    Improvement vs Gentrification

    This is clearly a big question, but how do you improve neighborhoods without gentrifying them?

    By gentrify I don't necessarily mean in the technical sense of the word (changing to meet middle class preferences), but more so forcing poor ppl out and changing the character of the neighborhood.

    If property taxes rise as values increase, then is there really a way to improve a neighborhood that doesn't increase the cost of living (monthly taxes), and eventually forces ppl to sell?

    Does improvement generally cause more demand, which causes price to increase? In other words, is this issue inherent to market dynamics?

    Improvement can also mean lower crime, neighborhood activities, cleaning public spaces, etc, its doesn't need to be just property improvements.

    I'm trying to sort this out right now, any other thoughts are much appreciated!

    First property, 560k duplex, 20% down, biting off too much to chew?

    Hello,

    I know every market is wildly different, and everyone's situation is unique. Just trying to get some feedback from all angles.

    2 year old modern duplex, 2b 2b + 3b 2.5b, both have attached 2 car garages and individual private fenced yard.

    219$/sqft

    The 2b 2b is rented to a good tenant who has always paid on time for 1250/mo. Seller wants to remain in other half and pay 1800/mo in rent with short term lease included in purchase agreement.

    So 3k in net rental income.

    Assuming purchase price of 560k with 112k down.

    No HOA, 150/mo in water/sewer/trash for entire duplex, 200/mo insurance, 300/mo in property taxes.

    Finance around 3.5% would put principal + interest around 2k/mo.

    Would it pass the sniff test for those of you who may have a few under your belt?

    Parents willing to help with starter duplex that I will be living in - how to proceed from here?

    Bit of background - I am a 27 y/o male who makes ~35-40k/yr in a medium size US city. So, fairly poor as hell with some decent savings from living at home for few years before moving out. Full disclosure upfront, I have very wealthy parents. I am fully aware of the unfair privilege this gives me out of the starting gate.

    Anywho. This whole situation started when I mentioned moving in with my girlfriend of 1.5 years and apartment shopping. Parents noticed a small cheap house nearby they wanted to purchase for us and have us rent from them on the cheap and do some improvements here and there. Decent investment for them, helps us out a lot.

    House was purchased before we got a chance to look at it. Turned out to be a good thing because I've had some time to think about it.

    I am now considering going with a duplex, and renting out the other half. Parents would be buying in cash, and I'd pay the "mortgage" to them every month. My reasoning is that I'd much rather be able to live "rent free" aside from upkeep expenses and save money that way. Budget is 200k or less.

    With the girlfriend in the mix I want to make sure this isn't a stupid move. We lived together during the two month lockdown in VERY close quarters and it went extremely well. We have a great relationship and don't fight much at all, so I'm not worried about the relationship failing, although I recognize that there's always a chance and no one ever predicts the failure of a relationship.

    I know, legally speaking, it is dumb to buy a house with someone that you are not married to, but this isn't exactly that.

    Is the best setup to have her pay me very small rent each month? Have her pay nothing since the rent from the lower unit will be covering costs?

    What other resources do I need to do some studying up on before deciding to go this route? Should I not be doing this with parents assistance - are there reasons that'd be a dumb thing to do? Is this a situation that is potentially too messy, or a setup that I should definitely capitalize on?

    Curious about elderly tenants

    I'm finishing up the rehab on a duplex unit and have an elderly couple who are friends with the tenant next door about ready to apply. I did a walk through with them, and the gentleman had trouble walking up the sidewalk steps to the porch and then with the stairs to the 2nd floor.

    While she's is in great shape, I'm worried that she is the dominant one and not seeing how he's struggling. So I'm also worried about him falling down the stairs or steps.

    Maybe I'm being paranoid?

    REI vs. Traditional Retirement Advice

    I'm very new to REI and was wondering how real estate investors prioritize various retirement accounts.

    Obviously, it takes a decent amount of saving to come up with a down payment for a property. In your opinion or experience in your own REI journey, do you still prioritize traditional financial advice of maxing out retirement accounts such as a 401K, Roth IRA, HSA, etc..? Or do you try and use extra money to buy properties and eventually just live off of cash flow? What's your retirement plan look like? Currently, I max out my Roth IRA and contribute the minimum (6%) to my 401K to get the company match. Would it be a good idea to take my extra savings and just put that into a "down payment" fund on a rental?

    The answer will probably be different for everyone based on their situation, but was just curious about how people prioritize different types of investing, especially in the beginning, when you are trying to raise money to acquire properties.

    Storage Unit Owners Insurance Requirements

    I've come across a deal for a 68 unit storage unit property for $375k that I'm very interested in. I'm VERY new to real estate investing, and I've searched this sub and found some fantastic and very encouraging information. However I haven't seen any discussion of what type of insurance the property owner would have to carry on these types of properties. What insurance should I look into for something like this?

