    I'm finishing up my pre-cert classes online (Aceable Agent) and the tests have been pretty easy. How do the course exams compare to the state tests? I'm in Texas fwiw.

    Junior realtors?

    When I was starting out I got a job with this one realtor as a "junior" realtor. Which was part secretary and part learning the ropes or being a realtor. It was a valuable experience for me cause I got to learn first hand how to be a good realtor. As such me and the firm I work at (4 other realtors) employ these junior realtors to help take care of the nitty gritty work we have no time for and to teach them the ropes of being good realtors. Honestly I think this is a good idea because it teaches them how to be good realtors overall helping improve the profession and helps the "senior" realtors by helping them take care of some of their paperwork and allowing them to focus on showing houses and negotiations.

    What to do at the Home Inspection?

    Question for eXp realtors. (Commercial)

    Hi all,

    i'm in the final process of getting my license, I should be up and running by 11/1. Since I'm already a full time investor, I don't have much desire to hustle residential listings unless its for investment purposes. I would like to pursue the EXP commercial designation, but would it completely put me into the commercial only world? Ideally I would like to focus on Commercial listings, 2-4 per year. But I'm not against putting together a residential team to work all of the other leads that come in ( I do lots of marketing for investment properties). Do any eXp Realtors here have experience with this?

    Featured In the Media

    Would it be really worth it for realtors to get featured in the media?

    In other words does a realtor really needs to scale their personal online presence in order to gain credibility/reach the level they aim to? Or can/should they simply rely on their traditional prospection/sales skills to become an elite broker?

    I've learned about these new PR services mixed with lead generation, and I'm wondering whether that could ever be worth it or not? (Asking for advices)

    New agent podcast?

    So I'm planning on starting a podcast and am posting here in hopes of finding a few others that would like to join me and be a part of it.

    The concept is a group of 3-4 people in the process of getting licensed/just got licensed in the past month and we will talk through our journey: everything from why we decided to become an agent, the exam, finding a brokerage, getting started, our prospecting techniques, coaching/training we are getting, our first clients, accountability, etc.

    Ideally having 3-4 people, we will have a mix of locations, full-time/part time, different brokerages and diverse backgrounds. Primarily hoping to find a group of friends I can go through the journey with and hopefully share our successes and failures with others along the way.

    I'm planning on it being weekly/biweekly.

    If you have any interest let me know! In the off chance I get a lot of responses, I'm capping it at me + 3 others.

    Is there a way to remove your newly bought house from ALL real estate sites?

    Hi all,

    I bought my first home about 5 months ago and I love it.

    We live on a newly developed road and the address didn't exist on google and GPS, so I added it and have been constantly checking so I can finally start giving our real address instead of the one we've been using for our deliveries.

    Today I found that our house's new address (which didn't exist when we bought it) is showing on dozens of real estate websites as SOLD but still showing all the pictures.

    I'm a private person and not overly paranoid, but I don't like the idea of having pictures of the entire layout of my house accessible as easily as a google search of the address.


    Question: How do I efficiently purge all pictures and listings of my house? It's been sold for months. I want them all removed. Surely this is a reasonable and common request.

    Commercial v. Residential

    Hi there! I just got my license last week and am now trying to decide between pursuing commercial or residential. Any experienced realtors out there willing to share what pushed them one way or another? Any other advice for a newbie would also be appreciated. Thanks!

    Who's Responsible? Agent, Broker, Local Association, National Association?

    I'm having a friendly debate in a FB group about who's responsible for so many shitty agents practicing and screwing clients because of a lack of knowledge and training.

    Personally, I think it's the managing broker's responsibility to make sure the agents under them are properly trained and providing good service to consumers.

    The person I'm debating think's it's the local and national association's responsibility to make sure that a licensee is prepared to provide adequate (low bar here currently) training to a licensee.

    What do you think?

    The tier 1 agents mostly start out as buyers agents ( or rental agents) and transition to becoming almost exclusively a listing broker. How does one know when they are ready to drop being a buyer's agent and becoming a listing agent?

    I am a broker and my career has picked up considerably in the past year and a half. I have a lot of listings. I often spend a lot of time fruitlessly working as a buyers agent, for a client who ends up not buying. These clients are likely buyers, someday... I think I am at the point in my career where I can make the transition to exclusively a listing agent, but, i have a lot of buyers already in my crm, who i've built rapport with and moving on to this next stage I am unsure what exactly to do with them. With all of the uncertainty of our times, im hesitating giving 100+ buyers in my crm away, and plus, they will be sellers some day. Could really use some advice as i'm conflicted.
