Posted: 13 Oct 2020 07:36 AM PDT I don't have room in my primary for all my tools, and it seems foolish to have a storage unit (90$/mo) for all my tools and have to go back and forth. Thinking of just grabbing a van for cheap to keep and store them all. My van would be out of sight of the street so I'm thinking I could be safe with it. How to get started with hard money or private lending? Posted: 13 Oct 2020 07:44 PM PDT How exactly do you get started in private and hard money lending as an individual? What are the best ways to protect yourself and your money? Is it as simple as having a lawyer draft up the legal documentation? I have an opportunity to lend money to a friend who is trying to wrap up his first flip. The contractor is dragging his feet and there are a few additional items he would like to accomplish ahead of schedule to list the house on the market ASAP. Unfortunately,, they are outside the budget of the construction loan/mortgage that he has. I loaned cash to him a few months ago to close on this deal after some financing on his end went south last minute. He's a good friend of mine, so that was more of a handshake agreement and we didn't draft up any paperwork for the deal. Everything went smoothly and I was repaid in 3 weeks time. This time around he is looking for a much larger sum of money to finish up the renovation on this house. It was actually his suggestion to go about it more legitimately and have some kind of legal documentation and protection behind this transaction. It's a possible future business avenue we have discussed and this isn't the first lending opportunity I have come across. I'm not really sure where to begin with this type of thing. Are there any private or hard money lenders on here that could chime in on how they got their start and that could offer some valuable advice? [link] [comments] |

How worried should I be about record high home values if the deal cash flows? Posted: 13 Oct 2020 02:35 PM PDT How much will my rental revenue be hurt by a downturn in the market? Obviously depending on the reason for the drop in home prices, people might also be losing jobs and you may have vacancies and late payments. When I'm looking at a long term buy and hold deal, if it would provide say 15% cash-on-cash return, should I be worried about buying during record high home prices? I imagine if you're working with high enough cash on cash returns and investing in a market with diverse and durable industry, things would have to get pretty bad for the rents to fall too far but I wanted some more opinions on how correlated the two are [link] [comments] |

I'm extremely green and just haven't really seen this before. I have the OM and models that show the assumptions and waterfalls, but would like to know what other things I should really be aware of besides IRR. Question about "Second Home" Mortgages Posted: 13 Oct 2020 09:22 PM PDT So, I know that some people will use a "Second home" mortgage to purchase a distant home that they will use as an AIRBNB investment property. I'm aware of the rules, that you must intend to spend time in the property a certain amount of days per year. ...... My question is, can rental income from other properties be used to qualify for the "Second Home" mortgage? (E.g. if I have 3 rental properties making cash flow, is that considered when calculating my DTI when purchasing a second home.) ...... I have a billion questions related to tax issues (I live in DC, so investing out of state), business structure (LLC or not), financing options, etc. I'm meeting with my Dad, who is a realtor, in about a month to go over some property options, but would like to start getting other things in order. HELOCs for Investment Properties for SFH in GA Posted: 13 Oct 2020 05:42 PM PDT Hi All, I am an investor in the Atlanta GA area with 8 SFH properties that have some equity in them that I would want to utilize with a HELOC. My properties all have 1st mortgages but trying to find a way to get a HELOC on top of the 1st for the investment properties Ideally I would leverage my 1st and 3rd property because combined my mortgages are 70k but total value of both is 320k. Would just get the HELOC under these two. I've called a couple of banks and have gotten "No's". To save anyone else who is looking time I've listed the banks in GA who have rejected me. Does anyone have recommendations on where I could look? Could a Commercial Lender potential help me? Anyone familiar with FNMA HomeStyle Renovation loan for refinance? Posted: 13 Oct 2020 02:25 PM PDT Central New Jersey here. I have a duplex I bought ~3 years ago with conventional FNMA 30Y. I am looking to gut renovate it and came across the HomeStyle loan option. Has anyone worked with this loan in a refinance rather than purchase, since I already owned it for 3 years? Also, what kind of rate can I expect in this type of loan for an investment property? Is it going to be ~5% like a conventional investment, or 8-10% like a HML (I guess not), or in between? Will refinance (if possible) make a difference in rate vs. purchase? Just need a rough range. Also calling the financing expert u/aardy who has helped me a couple times here already! Thanks! Want to refinance at these rates, can't get past DTI Posted: 13 Oct 2020 02:01 PM PDT Hey all, I own 5 SFHs and recently quit my job to finish up my PhD in the next year or so. My properties are financed at around 4-5%. I'd like to get these 2.25% rates being offered, but since quitting my job and based on how depreciation tanks my taxable income, I can't seem to qualify for a refi. I assume everyone plays the game such that depreciation/expenses makes us show minimal income, if not losses, on paper; so, how do people refi if they don't have additional W2/sched E income?
