    Hi All, I would appreciate some insights on how best to prepare for showing appointments. Just to clarify, this is where i have a buyside client (lease or sale) and ive booked maybe 5-6 showings. What are the basic and extensive details to know before entering these properties? Most importantly i want to be efficient and not spend 40mins analyzing each property.

    In this scenario since there are many properties and multiple details do you carry an ipad or reference sheet?

    If it isnt evident im a newer agent, appreciate all your insights

    I want to ask my realtor to show the home (I'm in escrow with it) with my boyfriend and I, but I want to keep this showing under wraps because my family doesn't like him. My family has been attending all other showings and have been listening in on my calls with my agent. Is this a strange request?

    Getting a mortgage, UC, without financing contingency

    Hi all - I can't reach my broker, or the assisting broker in my office, so here it is for reddit: I have a client under contract for a pretty nice home in Vermont. They had to go in above list price, all cash, no contingencies to get the deal done. They do have the cash and provided proof of funds to the seller, but they are wanting to get a mortgage due to the crazy low interest rates. Is this somewhat normal or will the listing agent freak out when she gets a call when the appraisal is ordered? I am planning on emailing her directly of course, but I'm not quite sure if what I'm telling her is going to be considered out of left field/red flag for the seller.

    How are you handling deposits (physically)? Are you using checks or something better?

    I mean literally, how are you getting the deposit monies and processing them?

    In my market, some offices still ask for paper checks. Some require the checks the same day as the offer is accepted, which of course means lots of driving around. Others will allow it to be mailed, or brought to the home inspection which is usually within a few days.

    Some offices are requiring bank Wires instead, which is great in the sense that it's pretty quick and I don't have to pick up and deliver a check. On the other hand, the client usually has a fee of ~$30 per wire from their bank, and the fraud risk once we tell people to expect wire instructions. (Yes, we tell everyone to call and verify. Not everyone follows instructions).

    Are there any other ways?

    I would love it if there were a free way for a person (client, agent, other brokerages) to scan their check into our bank account, similar to how I mobile deposit checks, so that we don't need a physical check. Does anyone know of a way to do that?

    How do you keep business and personal life separate?

    A few years ago I got into real restate, I hated the experience there. I was a part of this mandatory training program that was touted a lot by my firm. My teacher kept pushing me into calling family and friends I barely knew, or people I didn't want to contact from my other work. All in a vein attempt to 'expand the network' to get some listings. It completely ruined my experience, which made me hate doing real estate because it felt like this feeble attempt to win over people are hardly knew.

    I'm a very private person, and I don't like treating my work and personal life as something intertwined. I like the idea of cold calling, but I was 6 weeks in the training program and I was already forced to make god awful conversations with old high school friends in a pointless attempt to 'expand the network.' I never got to do a single cold call throughout the entire program, which only made me despise what I was doing more than anything else. If my realtor just allowed me to do cold calling in the beginning I probably would've enjoyed the work a lot more.

    So now I'm planning on doing real estate again, hoping that that first time experience was unique. But while talking to this new broker about how the training will go, they are still hitting home the "CALL ALL YOUR FAMILY AND FRIENDS TO GET 10 PEOPLE IN YOUR SPHERE WHICH WILL GROW." It literally sounds identical to the old program I used to be a part of. I wanted to hang up before hearing another word of what they had to say.

    How can I bring it up with my realtor that I want to keep personal life and business life separate? That their idea of getting clients isn't for me, and I'd rather do something more repetitive than interpersonal?

    Hi, I live in CA and I went to check the NLMS license for one of the loan companies officer that I am speaking to. I saw that he doesnt have an active license in CA but he does have active licenses in other states. Does that mean he can still facilitate loan offers in CA or not? Would anyone happen to know? thanks!

    Cancelled Zillow account and getting more "tour requests" than ever

    anyone else getting inundated? it's a robot so i've been hanging up on it, but when I was paying for premier agent status at the lowest tier available, i got maybe 2 garbage leads/month. I only paid for it to be able to enter coming soon listings, now that those aren't an option, there's no value to me so i cancelled.

    are these real leads? or is it zillow just trying to convince me to give them money? anyone else getting a ton of robot calls?

    Social media ads targeting buyers

    What would you guys want put in an ad to attract buyers? How can I stop FB from charging me more than let's say $50 a week?

    And I go blank there. I'm new at the social media ads and been told that it's an untapped market that a lot of our local (older) agents don't put time into.

    Real Estate Influencers - Curious if you would share your experience, using them - Positive, Negative & What You Would Do Differently?

    Back Story: Year around waterfront property, 1 hour outside of major metro area looking to reach HNWI & Agents with positioning why travel for hours when you can rail commute or highway to recreational boating waterfront lifestyle, $1.4M. Either 2nd home or year-around-beach lifestyle, 5K sqft, 5B/5B, all the upgrades and goodies. Thinking of enjoy life + family time on the lake campaign as something other than doom & gloom virus shelter in place lifestyle.

    Really curious if the spend ROI associated with RE Influencers is comparable to Stagers/Rental, 3D Doll House, Drone Footage etc.

    What apps do every new realtor need to know about? What can't you live without?

    Title pretty much says it all. I just found out about an app in another thread that I had no idea existed and will be really useful and helpful. It got me thinking about other apps out there that I don't know about as I get started down this path. Looks like the last thread on this topic took place about a year ago, so are there any updates? What are the must-have apps you think every realtor (new and otherwise) should know about?
