    Hey everyone, Am I doing something wrong or do I just have the absolute worst luck?

    I have a house listed that is a MAJOR fixer upper- probably needs $100k worth of work.

    My client accepted the first offer, then buyer stalled for time until five days before closing to request an outlandish $25,000 in closing credit-leaving my client to only get half of the offer price of $50,000. Of course, she declined and the house was put back on the market.

    Two days later, we get another offer for a little more and buyer is willing to waive inspection (seller already had city and termite inspections performed).

    That was last week. Buyers agent just reached out to me and said she has not received earnest money and has not heard a word from her client since signing the contract. Seller is canceling the contract.

    Do we just have the worst luck ever? Or am I doing something wrong? Is there anything I can do to avoid this in the future?

    Does anyone know the ins and outs of these data feeds? What can I and cannot use it for? Are there any no nos? The MLS seems to be very picky about it and very proprietary.

    A question about bank owned properties.

    My clients got their offer accepted on a bank owned property. It's been six full business days and the bank still has not executed the contracts. Is it normal for the bank to drag their feet like this? My clients are getting frustrated. When I reach out to the listing agent all he says is as soon as he gets them he will send them to us.

    Can someone evaluate my prospecting plan?

    So I want to do:

    20 door knocks a day 100 cold calls a day 100 IG dms a day Hand out 100 stickers a day

    For the door knocks and cold calls I will be focusing on subdivisions with turnover percentage and also subdivisions with the highest concentration of those that speak my 2nd language.

    Questions: 1.) how do I find the information needed to see which subdivisions have the highest turn over percentage?

    Apartment Complex Marketing

    I'm a new agent and will be marketing towards apartment complexes in my area. I'm having trouble finding individual apartment addresses. I've tried using my GiS and google searches but no luck so far. What are some effective ways to find individual addresses within apartment complexes?

    Dodgy Agents

    New agent here. Had my first listing a couple weeks ago, accepted an offer and under contract 4 days later.

    The buyers agent has been really dodgy and short when it comes to communication. We had a 7 day inspection contingency. The inspection happened and my clients and the buyers finally agreed on some minor corrections. Buyers agent asked me to draft the addendum, which is no issue for me. I drafted the addendum and my clients signed it and I forwarded it to the buyers agent for the buyers to sign. It's been 2 days. I keep asking him if his clients have signed it, he just keeps saying he'll get back to me.

    Today's the 7th day of the inspection contingency. Per the contract, if we don't sign an addendum or a cancellation of PA, after today, we will have to execute the PA as is. So, it's in his best interest to get this signed and back to me ASAP. I just don't get the stalling and lack of communication.

    How do you seasoned agents deal with this? What's the best way to nudge a fellow agent to get things done on their end without being pesky/an asshole about it?

    Tax deduction question

    About to get my license and needed to purchase a new laptop for this new small business. My question is, I know that it will take some time to get any sales under my belt, possibly even 6 months. That being said, when tax season rolls around, if I didn't make any sales for the year in 2020, can I wait to deduct my laptop purchase for the 2021 tax year when I will definitely have sales? I'm probably overthinking this. I will have income to report for jan-March, but for a totally unrelated field (massage therapy) and couldn't use that for my laptop deduction. Any thoughts or advice welcome!

    Facebook Ads: Special Category??

    Buyer Being Exceptionally Bossy?

    I'll try to keep it succinct. "Bossy" is perhaps not the right word...
    My Broker has a listing.
    The buyer is a direct call lead who called our brokerage. I picked up.
    They live some 6-10 hours away. Raving up and down about the house.
    They pulled the whole "I did real estate years ago" blowhard act. They let me know they've never owned, gave me a huge, sad story about how they aren't terribly well off.

    I told them I frequently offer long-form videos to clients with agency to ease the distance. They sidestepped this, explained they'd get their pre-approval, then tried to strongarm me: "well, you just get me the video." I politely mentioned, again, that's specifically for buyers with agency (so I can really dig deep in the video and say what I see - not be a subagent to seller!). The buyer totally ignores me and says again "get me the video."

    I end up doing a hella short video where I say almost nothing other than pointing out extremely obvious things like "nice metal roof," and "fenced in backyard."

    They love the video. Ask me to send to their lender so the lender will "finally give them their pre-approval." At this point it's been like 4 calls/4ish days with them. I agree and send it. The buyer then tries again to strongarm me:

    "I want to write an offer for (approx. 10% under ask) and they need to bring (flat amount) to close for my fees." I reply that in our local market, currently, that's a poor choice and they really shouldn't offer anything under the ask if they want "cash back."
    Buyer laughs and says "Legally, son, you have to write and present anything I tell you." I don't reply and they say "that's what I thought." (they still hadn't agreed to sign agency, so...no. I don't)
    I expressely tell them "We absolutely cannot submit an offer without your letter. The agent will advise their seller not to take it." The buyer agrees to get approved (again).

    Weekend rolls around and I hear nothing back.
    I assumed the buyer got rejected for pre-app and disappeared. Happens a lot.

