Appraisal ordered and completed before bad inspection Posted: 29 Sep 2020 06:46 AM PDT Recently I backed out of a purchase because of a bad inspection. My broker told us that following the inspection would be the appraisal that we could cancel if the inspection went bad. The appraisal instead happened before the inspection, though I didn't know at the time of inspection. Now I'm sitting on the appraisal charge since I couldn't cancel an appraisal that already happened. I am quite unhappy because it was communicated multiple times that the appraisal was going to happen afterwards. My broker says that they'll take it out of their commission for the house that we eventually buy, but I don't really trust that this is going to happen and would prefer to get the charge payed for now so that we are looking at a clean slate, especially because I may not actually buy a house for many months. So, should I quit my job that I currently have and jump right in or should I do realty part time till I am able to hold myself up with it? The realtors telling me to quit my job that I have and go for it have said that if I have a job I am losing customers and money by not having an open schedule straight out the gate. The country is wanting part of it for the widening of a road and has offered him "fair market value" for the land. He wants to know if it is fair considering the new expanded road will now be closer to his house. He's thinking that while the land price is fair the impact to his home's value isn't addressed. Relocation Referral Commission Posted: 29 Sep 2020 08:24 AM PDT I have a seller that will be buying and relocating out of state. I contacted the relocation department in my company and explained the client was thinking of going with a Navy Federal realtor as they will offer a cash back bonus for military. My client agreed to see if someone in my relocation department could offer something comparable. Relocation contacted me and said it would be a 30% referral and they could offer a 30% rebate but that would come out of my 30%. Does that sound like standard practice? I just want to be sure. Posted: 29 Sep 2020 06:53 AM PDT I graduated from school in May with a business management major, and I've been looking for a full time job for a little while now. For some reason my resume has really resonated with the real estate community and I've had multiple firms reach out for interviews and even a couple offers at this point. I was just wondering if anybody knew what kind of commission model was standard in the industry today. I don't know anybody personally who works in real estate so I don't have anyone I can really ask. One offer I have on the table right now is in the Boston area, and the commissions would be 80% me and 20% to the brokerage, and once I had contributed $20,000 to the brokerage through their 20% it would turn into me getting 100% commissions. On the surface it sounds good but I don't have any experience in real estate really and this would be my first foray into it. This particular brokerage would also help me obtain my Massachusetts real estate license, as I can take the course through them. I have another interview today with Keller Williams who I've heard of, and I was going to compare the commission model they give me to this first one, but I'm still not really sure what I'm looking at. If anyone has any tips or info for someone who's just getting into this business as far as what to look for starting out, or even tips on what to do to get established and succeed I'd greatly appreciate it! My wife and I are doing tons of research to try to find locations that appeal to us with lower cost of living (currently located in Western Washington). I imagine there are more and more people ending up in this position lately where they may like to relocate due to newly granted work from home forever policies. I've never purchased a home, so forgive my ignorance. But I imagine once we pick an area, we'd find a local realtor to help. Having trouble getting the ball rolling.. Posted: 28 Sep 2020 09:47 PM PDT I'm new to the real estate world and recently joined a brokerage and am having a bit of trouble getting the ball rolling..for some context my broker and mentor have their own businesses going for themselves and it's hard to get a response from them. On top of that I work part time at another job, so my schedule varies every week, it can be tedious to schedule a meeting with either my assigned mentor or broker due to their responsibilities(also due to our conflicting schedules). With that said I haven't gotten any "training" as I'd expect since I'm brand new to their team. I don't know how any of the systems work nor how to do proper lead follow ups, I don't even know what to say! My broker sent me my first rental lead in an email today and the email doesn't have any kind of directions or any kind of context on how to approach this lead or what "system" to use, it's just the link to a zillow post with the leads question and phone number. My question is: is this normal treatment for a brand new agent? To sort of just "jump into" the lions den and wing it? Because I don't think this is a proper way of handling things. Also, worth mentioning, I got out of a very abusive relationship and I didn't want him to find me. Now, fast forward to 2020. I am a licensed Realtor in NJ. I want to get my name out there. I made an IG account right now and his face popped up in people I should follow. I immediately had a panic attack and deleted it. He has tried contacting me at least once a year every year since we broke up. He has even resorted to reaching me through Venmo or Pinterest messages. I have changed my # multiple times. I have been in a relationship with my now fiancé for3 years and I don't want him to pop back up again when I'm happy. I know it's something I need to overcome for my business. But is it worth it? Should I make social media accounts and try to "get over" this anxiety I have? Can I do well without it? [link] [comments] |
Posted: 28 Sep 2020 03:51 PM PDT TLDR; I want to leave my current team and join another one in the same brokerage, but I don't know how to go about doing it in the most professional way without burning bridges A little backstory: last summer, prior to getting licensed, I got connected to a local realtor who I began shadowing. He is a top producer at our brokerage and has been in the business for 15+ years. He was very encouraging and helpful, and after getting licensed in late October, I signed on to be part of his team. Technically, him and I are the only two agents, plus a TC and assistant. When I signed on, he promised that I would be closing more deals with him than through the brokerage training, and I signed an 18 month contract with an 80/20 (me/him) split for the first 6 deals. The problem is, I've closed one deal so far. I had two others in escrow but the week covid hit, they fell out. Since then, I've had 3 other cancellations due to a bad roof (buyer refused to move forward without roof replacement and seller didn't want to do it), the next one was due to the complex not being FHA approved (I didn't realize I had to double check because that was my first FHA client) and the last one was due to a rodent infestation discovered during the home inspection which made my buyer uncomfortable even though we offered to get it professionally taken care of. Now as far as mentoring, we used to have consistent weekly meetings and set goals, but as time has passed, they've become less consistent. He's taught me a lot, but I also feel like he doesn't care as much about my growth as an agent as much as he cares about how I can benefit him. I usually have a very positive mindset and tend to get back up rather quickly when life knocks me down, but now I feel like I'm just not where I'd like to be as an agent. Personally, I need way more motivation and accountability because I know my faults (somewhat disorganized, procrastinator) but I also can't help but feel like I'd do better with a different mentor. Now, there is another realtor at our brokerage who I met through my team lead, and she is on fire. I met with her for coffee the other day to get some insight and told her a bit of my dilemma. She encouraged me to keep going and gave me some advice and said she'd check in with me in a couple of weeks. After talking to her, I really want to ask to join her team, but if I'm being honest, I'm scared of leaving my current team lead and having that conversation with him, and also don't know if it would look bad on me to try and join his friend's team. Any insight would be appreciated. And any advice on how to approach both my team lead and the other realtor who's team I want to join would be appreciated. I got the second most expensive package and also joined the fb page. So many posts talk about passing while using other guides/study material along with CE shop. However CE shop says that they include everything needed to pass. So I'm just wondering has anyone passed with just CE shop and if so do you wish you would have gotten additional material as well?
