Would I be crazy to ask seller to be dual agent if she owns the listing? Posted: 22 Aug 2020 12:26 PM PDT I'm in a seller's market and only casually look at listings matching specific criteria for perfect home. I don't have an agent since its definitely not urgent and was pretty casual. Listing of great home, good listing price hit. Seller agent is also owner. Legally dual agent is allowed here (GA, USA). If I were willing to offer asking price is this still crazy? I feel like it could be win win. Seller pays no buyer (or seller) agent fees, I could negotiate they cover some closing costs (up to 2% for example, less than buyer agent) but still cheaper than paying buyer agent fees. from realtor perspective how impossible or undesirable is this? Is it unethical for a realtor to use my property sale to train one of their new team member without my consent? The contract signed was between me and Realtor X. But whole process from sending me contract documents to list, setup showings, forwarding emails from buyers agent, contacting buyers agent and handling all negotiation was done by Realtor Y. Actual Realtor X was not part of any communication once I signed contract documents. I am very disappointed that without my knowledge my property is being used to train a new Realtor Y. What am I doing wrong? Losing listings. Posted: 21 Aug 2020 03:00 PM PDT Three times in the past month, I've had someone I know, (not close friends, but neighbors in a small town) call me and ask me to look at their property that they'd like to list. I've met with them, provide a CMA, go over the contracts, give them a price estimate etc. They said they want to think about it, or "clean up a little before they sign" and then a week or two later they go on the market with another agent, at the same price I suggested. Am I being used? I don't understand what I'm doing wrong here. It feels like I'm being used as a bargaining chip. The other agents are not even local, they're usual area is 15-20 miles north of my town. I work for a smaller, local brokerage but I still have professional pictures taken, the listing goes on our website, ads on Facebook and our local papers (still a big thing around here), the MLS, all the normal channels any other big brokerage would use. My brokerage is well known and liked in the area and as far as I'm aware, I don't have any enemies or a bad reputation. I've been doing this full time for 4 years now and part time for another 6 before that so I'm not new. I'm just getting discouraged since I've lost out on 3 good listings for reasons that I can't figure out. I love what I do, but this month has made me want to hang it up. I'm trying to figure out how to gain some traction and all the hashtags and peak posting times aren't doing anything. Someone suggested a pod to "trick" the algorithms. If someone has any other ideas or pointers I'd be down for that too! I just started posting some lifestyle stuff instead of just houses all the time... hoping the cool photos will get some traction. It's a relocation one the prospect needs to sell and buy withing my market area and they're pre approved and it'll only cost $20 for the one time lead. The link takes you to a PayPal page to pay. I'm in my first few years of practice, and trying to figure out ways to form good relationships with agents and earn more referrals from them. Obviously I know that the #1 thing I can do for that is make sure that their clients are super satisfied with our services, but with the slower season coming up I'm looking for some ideas on marketing materials and swag/promotional items to give to agents — both as gifts, and to give to their clients. One thing I'm thinking about is putting together a "buyer's guide" and "seller's guide" with useful general information about what the real estate buy/sell process looks like in our area, with resources like popular home inspectors/radon contractors/etc. and also subtly include our information (but not hit people over the head with it). Is that something that you could see yourself giving to clients? Any suggestions/ideas on that, or other "give to client" promo items to attract people to work with us if they don't already have an attorney? Also looking for suggestions/ideas about very subtly-branded gifts that agents would use often and appreciate. One thing I'm considering is stainless steel tumblers (similar to Yetis) with a small logo on them. Also looking into nice, high-quality pens. Any other thoughts or ideas?
