- Sold our house. Six of our 8 TVs are mounted flat screens. 4 of those are new and I was planning on taking them with me.

I can look back at sales from 1 year ago, customers I've spoken to, etc. But what I do is also keep my own personal records on a google doc sheet with name, phone #, email, address, date purchased, and vehicle purchased. I am studying to get my real estate license now. My plan is to work in real estate part time for 3-6 months and market myself as much as possible in that time frame. Then I will evaluate from there and decide whether or not I'd want to go full time. So, here's my thought. What if I send an email/text/phone call to all my customers who have bought a car from me the last year...using the info from my google doc sheet It'd be lightly selling myself, basically something along the lines of checking in on the vehicle they purchased from me, and then mentioning I'm starting in real estate as well. Main goal here would be to initiate conversations and potentially eventually referrals. I'll be honest, all my customers in the car biz love me. They trust me, I trust and like them as well as keep up with them. I would like to be a kind of "one stop shop" for a realtor. Ideally I would be called to perform general maintenance, repairs, grounds, cleaning and upkeep. The agency I wanted to sign up with has a wait list for the course but another agency I was looking into has open seats. Does it matter who I take the course with? | Posted: 13 Sep 2020 06:08 PM PDT My biggest concern when it comes to being a realtor are the contracts. My goal is to target FSBOs not over the phone but in person. My thing is would I bring a listing contract with me at all times or should I have them do it with a docusign? Also I want to run my own lead gen with Facebook and google ads targeting specifically buyers while running another campaign targeting sellers but view buyers as more viable to target on Facebook. But anyways when getting a buyer lead how do you get into a buyers contract with them? Thank you! [link] [comments] |

| Posted: 13 Sep 2020 02:48 PM PDT Our purchase agreement says nothing about leaving them. But, with the mounted ones it'll look funny taking them and leaving the mount. We could certainly take the mounts also. But there would obviously be holes in the wall. Two of them are older, non-flat screens that I plan on leaving. One of them is in the garage and one of them is in my office. They our shitty old TVs that wouldn't be worth taking but they do work. The one in our bedroom and the one in our theater room are not mounted so we will definitely be taking those with us no matter what. The ones we want to take with: One in the workout room (only about 36 inches) the one in the upstairs living room (is a 65-in curved screen that is our main TV), and then two in the basement that are both about 60 inches, one near the bar and one in a sitting area. Those two along with the one in the theater room make it possible to see a TV screen from just about anywhere in an hour entertaining area in the basement. So, ideally it would probably be nice for us to leave these two mounted ones in the basement just because aesthetically it'll look better. But we're not obligated. This is a very high end home in our area and we got a fair price for it although the buyer was kind of a pain in the ass in the negotiation process. But they are also neighbors and we are in a small community and they would be considered fairly distant friends but still friends. I haven't broached the subject with this buyers. I'm just kind of thinking ahead here. What is normal? Again, we didn't talk about this in advance and it wasn't in the purchase agreement. [link] [comments] |