    Today, the lender messages me and explicitly says the buyer is not pre-approved, but they're working on it.

    I get an angry call from the buyer saying they "tried to call me all weekend." I have no missed calls or messages. Not one.

    I call them back and politely let them vent and assure them - no missed calls. The buyer says they won't have funds enough for nearly 2 months and they are expressly not pre-approved. Again, they tell me they want to write the offer and to submit it without the pre-approval. I decline and tell them, again, that submitting with a pre-approval is the process.
    They sigh a bit, ask again "you really didn't get my calls?"
    "No, I really didn't" proceeds to rattle off 15ish calls I did get.
    They ask, now, about interest on the property. I'm doing some showings, but other than that...no clue.

    Finally, they got all huffy, laughed, and said "Look. I'm getting that house one way or another." then pretty much hang up.

    My questions:
    1. as a newer agent - what did I do wrong?
    2. Did I really do anything well?
    3. How the hell does one handle a client/customer who acts like this?

    Negotiation after contract as a listing side

    Hi,

    I am a newly licensed agent and I have a listing that went under contract last week. I've never had any experience with negotiation and I'm not familiar with real estate prior to this.

    The buyer side did inspection, pest inspection, and radon inspection. They'll do appraisal this week. They're conditionally pre approved when we get into contract and they're (fully?) approved now.

    The buyer's agent mentioned that they want to ask for $ off after getting the appraisal result back and I suspect they said this after getting the inspection result.

    We went under contract for 10k above my listing price and I'm confident in my CMA that I listed it fair to sell.

    My seller maintained the house well and even fixed a couple things, but the house wasn't in the best condition when they bought it. The previous owner of my seller did the flooring on their own and there were some little gaps near the mud room. So I know that if I'm a buyer's agent, I'd recommend my buyer to ask for $ off too when they bought it.

    So my question is how can I best negotiate for my seller client that will ends with a win win situation but kinda more win situation for my client?😅😄 in other words, how can I help my client get the most money but still make both sides satisfied with the result.

    How can I negotiate for my seller since the buyer were willing to pay above listing price to get the house in the first place? We're in a strong seller's market and we had a multiple offer situation. My client picked this offer because of the personal note attached. So I know they're willing to pay their offered price.

    Appraisal came in low, need to contest

    I'm a relatively new agent, 2 years under my belt. This is my first time having an appraisal come in low, (~93% of offer price). Has anyone here had any luck with contesting an appraisal? I believe I have comps to support us...on top of the ones I gave the appraiser on the day of.

    This is a lower price listing too, so the money gap is a bigger issue for both sides.

    Do realtors pay for marketing services?

    I'm a long time lurker and absolutely love real estate. I currently have a six figure job I'm too scared to leave to pursue real estate full time. However, being my profession is marketing/comms, I'm wondering if it is worth getting my real estate license and offering lead gen/marketing services as a side hustle. I figure this would help me make connections for when, or if, I decide to make the jump.

    Does anyone have experience doing this or any advice? I'm not soliciting services on here, just looking for perspective. I live in Washington, DC.

    Agent Selling My Own Home

    Hi! I'm a new agent and I'm planning to list my house for sale. I'd have to pay my brokers 30% of what I make in commission if listing through my agency. What's the best way to keep the most amount of money from the sale? Has anyone had luck negotiating with a broker for a one-time smaller split? Any advice is much appreciated!

    Short sale vs. Traditional

Is there anything I should know about this process that is different from purchasing a home that is not short sale? Should I refer her to an agent that specializes in short sale properties?

    Nevada Exam

    Okay so I've finished my pre license course. Onto the exam. Now my only worry is that I'm awful at test taking. Just absolutely terrible at it. I've learned a lot and really understand the course but when I took the pre license test I barely passed.

    Now if i barely pass this I'm in. But i want to succeed. What tips can you guys give me? What should I be looking for.

    Licensed in NC, moved to Virginia—can’t have access to the VAR forms

    So I have a friend who is primarily licensed in North Carolina. He moved to VA not too long ago. The mls here in this area uses a forms and documents program suite where realtors can enter in their NRDS ID and get access to the VAR forms. When he tries to enter his NRDS id, it won't validate. He has been told if he is not primarily licensed in VA he cannot have access to those forms. My question is WHY NOT? Any insight would be greatly appreciated!

    About to give up, should I join a team?

    Hello newish agent here. I'm 19 and Been in the game almost 8 months. Haven't had any sales, only rental transactions. I've sorta stopped trying 2 months ago, have only been helping my mentor out by doing showings or appointments for her when she can't. Recently I've been thinking about leaving, a lot of realtor fees are coming up that would cost 1000$+ so now would be a good time to hop out if I were to do so. I thought about joining a team, and it seems like this could be a option instead of leaving. I really struggle with lead generation, but am good with technicals. From what I understand teams generate leads and team members are sorta instructed to follow up and go on appointments, showings and such? I really don't want to do any lead gen myself, I sound like a child and look like one and don't really like cold calling or any of that. If that's a deal breaker I guess I'm out. Anyone who's been in a team please drop some wisdom. Thanks
