The sub has reached another milestone of 30,000 subscribers! This 10,000 leap took half as long as the last one and we seem to get around 50+/- new subscribers a day. Let the people in your real estate world know about this subreddit. The mod team wants your feedback.What has your experience with the subreddit been? We've gotten some feedback from members, but we want to hear about what you want to see with the community. Based on feedback from others, we're implementing a few changes.1. We asked our realtor to require masks during our open house, but no one wore masks. Posted: 21 Sep 2020 09:57 AM PDT We had an open house on Saturday and Sunday. 12 groups came through so over 12 plus people. We do not have a mask mandate in our state. I asked her if she could require masks in our house and she said yes. No one who came thru our house wore masks and I am angry and want to fire her. Am I over reacting? [link] [comments] |
Real Estate Agent Dues. Help Please. Posted: 21 Sep 2020 10:50 AM PDT So, my gf is having a meltdown and just got a notice from her broker that some sort of dues are owed to him. Annual dues or something like that. It's $6000. She has not worked most of the year due to Covid and switch to homeschooling of special needs kid. She wanted to put her licence on the shelf, but the broker convinced her not to. Is there any wiggle room to negotiate this with the broker? Or is she stuck paying all of the dues? She says she has a contract that says she has to pay it not matter what. So I'm sure legally she can't get out of it, but if she were to call the broker and beg, is a reduction of the fee within his/her discretion? Thanks. [link] [comments] |

Adding on to an efficiency apartment in my backyard - Questions on resale and property values Posted: 21 Sep 2020 08:53 AM PDT In 2018 I purchased a 12'x28' framed building with metal roof and siding and had it moved to my property. I turned it into a nice little efficiency apartment for my dad. I already had a concrete slab in my backyard that we set it on - the slab was where the town ice house was 100 years ago. Its plumbed into my water and sewer, all he doesn't have is a washer and dryer. His front door opens out into the alley the goes down the center of the blocks in my town. I live in a small town in a rural area. So rural that there are no inspections or permits required when building, unless its a 3+ family dwelling (so an apartment building). I am basically free to do as I wish. He would like more space. He's in his 60s and would like a bigger bathroom with a shower with a seat in it, more storage space, etc. I can purchase a 12'x30' cabin from a local amish manufacturer for $5800 delivered. It would match the existing buildings colors. Here is an outline of what we are considering doing ( I should note that the camper in the backyard is gone, we sold it 2 years ago) As you can see, the new building would T off his existing one, and go into our backyard. It would have a 6' back deck facing our back deck. We would have the new building raised to match the height of the existing one, and put skirting around the outside. I had no issue putting in the current cabin he lives in, because that concrete slab was already there, so I wasn't losing any yard space. I assumed when I sold the property, it could either be considered a storage building, or a detached in-law suite. Plus with it being on rails, if they wanted it removed, it would be easy to just cut the water, power and sewer and have it removed just like we had it delivered. Adding this additional building has me asking some questions though - I am not planning on moving for at least 10-15 years. Would you foresee me losing any property value? Or would this be a gain? I can't decide if it would be considered an eye sore? Or would a potential buyer see it as a money maker as it could easily be rented out for $500+ a month or be used for a parent or older child. Am I going to have problems finding a buyer, due to the unique situation? Or would most buyers see it as a benefit, as it could always be used as a man cave, party room, somewhere to put a pool table, etc. Any other thoughts or ideas? [link] [comments] |

Do big realtors on YouTube actually practice what they preach? Posted: 20 Sep 2020 06:28 PM PDT I noticed that there's a lot of realtors on YouTube that help a lot with how to run a good real estate business. And pretty much I noticed that a lot of these realtors say to use Facebook ads and have a lot of tutorials on Facebook ads. But I checked the profiles for those same realtors on YouTube and noticed that a lot of them aren't using them Facebook Ads at all on their Facebook page. Do you think that these youtubers are just feeding us old information that's no longer relevant? What do you guys think about this? Dealing with friend and Unrealistic expectations? Posted: 20 Sep 2020 06:52 PM PDT I have a friend interested in buying, who wants one of two things 1) Land for 300-500k to build on. (Tear down or land) .4 acres at least The area he's aiming for just doesn't have that as an option. It will be closer to 600-650k for a tear down, but that wouldn't even get him the .4 he wants. 2) A new construction, big bedrooms, large open floor plan, big back yard, space for a patio, and possibly a pool down the road, big basement. Zip codes he wants won't have that in his price range. Willing to hit 1m he said. Haven't gotten more details, plan on talking to him and see what are must have, and priorities. -Accountability coach, said to have him sit with me, input what he wants in mls, and show him the going rates for his area, the. How to find a seller of a house that would be willing to do seller financing? Posted: 20 Sep 2020 05:29 PM PDT I guess I wasn't clear enough before and nobody even knows what it is. I have a buyer looking for a home in a sellers market and he needs the seller of a house to allow him to finance the home through them and not a bank. Does anyone know good ways to find a seller that would be open to this other than stuff on the market 90+ days? And does anyone know how to write it in a contract clause wise or things you need to add to the contract like clauses for lawyers? I'm in Canada. Thanks. [link] [comments] |
