    Realtor safety question:

    My buyer client regularly jokes about murdering people when we tour basement portions of houses. One time, he said "And when I'm done, I can just burn their remains in this potbelly stove!". Then after 30 seconds of me uncomfortably laughing, he said "Don't worry, it's just a fantasy. I won't act on it."

    He's said many things along those lines. What would you do? How soon do you get spooked enough to break a contract? Has anything like this happened to you before? I am perturbed.

    Agent from different brokerage wants to partner up

    Hello everyone. I just got connected through a close family member with an agent from a different brokerage. This agent has been overwhelmed with leads and asked if she could send some leads my way. I would be taking care of everything, but she wants the split to be 70% to her and 30% to me.

    First off, yes, that is definitely not in my favor, however I am a new agent and I'm lacking leads at the moment, even with my marketing efforts. Secondly, there is nothing legally wrong with this arrangement, correct? Since we're with different brokerages? Should I reach out to my brokerage regarding this and ask his opinion?

    I am intrigued, but yeah, if this is fair play, I'm definitely going to negotiate that split.

    Please comment with your advice. Thank you!

    EDIT: The plot thickens. She's firm with 70% to her and 30% to me, and she just informed me she has 2 other agents on her team/under her at her brokerage. I got the "I'm doing you a favor because your family member [insert name here] is a good friend of mine. I could easily give these leads to the 2 people on my team". I'm assuming she just trying to pull a fast one on me? Knowing damn well her teammates would demand a higher split?

    Road behind home

    I'm (NC Realtor) selling my personal home. It was under contract for a week and fell out of contract yesterday. I put it back on the market and had 8 showings yesterday and then 5 scheduled for today. All of the feedback from yesterday was the house was excellent and priced right. But a majority of their complaints were about the 2 lane road (kind of a major road) behind the house and the sounds from cars etc. The thing is there is not much inventory in my price range and I am worried we won't be able to sell. Anyone have experience selling this?

    Got my license just about a year ago now. In that time, I had one transaction in July (buy side, $825k condo). Nothing else really in the pipeline since then but was staying afloat because I do a tonnnn of leasing, and enjoy it. I decided to go on a 2 week long road trip for vacation - I am 10 days into vacation and now have 3 buyer leads, a possible referral, a listing set to hit the market next Thursday, and navigating the the buy side of a FSBO for my seller.

    TLDR: Agent in training, would like to ideas on how to capture part of buyers agent commission now.

    I am in a broker pre-licensing class (North Carolina) should graduate in late November. Would have to work under a broker in charge or wait another month or two to become a full broker.

    Want to build a house now, that would be ready in 6 months. Builder wants to run deal through there seller agent and doesn't want to deal directly. I haven't entered into an agreement with seller agent, they have just told me they could act a dual agent or seller's agent up to this point. I would like to benefit from the Buyer's agent commission of course, its a 3300+ sqft new construction.

    Should I try to negotiate a finder's fee with a agent just to process the deal for me, or connect with brokerage that I could work for later to see if they could do something similar?

    I could wait 2+ months, as neighborhood likely won't be built out completely for next 5+ years. Lumber futures are up 300% this year and the price of house currently is very attractive.

    I've done about 30 transactions, currently own 10+ properties and mostly just getting licence to collect commission on my own deals. I sent another LLC partner to do this before and it worked well, but I bought him out a couple years ago and flip flops on side deals now.

    Builder wants NC 800G new construction contract with Addendum to Contract that's pretty basic.

    Help me brainstorm ideas to get more business from the networking group I started

    Hi,

    I've been doing this almost 7 years and get all my leads organically through either our website or networking/referrals. I've been doing events regularly through meetup.com with a young professionals group that I started a few years ago. I set up the questions on the profiles with the first one being "What do you do for a living?". People look at my profile because I'm the one posting most events and will just go ahead and ask me about real estate even if I don't bring it up.

    I've had a few closings this year that are a result of the meetup, and all passively without me trying to advertise myself. I get 10-20 people joining my group every week and I'll do events once a week or bi-weekly that get anywhere from 15-50 people to show up. In fact all those junior realtors out there I'd suggest starting a meetup group in your area with something specific you're interested in because it's a great way to develop relationships over time instead of just hoping someone that meets you at an open house will give you their business.

    With that said - I'm pretty good at putting together events that people want to come to. It took a few years of trial and error but I can literally meet 20 new people a week. There's almost 1500 people in my group now and I would love to stay on top of mind for all of them.

    How can I supercharge this to get more people asking me about real estate? I literally never talk about it since I'm not a salesy person but I'm more than happy to give information when people ask me about it. I also don't want to give off the vibe that I'm trying to sell something, I want to make it a fun event and I don't mind putting some money into it.

    Here's my idea, would love feedback.

    I post a Monthly real estate wine and dine where we buy everyone their first glass of wine or two and cater some food. I could see if my lender wants to split the costs with me and come hang out to answer questions. It would be maybe a 2 hour event like an open house except at a wine bar or something. We'd have me the agent and my lender there. Maybe even an insurance rep or title. If I had my lender and insurance rep put in $100 each on top of mine I'm sure we could have a pretty baller event for 10-20 people or so.

