    If I exclusively work with buyers, will I need access to the MLS? Can I get by without it?

    Edit: Considering saving on cost by using Zillow, Trulia, Realtor.com, etc. Still not doable?

    Was getting discouraged as I had three deals fall apart recently for various reasons. Got a big buy side/eventual sell side deal out of the blue today and a another will get signed tomorrow for a lead I brought back from the dead. The highs and lows of this business, man...

    Should you have inspections done before you list a property?

    I'm curious as agents do you think it's better to have inspections done before you list a property so you can get ahead of any potential issues - or do you think it's better to wait and see what comes up in a buyers inspection?

    Anyone else puts up a for sale sign and have people believe it magically becomes public property?

    Just listed a 5 acre mountain property. The driveway is 420 meters with multiple private property signs. The neighbors call me 1-2x weekly to let me know strangers are driving up to the sellers house. It's a shared driveway, so I tell neighbor when I'm expecting a showing. I'm in good relations to sellers and neighbors. We're very rural after all and that's where most my business comes from. Is it common thought that since it's for sale a property is open for business? Does privacy just go out the window? The strangers have no idea if property is vacant or not. They have no idea what they're driving into. I'm quite certain if the sellers were still living there they would be giving at least warning shots to trespassers as there are warning signs trespassers will be shot signs going up the driveway.

    Seller/listing agent refusing to clear title on property in escrow

    So I'm a veteran agent in the San Francisco bay area with a situation that's never come up before. I'm representing buyers who are in contract on a home in the East Bay. During the inspection contingency the listing agent wrote that he didn't think the transaction was going to work out and that he had some investors in the wings and that if this deal fell through he would be writing up an offer for these investors and double-end the property (get both ends of the commission). I guessed this was an intimidation tactic to get my clients from asking for much in the negotiations but because they found a great deal of new damage, they still asked for some money off the purchase price. Well, once that happened the listing agent sent us a cancellation of contract form. Once I told him this was premature, he started sending me 48 hour notices to perform even though we weren't within 2 days of our contingency removal. When I let him know, he became strangely belligerent again asking to cancel the escrow. Then 2 days later I find out from title that the grant deed that shows his client as trustee of a trust has been deemed invalid by the county because it has errors on the grant deed. And apparently they've known about this for weeks. He is now saying that because of this title cannot give the buyers title insurance and so we have to cancel. Our position is that they are not performing because the contract states that the buyers will receive a grant deed and title is saying that nobody can issue that new grant deed because there is no longer a clear chain of title. Furthermore title says that the solution is that the seller most likely needs to get a Heggstad Petition in order to correct the deed. I've informed the listing agent of this but his position is that his seller does not need to clear title and they will give us a notice to close escrow. It's a real mess. And I just learned that this agent who is a lawyer has only had his license for a year. It's evident! But he is a broker and so there is no manager or broker above him to bring the issue to. Have any other agents run up against any similar situation?? Looks like the buyers may need a lawyer to write him a letter strongly suggesting his seller perform. And we may need to go to mediation/arbitration. Especially because the agent wants to get out of the contract to sell it to someone else and get double the commission - so they're definitely not working towards the close of escrow in good faith.

    License unexpectedly expired

    I was always told when my license expired I'd be notified and would have plenty of time to renew. My bad, I wasn't paying attention and I never received any notice until WA state informed me today I'm no longer active.

    Because it's my first renewal, I need 90 hours to renew. What's the fastest, easiest, best company to go with to achieve this as quickly as possible? I have deals closing soon so I'm basically going to spent all waking hours on this.

    Home Owner wanted me to take over Tesla SOlar panel homes

    It is a crazy market here in Colorado, so I was excited to see 6577 S Oneida Ct, Centennial, CO, 80111 with its 9.1kw of offset.

    So maybe bad realtor but I was told about the solar panels, they are like "we want you to pay them off"

    So after the offer, they come back with a 28k loan they want me to pay.

    In my view that is like taking out a home equity loan to buy a new gaming PC and then in 1 year asking someone to take over the loan. That thing has already deprecated like crazy (not helped by the fact that solar technology has fallen like a rock)

    Maybe worth a little more than 694k with Solar Panels. . .hard to say. Not like a huge premium here in colorado for solar homes

    My realtor (maybe not good) is like "well the savings per month"

    My reply: what do I care? If this home didn't have panels and I bought for 696 right now. . .I could add panels for less than 15k. Why would I pay for his depreciation?

    Anyway:

    TLDR: Solar panel on home ( 6577 S Oneida Ct, Centennial, CO, 80111) with 9.61kw offset they want me to take over the 2year loan and ignore panel prices are falling like a rock. What is a fair price of home with panels?

    What is the best way for a someone to convey a deed if they’re unable to attend the closing in person due to health conditions? Could they give power of attorney to their spouse or agent? Thanks
