    Like come on! I get it, it's not everyone's cup of tea, but when you have to contact an agent (or worse, their big brokerage call center, who says that they haven't been given the OK by the agent to schedule showings) who may not respond, doesn't respond for half the day, or just tells you "call (brokerage call center)" and you have to say that you did but they didn't allow it because of the agent..

    Like come on. Sellers can have showingtime and accept/deny any showings they desire. Why. Why do we still have to contact agents like it's 2002?

    Sellers want to sell 11 acres in Ohio and I surprised them with the fact that there's at least 1/4 of the land considered wetlands. What should I do?

    I get a listing call from someone that purchased a piece of land as-is at auction last year in order to build and due to coronavirus they need to sell. They were hoping to make a profit and asked me to value it. I find a map layer on county GIS that shows a good chunk right in the middle of the back half wooded area is designated "wetlands". I find and confirm this on USF&W website. This is a new situation for me, so I do a listing presentation over zoom and ask them if they knew about this and they were stunned to find that out. They were never disclosed this fact and I'm the first to bring it to their attention. That was a bit awkward. This would basically take this 11 acres to maybe 8 acres of usable land split up. I didn't ring the alarm bells and say I'll find out more and get back to them since I'm no expert on the matter. This area that is wetlands did have perc testing for septic done by the previous owner, so I wonder if they would have tested it if this was a protected wetland. I don't know where to go next, I will call around in the morning, but I thought maybe this crew can point me in the right direction since I can't think of the first person to call. I want to learn more about this situation, is this going to impact their buyer's use of the property? I've posted pictures of the maps at the link.

    When is the best time to negotiate commissions when trying to find a realtor?

    First investor client

    Just took on a client looking for a single family investment property in a suburban SE market. Any tips from some of the seasoned investor agents out there on how to provide the most comprehensive comparisons between properties including cap rates, passive income etc...?

    What are the most important metrics? How should this info be tracked and then presented? I was thinking a simple spreadsheet but would love advice on other methods.

    Agents: eXp or no?

    I'm an agent and looking to jump off of my team and go at it on my own. I would have a mentor as I'm only 2 years in and feeling mostly stable in how to manage things. I've done a lot of research into exp so I understand it's not a pyramid/MLM, but I worry about the notion that many others have that it is. I hate being perceived as salesy, pushy and am concerned that it might turn some people off. With that said, the numbers and benefits (100% commission after cap, stock share, health insurance option) alone without the revenue share seems too good to turn away. Needing more insight from both sides of the aisle. . . input appreciated!!

    So close but so far

    Currently, I am really interested in a house in a great neighborhood that is perfect for our family of 3 soon to be 4. It's listed at $275k and we went in at $285k only asking for the seller to pay $5500 in closing costs(roughly half). We even wrote a letter to try and connect with the home owner. Still haven't heard back. Any tips or tricks on how to seal the deal in a sellers market without cutting the closing cost option out of the deal? By the way 30 Year VA Loan.

    Has anyone ever had a real estate agent show you a house and you really like it? Your agent tells you everything is amazing, and to make a offer.

    After you make a offer and have a inspection....

    During the inspections they find several different things wrong. So many different things it makes you uncomfortable with your decision on buying the home...

    If all this is bad what is going to be bad in 2 years 5 years 7 years????

    Do you still trust the agent that led you down the wrong path and wasted so much of your time?