    I'd post this every month and even if people didn't come, I'd still stay on top of mind. I'd feel good about it because I'm offering free wine and food so I could help people have a good time and also get them started on their home buying journey.

    I actually did this once before and it went OK. I've found that regular events sometimes need time to build steam so when I commit to this I'm going to do it for at least 6 months to see if it's a success.

    How to navigate through a market with low selling volume?

    Title says it, I've been a realtor for awhile, and never have I experienced such a downturn in my city. Our inventory has dropped almost 80% since last year, an average of 1,000 homes are being sold vs the 5,000 homes on average.

    The issue is right now, nobody can find sellers anymore. Theres a team for everything in my brokerage: cold calling, door knocking, flyers, mailers, you name it. We just can't seem to get anything to work.

    Most of the agents in my brokerage have quit, besides the ones who do really well of course which is a handful. And our mortgage lender is saying they are starving because they cant find enough buyers.

    I've navigated through the recession by primarily focusing on Facebook ads and lead capture but it's mostly come to a screeching halt as of late. I switched to open homes but its yielding the same results. I have absolutely no idea how to approach this anymore.

    For clarity, I live in the southwest, New Mexico.

    Would like to know why this affiliate program for realtors may not work

    I run a software company selling short-term rental analytics dashboard & market report to property buyers, and since most of my customers are estate agents, I thought it would be good to do affiliate partnerships with estate agencies. (Sharing 20% revenue, each sale they will make around $25. No hassle or cost for them, verified data used by big corps).

    I've started outreaching via email but the responses are lukewarm so far.

    I can see why this arrangement can be beneficial to realtors, but I'm more interested in knowing why one wouldn't find this interesting or beneficial.

    Working with a really shady realtor... why does it have to be this way in 2020?

    The seller is a realtor/flipper. His company is renovating houses and we came across this one listed at $350k which was a bit above value for the neighborhood although it looked very nice in photos (pff). After we saw the price drop to $325k we decided to take a look. It was nice with a few exceptions and decided to go in and start inspections. It turns out the bedroom addition doesn't have a crawlspace access and they've been quite dodgy about whether or not they'll create one. Various other minor errors throughout and I think they cut a lot of corners with subcontractors and doing things themselves. We've extended option period a couple times and my inspector had to make a 2nd trip to complete looking things over and still found things incomplete or with errors.

    Then... we found online reviews stating this guy has a history if this type of failures and empty promises. Working on getting everything in writing if we are to move forward but just shameful to see Realtors still functioning this way expecting to get away with shady dealings

    Providing meaningful feedback without showing the hand of your buyers

    I want to always be helpful to those in the industry, and at times have been thanked for constructive feedback, e.g. "I would suggest having the carpets cleaned prior to any further showings" and have actually helped the listing agent to improve the listing, e.g. "The buyer admired the home but we feel there is too much distance between list price and actual value to begin a dialogue at this point" (I actually received a call from that agent saying she was in total agreement and felt empowered to have a third party confirm her opinion).

    In both those cases the feedback was, if anything, a benefit to my Buyer. However, on most properties I show the feedback is just generic positive, though I still want to say something meaningful. What I want to avoid is giving feedback that could betray our negotiating position and/or fiduciary duty.

    So what are our thoughts for providing meaningful feedback on those properties where everything was great and the price was perfect?

    Note: ShowingTime is pretty universal in my market

    Do realtors have VA’s and what do you pay them?

    So I'm opening a VA agency specialising in providing va services like cold calling, data entry, appointment setting, web scraping, etc...

    I'm doing some market research regarding which market would be good to tap in.

    Through some research I think that the recruitment agents and realtors can do with some of these services the most.

    My rate in terms of offering these services would be approx $7.5/hr - $15/hr+ and I would hopefully get someone or myself to manage the work being done by the VA's.

    Do you think I should go ahead and target realtors with what I'm offering?

    also in regards to previous experience I have another agency so I kinda know what I'm doing in terms of delivering a good service.

    Random question about buying a celeb-listed home

    I've always been curious about this. On Variety and other entertainment websites, you always see articles about certain celebrities that are listing their homes and they include a gallery and some background info.     If a serious buyer shows interest, would or could someone ever say something to the effect of "You know, I really like the place but it would really go a long way if I could sit down for lunch with [celebrity] and have a chat." Basically like asking a car dealer to throw in a set of floor mats to close the deal today? Just squeeze out a meeting with Leo DiCaprio or whoever since you're buying their house and just think it would be cool to meet and snag a pic with Jack from Titanic?

    Are California licensing exams closed? I keep getting "There are no exams currently scheduling in the area(s) selected. Please check back in one to two business days."

    To give you some context, I applied and received my examination ID for e-licensing scheduling back in May but never applied due to personal problems. I've been trying to schedule an appointment online for the past couple days. The DRE website says " Yes. DRE canceled all salesperson and broker license exams in all exam centers through April 30, 2020. This action was taken to comply with state and county public health ordering residents to shelter in place to slow the spread of COVID-19. " But I'm not sure if they've extended the date or not. Thank you!

    figured id ask here because i know realtors use skip tracing services to find property owners. is it possible to run a plate and get owner info? someone has a vehicle across the street that has been sitting since march, not moved once.

    How much more value does a Contemporary modern pre-fab home add compared to a traditional stick built home when building brand new?
