    Interested in real estate (texas) ' but you don't look..like a realtor....

    Hi people of Reddit. I was told by a acquittance who is also a RE in my area (Dallas), that I just don't have that ' real estate look' when getting her opinion of me joining the ranks. And she's right, I don't want to so the big hair, flashy jewelry, and colossal heels. But what I do have is 1: MBA 2: been in corporate SaaS sales for 10 years 3: used to speaking to C suite 4: spent 15 years so far in sales, oh which 15 has been spent on prospecting, calling cold calls almost everyday 5: I have excellent self starter work ethic, as have been remote almost 8 years now 6: always exceed quota

    I have some money saved and want to get into RE. I'm burned out on corporate sales, so I want to make the jump. However was told I don't have that realtor female.. Look. I guess she's right. I bank my money, house paid off... I wear jeans and normal clothes as technically a software guru. I look ridiculous hobbling around in heels and layers of make up. My question to you all is :how important is it to look like a miss texas contestant and be successful? Or not?

    HOA requiring pre-estoppel inspection to purchase sign?

    I'm trying to purchase a For Sale sign from an HOA for an upcoming listing. The HOA requires me to submit the homeowners information and address to conduct a pre-estoppel inspection before I can order a sign. I spoke to the HOA president and he said he put this process into place because he was tired of new homeowners pushing back against HOA violations with the argument "I bought the house that way." He said this is to ensure any issues are found pre-sale. Is this standard?

    Earnest Money

    I've got a real tough deal here where the seller wasn't able to get a loan through one loan officer after 30 days of them saying buyer would be approved. Told me she was 100% good After that I suggested another lender who was able to get buyer a loan finally (although buyer complained the rate was higher than the other place quoted but they lied so...) the buyer says they might not be able to come up with closing costs. Closing is this week. Am I wrong in thinking I should go after EM if that happens? It's been over 80 days, buyer got approved and the loan is ready... Does my seller just eat this?

    Selling 2 lots - question

    Not sure if this is the right place to ask or not but I have a question.

    I am not a realtor but I have 2 small lots that are connected that I want to sell.

    Would it be better for me to attempt to sell them on my own or should I just get a realtor? I am also not in an hurry to sell.

    If just on my own. How do I go about doing that? What paperwork would I need?

    The lots are based In Florida.

    What common tasks can I have an overseas virtual assistant (VA) get done?

    So I work full time (actually in CRE) and am starting work on a side project in addition to being a new real estate license owner.

    I haven't had a transaction yet (in SoCal) but have made about 3,000 cold calls and picked up about a dozen or so good leads that I'm staying in touch with. However, it's tough for me to find time throughout the day to make calls since I'm busy with my day job. I'm also finding it tough to build up my social media presence on my instagram/facebook real estate pages. I want to figure out better in bound marketing so I can get more leads while I'm working full time.

    What sort of tasks can I have a VA get done? I've started trying to write down tasks as they come to mind but wanted to ask you fine folks as well.

    Buyers agent cutting commission to help buyers?

    Hi y'all, I'm a newer agent and I'm curious about how exactly it works when a buyers agent cuts their commission, in order to help the buyers get the overall price they want? I have my broker and mentor to bounce this question off of, but I enjoy hearing how other Realtors deal with this. With the first several deals I've done, this hasn't been brought up at all, but I'm representing my parents on this deal and would really like to be able to give them a rebate. Also, is there a way to write it into the contact or addendum so that the seller would see it? TIA

    Buying A Home That’s Listed as a Townhome and Lender’s Appraisal States its a Condo?

    Is this something that's common in home buying? We are currently in Escrow for a home we thought was a townhouse, got a nice flat 3% interest rate, and were closing in on completing everything on our end when our lender got back to us with his appraisal report, and says it's a condo.

    This is a pretty major deal for us, because we wanted to own the land our home sat on. It also raises our rate to 3.125% and added in another ~1600 in costs that are due now and at closing.

    Is this something that's common during escrow? Our realtor says often times townhomes get appraised as condos. But we feel we've been lied to from the Seller's end.

    Just started real estate classes. I have a prior dui & driving on suspended from 6 years ago. Will I still be able to obtain my license?

    Hello all! I just enrolled in real estate classes and I am so so excited for what the future holds in this career path ! I have been wanting to pursue this for about 2 years now. I just turned 25 and when I was 19 I got arrested for driving under the influence of alcohol. About a year later I got charged with driving on a suspended license. I was irresponsible and immature at the time. I now realize how much this is coming back to haunt me. I've grown so much in these last few years and I want to follow and reach my goals. Could this possibly keep me from getting my realtor license ? Also , I never completed the dui classes. I am taking them now.

    Has anyone been getting calls from the SBA saying you're approved for a loan and then signing on and finding out you're actually not?

    I had been ignoring the calls from the SBA the past few months because I thought I was originally not qualified to get the loan as an independent contractor. They call me again today and this lady is telling me that I'm qualified for the loan and that I just have to sign on the website and even if the recommended amount isn't enough I can just up the loan and ask for more.

    I sign on and it says I'm eligible for 34k and I'm like holy shit. I just had to answer some security questions and then it sent it to process. I forget about it for like an hour then come back to see if the website had an estimated time to get paid and I see it shows declined.

    At first I thought it was an error since they didn't ask me any additional qualifying questions about the loan - it was literally just security questions. I called them up and she said it was declined in her system but didn't know why. Has anyone dealt with this before?

    18 Year Old Real Estate Agent.

    I am an 18 year old and I have my state exam next week. I am lucky to be getting mentor by an agent whole sells over 4 million in real estate. In my area that is very good (for reference he is top agent in brokerage which has hundreds of agents). However I am so scared to not go to college first. I have a full ride to 4 year university in Florida. However I really want to pursue my dream passion with real estate. Should I continue to drop out of college and work under my mentor to become a full-time agent?

    What is the perfect brokerage?

    I'm launching my own brokerage in Texas. I know most agents just come up with a name & logo then call it a brokerage. I'd rather take sometime to develop a strategy to position mine the right way.     What features or finishes seem to increase Condo sale price significantly?

    As title states, I am interested in what types of things you are seeing increase sale price of Condos in your areas. I'm specifically interested in mid price (roughly $400k in my market), but anything you can contribute would be appreciated.
