing that they would trained me. But, after I joined, I was told that I was too late for their training program that my supposed BIC was teaching. That should have been the red flag one. Then, I was assigned with a manager that would trained me, but so far, I'm only "trained" if I asked. I'm way underprepared for my job. All the pre and post licensing taught about not going to jail. I found my first buyer client by my own, and they were pre approved for a mortgage. My manager helped me with submitting the offer. Now we're about 3 days away from closing, and the mortgage loan officer is saying that my client is not qualified for the final approval. Because my client was furloughed for about 6 weeks after they were initially pre approved, and his income to debt was over 45% or something like that because of the furloughed period. But I was told that it could be possible to qualify if my client can get a gift money. The loan officer said about $2000 would make it possible, but he needed his underwriter to run the number to confirm or something like that. That was yesterday and I haven't heard anything back from them yet. I'm just wondering what I could do for my client? Could I contact the seller and ask if they can lower the sale price by $2000 so that will help out my client? The property is under $200k and we're paying $5k above the listing price because we're competing with other offers. The client waived to do any inspection despite my advise, so we have no ground to re negotiate except the issue with the loan final approval. When we viewed the house, the AC wasn't as cool and the seller doesn't know anything about when the roof or the Havac was replaced. The buyer can't lose the contract as they've paid quite amount of money for DD and EMD, the appraisal, and everything else. What can I do for my client? What would you do in my situation? Sorry for the wall of texts. I feel very incompetent and helpless. I will learn from this and will work better for next client. I will also quit my firm and find a new firm after the closing. I contemplated asking for help here before, but I was worried that I'd be breaking any laws or rules. Now my client is my priority and I'm honestly willing to risk my license to help my client. | Seller's realtor shenanigans? My realtor's?? Posted: 13 Jul 2020 06:03 PM PDT So my husband and I put in an offer on a home. Signed all the offer paperwork, and were told our offer (full asking minus closing) was accepted and paperwork on the seller's side done. (Seller's realtor also happens to be our current apartment's property manager) Applied and were accepted by their property management. Had the inspector scheduled for this week. Tonight our agent gets a call from the other realtor that there's been another offer. Much to our agent's surprise because as far as she knew it was under contract, only contingent on the inspection. Apparently this is something the seller's agent has done several times before. Lying about paperwork being signed and taking other offers. Is this a seller's tactic? He obviously gets more commission if it goes for more. Or is this more my agent's fault for not getting paperwork in hand rather than just taking his word for it that it was done. Also, is there a conflict of interest here with him being my current apartment's property manager and the sellers realtor? We really love this place and don't know what to do next. Any advice? I feel that the overwhelming tone in the real estate world is that the marketing side is just not a great experience. Either the leads are too expensive, too low quality, or theyre shared. All the software boasts a number of "ai" and "automated" processes but are actually more confusing for the typical agent. So, redditors, what do you think? Are you like me? I'm looking for a marketing service with guaranteed results - not guaranteed leads that are too expensive, anyone else feel this way? [link] [comments] |
| Posted: 13 Jul 2020 07:51 PM PDT I bought my first home about five years ago. I was so excited but also clueless. I wound up choosing a realtor who was a family friend/acquaintance. I'm posting because I am wondering if my experience was typical or if my realtor really wasn't that great. The first thing that rubs me the wrong way is she was late for everything. My home inspection she showed up 20 minutes late with a Starbucks in hand. Same thing for my closing ten minutes late with coffee. I don't even know if she had to be at these things. But showing up late was super unprofessional. Second was there were issues with the porch. We asked for a letter from a certified contractor verifying the porch's issues were not going to get worse (they did in the end). They didn't produce their end of the deal and we were days before closing and she pretty well said, "find a real estate lawyer". Third we had issues getting needed paperwork from the seller. The sellers agent wasn't responding. She was doing minimal work. So I took matters in to my own hands and said I was going to drive to the seller's agent's office and speak to the head broker. It was then they got ahold of my agent. She called mad at me telling me the broker said to not show up at the office. It wasn't until then she had a conference call with all parties. In the end I just feel like she didn't do a good job. She really didn't seem willing to go to bat for me. I'm guessing she felt like she was doing a family friend a favor. Was I expecting too much? How much is a realtor supposed to do for you? I want to make sure I don't make the same mistake again and select someone good. Thank you! [link] [comments] |

We had a local realtor come out to see the home and both me and my wife really liked him. He was enthusiastic, positive and seemed to know his stuff. Is it usually advisable to get a second opinion on the price or to meet with another realtor to see other options? Would it be advisable to use a realtor we know personally? I have a few acquaintances I know that are realtors. Not people I consider to be a personal friend but people I think I can trust. It's a bit of a hard house to estimate the price on because theres not much comparable. (Acreage with two houses.) Any advice would be appreciated. [link] [comments] |

We found a few plots on Zillow to do some further research. We have a friend that recently bought land without a realtor and I'm wondering what the advantages of having one would be? One property in particular is owned by "Coldwell Banker Distinctive Properties" and has been sitting on the market for 4 years. It's a semi-rural area with zero structures and we would need to do a land survey, check building codes ect. to determine the feasibility of building. Who would I contact to get more information on the property? Coldwell Banker? The tax assessed value is 1/2 of the listing price. I'm not sure how normal that is. Is it best to get my own agent to navigate and negotiate price? Will they take the standard ~6% if we decide to buy? We plan on purchasing with cash if that makes a difference. [link] [comments] |

I've had no contact with him ever before. I email him thanking him for his inquiry and advise that we have an accepted offer and that if he lets me know what he is looking for I will help him find something else, and to advise me if he has a broker working with him. He replies "why was the website not updated?" I told him we update when the contract is signed, not when we have an accepted offer. He said, "Ok, thanks." This is a high dollar inquiry. Its important business. He is a buyer, actively making inquiries on million dollar properties, so he's not someone I'd want to ignore. This could be a million dollar sale without a doubt. Now, here's my pitch reply that i'm formulating: My pleasure, (name redacted). I'd be happy to help you with anything you need if you are not already working with a broker. If you have any real estate question or concern I will gladly help. I work around the clock and I am very knowledgeable of the market and it's listings. Test my work ethic by calling my office late at night, early in the morning, or on the weekend and you will get an answer.. *END PITCH* I realize this is a little out there. But, throughout my career I've struggled with being a robot and thought, maybe i'll do something different for once. Of course, I can live up to the work ethic test, as I really do work like Kobe. One thing I do know, is that i'm not about to do nothing, delete his email, and forget about him... | Loopholes for personal transactions? Posted: 13 Jul 2020 02:07 PM PDT Hi can anyone provide me with some legal loopholes for me to buy/sell/rent/owner finance my own properties without having to run every single transaction through my company and pay company fees? Some info - I've been licensed for a year and beginning to buy and sell my own investment properties. But my state requires that the broker have a file on every single agent owned transaction including rentals. Then my brokerage charges a transaction fee on top of that. It makes no sense to me that anyone off the street can do this no problem, yet I'm required to include my broker in all my personal, non mls deals. I totally understand the ones I list or buy from the mls, but FSBO, rentals, and owner finance properties seem like they should have nothing to do with my company. Would putting these properties into an llc release me from having to include my broker in every deal? Disclaimer - I'm an eXp agent and due to my location I really have no other options as far as switching brokerages. [link] [comments] |