    What would be the best way to make money in property with £300,000?

    Born and live in London, UK but have dual Spain and USA citizenship. I've only just thought about how I will go about investing in properties (it's money my mum will leave me and she has explicitly stated that it is only to be invested in property for me to live in or to rent out or whatever).

    I literally know nothing of the market but I like the idea of getting a comfy modest house somewhere in the states while I work as a teacher but now I'm thinking I could buy a property somewhere, rent it out and make even more money from it.

    As you probably can tell I am a complete noob at this in the realest sense of the word and am just trying to get my bearings/ideas flowing for what can be done with such money.

    Are there any US states in particular where it's best to buy property or rent out. Is renting out a small apartment in Spain or one of the Spanish islands and letting that pay for a bigger house in the States an option?

    Sorry if I come across as retarded but I basically am when it comes to all things real estate/property etc - guess I'm just asking what you would do in my shoes?

    Short Term Rental Metrics

    If you own a short term rental how do you obtain occupancy rates by month for your target area and how do you go about finding comparable rental prices? Any other metrics you think are absolute must considers?

    Do I need Landlord insurance?

    First time landlord in NJ. Renting out my first home, I have homeowners insurance and require the tenant to have renters insurance.

    Landlord insurance quotes have been almost double what I pay for homeowners.

    And then refinance later obviously. But the thing is the money is in my Chase account and I am not living in the US anymore. Chase says there is a default daily and transaction limit to send wire transfer online of $25,000. House would be around 220k.

    New construction, Class-A multifamily deal syndication

    I know the bulk of discussion here tends to lean towards single family rehabbing and small multifamily buy and holds but I was curious to hear if anyone has experience with syndication, whether from the LP or sponsor side.

    I would love to hear about the structure of the deal and if you have gone through the whole cycle, how it actually turned out. I have a fairly healthy portfolio and have a strong background of rehabs and lower unit count new construction.

    Until this point I have financed nearly all of my deals through conventional means but I am now starting to look at some deals that would be prime for syndications. I could do them myself but I would be spread pretty thin financially. I can confidently raise the capital for the types of deals I have been looking at which is what is driving this interest. I guess I'm just looking for any insight from deal/return structure to managing investor relations.

    Where do I start ?? 20 and making 63k a year and going to college full time.

    I really want to get into real estate. I've tried getting loans on houses ,but I don't have the required 2 years of income that they require. I just recently (3months) got a job making 58k a year as a IT Admin. I live in Oklahoma so land and houses are very cheap. Should I just save up and buy rental houses when I have the cash in hand? Or should leverage debt? If I should leverage debt do I really have to wait 2 years to be able to qualify for a loan? I'm sorry if this is an annoying question, I'm just trying to learn the process. Thanks for you help!

    Budget Renovation help!

    Hey guys, looking to renovate a condo I'm purchasing to rent out. Does anyone have any good budget renovation tips in terms of being medium quality on a budget price? The asset is a B class asset so the renovations do not need to be full fledged granite countertops and nice tile.

    • Countertops
    • Appliances
    • Rip out carpet for laminate style wood flooring

    Random letter offering to buy my land?

    I bought a piece of land in a city on the West coast about a year ago and I just received a letter from a company offering to buy it for about 65% more than what I paid for it as a cashiers check. This feels like a scam, and my instinct is to ignore it, but does anybody out there have any experience with unsolicited offers like these?

    Buy two cheaper or one expensive investment flat?

    I'd like to invest some money in real-estate. I know it's impossible to give a general advice on this, but still, I'd like to know your opinion. I live in an ex-communist, Central-European city, where I expect real estate prices to jump up in the near future, as it happened a few years ago in near Prague. (It's not so important why, but the reason is that there are for now enough brownfields near the centre to build on. But they are running out and soon, the offer of new flats will not be so big.)

    Is it more reasonable to buy an expensive flat in a newly built highrise in the downtown, or two, cheaper flats, still relatively close to the city center?

    Best financing options for investment property repairs?

    Looking for some advice, I want to do some renovations on my investment property that I own outright (315k equity). With some minor renovations I believe the market I am in can support a $300/month additional rental price. I've been reading that I won't get a heloc loan because it's a rental but will talk to the bank of Friday regardless. What are my best options? Looking to borrow 10-15k and already have bids in hand.     HomeServe Service Line vs Insurance?

    Going under contract on my first rental and my realtor/investor friend mentioned I need to get exterior service line insurance.

    This seemed to add about $60 to my quote, which isn't bad. But when speaking with another agent getting a quote (who mentioned they are a landlord) they recommend I get a standard policy (save the $60) and go with HomeServe for the exterior service line. After looking at their website, for my zip code atleast, it looks like I can get the plus for only $12.

    The agent even mentioned to me HomeServe has no deductible so its even better what they can provide.

    Does anyone have any experience? Would love to hear what I should go with.
